Parks update
We have seen a number of the larger groups carrying out sale and leaseback transactions at very low yields (sub 4% has been reported) to ground rent investors on long term leases. This trend is likely to continue whilst interest rates remain low and is a means for investors/operators to achieve an excellent return on a part of their investment, whilst maintaining a healthy profit margin from the business. These deals are more prevalent on the larger, mature parks with the best operator covenants.
In the park home estate market, park prices in the South East and other residential ‘hot spots’ have continued to increase
reflecting the higher prices and margins from sales/potential sales. Development pitches in the South East have been particularly buoyant and reflect the profit margins which are available from development and pitch fees with some vacant pitches making in excess of £100,000 per pitch. In the rest of the country, the market has been more subdued with fewer purchasers seeking opportunities.
The outlook for 2018 is probably much of the same but with a more cautious outlook for the longer term as much will depend on progress with Brexit negotiations and world growth.
As we enter the New Year and look back at 2017, we have continued to witness increasing demand for holiday parks with new investors and existing operators competing for the few opportunities which have been available. All sectors of the market appear to have traded well again in 2017, although a number of operators reported a reduction in caravan and lodge sales’ volumes and margins as the 2017 season progressed. This probably reflects the UK economic and political outlook with the number of uncertainties increasing as 2017 progressed and a downgrade in the headline GDP figures for 2018 and beyond.
