IntroductionThe 5-star design hotel "Roomers" is the center of abuilding complex built near the Festival Hall in Baden-Baden. The hotel, with 130 rooms and suites, surroundsa large piazza, together with a medical center with 15specialist practices, an apartment building as well as atwo-story underground car park with 200 parking spaces.

With his interior design, the renowned Italian architectPiero Lissoni materializes the visions of the investors andoperators. The owner F.B. Wagener realized a projectwhich merges with the city and the Festival Hall. The areacontributes positively to urban development and givesnew impetus to the district as well as the entire city.

RequirementsAll 130 rooms and suites of the design hotel includeintegrated room management, which interacts intelligentlyand uniformly with all of the building technology andamongst each other. The guest has access to allapplications in his room immediately after check-in. Theconference rooms are equipped with position recognitionin the partition walls and are operated via tablets.

The interaction and communication between the room andbuilding control as well as the hotel booking systemOPERA make sure the guest is greeted with a welcomingscene made up of a pre-set atmosphere created bylighting, sound volume, air conditioning, and open sunshades. If the guest checks out, the room is automaticallyreset to an energy efficient "unbooked" status.

SolutionThe client-implemented system OPERA, as well asSuite8 by Oracle/MICROS-Fidelio, both have a BMSinterface, a so-called Oracle Hospitality Suite8 BMSInterface. The CentraLine partner PGA implemented theinterface for building and room management with theCentraLine AX system as well as the Fidelio driver. Thecommunication with the primary controls for heating, airconditioning, and ventilation, as well as fire dampers,were realized with BACnet/IP.

CentraLine-partner PGA installed a total of 25 EAGLEcontrollers. The BACnet controllers communicate withboth the supervisor as well as third party systems.Together, the systems execute complex automation tasksamong each other. The hotel booking system OPERA isintegrated via a HAWK AX BACnet interface for ORACLE-MICROS-Fidelio. Altogether, over 165 BACnet controllersin 160 ISP/subdistribution boards were installed in thefacility, with over 24,000 data points from variousprotocols, such as BACnet, M-BUS, Modbux, KNX, orDALI.

Customer valueThe design hotel now has a demand-based, ultramodernbuilding control system which reduces energyconsumption and saves operation costs with theintegration of the hotel booking system.

The ultramodern building management meets the highdemands of the 5-star design hotel. Since the room controlfor all 130 rooms communicates with the booking system,the guest benefits from an easy and intuitive control of allsystems inside his room and the hotel operator from anintelligent, resource-saving, and uniform communicationamong the building technologies. Over a web front,BACnet provides the facility management with allinformation about the deliverables. This not only allowsfor a quick and reliable reaction in the event of an alarmbut also the universal operation across all applications.

Over 160 high-quality cabinets and electric distributors fromCentraLine-partner PGA are spread throughout the building complex.
