Harwell’s garden will be featured in the sixth annual Edible Land-scaping Tour on July 21. The tour, which is organized by Common Ground in Palo Alto, will showcase 10 gardens that emphasize growing food. A myriad of plants occupy Harwell’s garden because Cool uses the garden’s produce in her restaurants. For this reason, the size of Harwell’s garden is much larger than the average residential bed.

“The amount of food we grow here would be ridiculous for a nor-mal garden,” Harwell said with a laugh. Inspired by Cool’s need for varied produce, Harwell has made sure that the garden has many dif-ferent components ranging from berries and an orchard to leafy greens and a bee enclosure. Al-though the layout of the garden was already set before Harwell arrived, he made several adjustments like changing the irrigation system, re-locating plant beds and expanding the orchard. However, he is most proud of how he has integrated each element to give the space a feeling of cohesion.

“I constructed a chicken coop, but I also built a ‘chicken tractor’ (a rolling, wagon-like device chickens sit in). The chickens get in the trac-tor and I take them to the orchard

where they eat down the weeds around the trees. They get to eat something besides dry feed and the manure they produce helps the trees grow. I love developing connections between things and I think the con-nection between the fruit trees and the chickens are a perfect example of developing that connection.”

Harwell, a Palo Alto native, has enjoyed gardening as a hobby for the past 18 years. As a child, he be-came hooked on gardening when he helped his mother plant seeds in her community garden plot. This expe-rience nurtured his love of planting crops and his admiration for nature. Because of his love of nature and the outdoors, Harwell planned to become an environmental research-er or ecologist while continuing to pursue gardening as a hobby. How-ever, he never considered garden-ing professionally until he studied abroad in Kenya in 1994. There he helped local farmers in Kitalle, Ke-nya, return to cultivating traditional crops and growing organically as part of an independent study proj-ect.

“I was amazed and inspired by the Kenyan farmers’ knowledge,” he said. “I realized being a re-searcher wasn’t for me because I just wanted to garden.” Inspired by his experiences in Africa, Har-well worked on farms in Vermont, Arizona and later in California. He returned to the Bay Area in 2002 to manage the Stanford Community Garden; he also managed the gar-den at Common Ground.

Despite his experience, Harwell faces daily challenges when caring for his garden. Because each plant thrives in a different environment and each has specific needs, he claims it can become hard to per-fect the timing.

“It’s all about the timing and ad-justing to conditions like the soil moisture and location,” Harwell said. “Even though the skills are

the same, you have to adapt them to different climates and condi-tions. For example, growing beans in Vermont can be very different from growing beans in Arizona be-cause the timing and location are so different. It’s easy to keep plants alive but you have to have the tim-ing down to make them thrive.”

Despite these challenges, Har-well personally feels the positives of having a garden far outweigh the negatives. “(Gardening) teaches you to value and work with what you have; it’s how I cook, and it has allowed me to create an ideal job for myself. I love seeing everything come together and it’s a sharing ex-

perience.”Harwell shares his gardening ex-

pertise by teaching. The class Har-well teaches at Common Ground, called “From Design to Harvest,” is a five-week course that covers everything from planning planting cycles to landscape planning and reading soil. “(The class) is really fun because students come to class each week with questions because they got to experiment. I really like the feedback and the whole system of trial and error is cool because you don’t usually get that.” Harwell also taught a program for participants in Stanford University’s teacher train-ing program (STEP) on how to inte-grate gardening and the harvesting process into curriculum.

In addition to teaching and build-ing connections, Harwell enjoys the health and environmental benefits of edible landscaping. “I think gar-dening can be a great way for people to change their lifestyle and live in an environmentally conscious way,” he said. “The beauty of the work is being outside all of the time, in the actual environment. By creating an abundance (of plants) for ourselves, we’re making the habitat around us nice as well.”

Patricia Becker, Common Ground’s director and the tour’s organizer, echoes Harwell’s senti-ments and hopes the event will in-spire people and make them aware of the many benefits of growing their own food.

“You have the opportunity to grow your favorite foods, improve

your nutrition, connect with nature, and share with others,” she said. “It’s also joyous to see something grow.

