Compacted Subgrade, Scarify to 6" Depth
and Recompact, Type B Compaction
GENERAL NOTES:
1. Contractor shall protect all above and below grade existing utilities, paved streets and
other items to remain, including any not shown in the plans. Contractor shall notify the
Owner immediately of any major conflicts between the drawing and the existing
features. Damage to existing utilities, paving or other items shall be repaired by the
Contractor at his expense.
2. Location of underground utilities should be considered as approximate only. It is the
responsibility of the Contractor to contact each utility company or Iowa One Call for
location of existing lines in or near the construction area.
3. All improvements shown shall comply with the City of Davenport Construction
Specifications, Latest Edition and with the Standards of the Iowa DNR, Latest Edition.
Contractor shall follow requirements of the City of Davenport Construction Site Erosion
and Sediment Control Program and the State of Iowa Construction Site Erosion Control
Manual.
4. All construction debris shall be disposed off properly off-site.
5. Topographic survey was performed by Shive-Hattery Inc.
6. Contractor will be responsible for providing construction layout for all grades. Electronic
files are available for layout purposes. However, printed plans and specifications shall
govern.
7. Immediately notify Engineer of unexpected subsurface conditions. Discontinue work in
area until notified by Engineer to resume work.
GRADING NOTES:
1. It is anticipated that the native topsoil will be suitable for use during final grading. Strip
and stockpile the existing topsoil on-site for final grading. Amend existing topsoil as
needed as set forth in the Davenport Storm Water Manual Chapter 9. If existing topsoil
is determined to be unsuitable, Contractor shall provide suitable topsoil from an off-site
source. Imported topsoil is an allowance item that requires pre-approval from the Owner.
2. Native topsoil shall be retained in an undisturbed state to the maximum extent
practicable. Protect areas where grading is not needed to prevent over-compaction.
SITE LAYOUT NOTES:
1. All dimensions shown are to edge of pavement unless otherwise noted.
2. All elevations shown are to top of pavement and top of curb unless otherwise stated.
3. All sidewalk areas shall have a maximum cross slope of 2% toward the parking lot.

1. Owner Contact Information: Davenport Community School District
1008 W. Kimberly Road
Davenport, IA 52806
Ph. 563.386.3351
Joseph F. Reagan, PPEL Project Manager
2. All predominant soils existing at the site area 4162C - Downs-Urban land complex, 2 to 9 % slopes, and are
made up of silt loam to silty claim loam; well drained with high available water storage in profile; Runoff Class -
Medium (Natural Resources Conservation Service Web Soil Survey).
3. Bio-retention cell is sized to accommodate the water quality treatment of runoff from all proposed and future
paving shown in these plans.
4. Inspections
a. Inspect basin as needed and after major storms to ensure the basin is draining within 24 to 48 hours.
b. Storm water management facilities shall be inspected as appropriate at least annually for settling, erosion,
sediment accumulation in the cell bottom, and the condition of the grass turf.
c. Each inspection shall be documented in a report to be kept for 5 years and made available to the City of
Davenport, if requested.
d. An updated “as-built” survey plan shall be submitted to the City every 5 years to ensure the facility continues
to meet design requirements. A requires for a waiver of the 5 year “as-built” submittal may be granted
provided the requirements of the waiver procedure are met per the Davenport Storm Water Manual.
e. Permission shall be granted to the City to enter the property to verify that maintenance is being conducted in
accordance with approved maintenance plan.
f. In the event that maintenance is not provided, the City shall notify the owner and set a reasonable time for
the owner to complete the specified maintenance.
3. Maintenance Schedule
a. If bio-retention cell contains plantings, prune and thin out plants in fall and spring. Remove weeds
throughout the growing season, preferably by pulling or trimming. Replace plants when needed.
b. Replace mulch when erosion is evident and/or weed growth is excessive.
c. Remove trash and debris as needed.
d. Inspect grass swale semi-annually for erosion or gullying and re-seed as necessary.
e. If trees and shrubs are present, inspect them semi-annually to evaluate their health and remove any dead or
severely diseased vegetation.
f. Inspect inlets annually for standing water and clean subdrain as necessary.
g. Replace modified soil layer when ponding time exceeds 48 hours.
4. Provisions for Unscheduled Maintenance: Contact owner for maintenance and repairs.
5. Estimated design life: Perpetual.
6. Costs associated with the design including replacement cost: Nominal.
7. See attached Erosion Contol Plan for existing and proposed drainage patterns.
