Jazz engages our passion for life and awakens our creative soul. The Social Jazz Center harnesses musical forms to invigorate the space and energize the community.

The Social Jazz Center consists of three building components. The tower (dark grey) and the performance complex (orange) are joined by public space (light grey). The tower is available for lease. The public space, located along the riverfront, allows musicians to create, share and engage the community. Combined, the office and creative space provides a vibrant mixed-use district.

The Social Jazz Center is located in the Innovation District in downtown Boston. One of the project goals is to connect the Social Jazz Center to surrounding district amenities, such as the Rose Kennedy Greenway located across the channel. The Jazz Center’s design enables movement and flow of pedestrians within the neighborhood while acting as a point of destination.

The Experimental Theater, positioned along the boardwalk, has wall panels that can transform to accommodate performances. Depending on the type of the event, the folding walls allow concerts on the front boardwalk, the atrium, or both. The space can be used for various functions to occur simultaneously, such as a concert and a Farmer’s Market. The functionality of the hall creates a dynamic space that generates a social hot spot and energizes the developing Innovation District.

The Social Jazz Center’s media wall, oriented toward the waterfront, is designed to interact and connect with the Rose Kennedy Greenway, located across the bridge. The vibrant colors and images depicted on the wall provide a sense of space for patrons and spectators.

The Theater is designed to provide a high quality acoustic experience. The Autodesk Ecotext acoustic simulator was employed to design ceiling panels that will e�ectively disperse sound throughout the entire theater.

The structural diagram illustrates the use of a hybrid construction system consisting of mainly concrete for the theater and steel for the o�ce tower.

Design Question: Can my team design a multi-tenant net-zero energy o�ce building within de�ned budget constraints of 90 dollars a square foot?

The design project explores di�erent methods, which evaluates energy consumption and sustain-able measures, including ASHRAE, LEED, and Living Building Challenge. Design features of this project include building orientation, maximizing daylight, water management strategies, e�cient wall systems, tenant layout, and building operations. Located in a research park the o�ce building aims to attract sustainable-minded startups. The archi-tecture and green design will help it reach this goal.

The long and narrow building design allows for e�ective daylighting for �rst and second levels. This scheme provides �exibility to arrange for tenants of various sizes while maintaining an e�ective use of space.

The organization of the space allows for private o�ces along the north side of the building. The interior glass partition walls allow the congruent o�ces to share natural light from the open o�ce area placed along the south side of the building area.

The building design incorporates wall systems constructed on a four-foot module, allowing it to accommodate standardized building materials. This allows the exterior construction to be e�cient and cost e�ective.

To achieve maximum e�ciency, the wall system is designed to maximize natural light and minimize thermal conductivity.

The north and south wall systems are individualized to accommodate the buildings orientation.

The south wall, shown above, is designed to encourage daylighting and the added shading prevents glare and control heat gain.

The north wall system uses an insulated channel glass to allow for some daylighting of the hallway while main-taining a higher e�ciency compared to standard glass.