“I think (Harwell’s garden) is magnificent,” Becker said. “(His garden) is diverse, abundant, ex-perimental, productive, and fun.”

Even though Harwell enjoys the fresh produce he grows, he believes the most rewarding thing about his garden is the “real” connection he gets to make with both the land and people.

“I really enjoy passing my knowl-edge and skills along to my daugh-ter,” Harwell said. “She comes out to help with the harvest and I just love the real connection we get to share while we’re outside. Life is all about connections like that.”

New real estate column debuts

A new column focusing on local real estate issues and trends begins this week. “Real Estate Matters” will be written on a rotating basis by four local real estate profession-als selected by the Weekly from among those who applied: Wendy McPherson, manager of more than 145 agents for Coldwell Banker and 38-year resident of Menlo Park; Mi-chael Dreyfus, broker and founder of Dreyfus Properties, a Palo Alto resident and an attorney; Nancy MacLeod, founder of an indepen-dent brokerage called Homes2Buy.com and a native Palo Altan; and Michael Repka, a real estate and tax attorney who is managing broker for DeLeon Realty in Palo Alto.

The four columnists were se-lected from those real estate agents and brokers who applied for the op-portunity by submitting sample col-umns, ideas for topics and a descrip-tion of their areas of expertise.

“With real estate being so impor-tant to most local residents and such a large part of our local economy, we are pleased to share the opinions and analysis of these industry lead-ers,” said Weekly real estate editor Carol Blitzer.

Multiple offers are back in play in our high-demand, low-supply residential

real estate market. Before you make the leap into competi-tive bidding on a property you should do your homework and show up prepared.

Here are some tips on how to play the game, and not let it play you:

Decide whether you’re going to play at all. Auctions are not for the ill-prepared and faint of heart, and that is what this is, an auction. Understand that bidding is an emotional, time-consuming process. Can you make that per-sonal investment and keep your sangfroid, your ability to walk away if the bidding doesn’t go your way? You may have to do a lot of work for nothing. Decide in advance whether you have the metal to play and lose.

Know where you’re going to stop. Have a price in your head. Be prepared to go to that value, and then put the paddle down. No you won’t be holding a real paddle when you press send, but the urge to bid simply to win

will feel very real. Don’t give in to it. Bid within your preset l imit. Any experienced auction par-ticipant will tell you never

go into an auction without hav-ing a stop price in your head. Value first, and value last.

Get a strategy. Many times, you can get the property for less than your stop price. Study the recent market and the patterns of overbids. Your competitors will be doing the same, and it will define their behavior. Cre-ate a bidding strategy that steps outside of the established pattern and you could acquire the prop-erty for less than your maximum price.

Good strategies come from understanding patterns of hu-man behavior. Say the ask is $1.2 million. What amount did similar houses eventually sell for. Should you expect the price to be 2 percent over, or 20 per-

cent over? The clues are usually there, if you take the time to look.

Tailor your offer to win. Con-tingencies and terms are the name of the game here. The less contingencies and the shorter the close date, the better you look. In other words, it’s not all about money — it’s about making the seller’s life easier. Do your due diligence on the property before you make your offer, so you can omit a physical inspection con-tingency.

See it through the seller’s eyes. Are they likely to agree to an offer where the discovery of a crack (even a minor one) could reverse the terms, or are they likely to accept the hassle-free offer. For the same reason, try to drop your loan contingency by getting a loan commitment from your lender in advance. Finally, do something nice: Ask the sell-er what they want. It could be as simple as they want to move on a Tuesday. Or they want to sell now and rent from you for two months. Would you wait two months to possess your dream house? These are the types of questions from which winning offers are built.

Be prepared for the conse-quences of winning.

Removing contingencies and closing quickly is a high-wire

act without a safety net. If you waived your physical inspection contingency you should have a dollar amount set aside to take care of the little surprises that are coming your way after you close. If you forgo a financing contingency, make sure you un-derstand where you stand and the additional cash requirements that could be needed if the prop-erty doesn’t appraise at the pur-chase price. In other words, be bold but have the financial and intestinal fortitude to back up your bold moves.

Use an experienced, local real estate agent.

If you show up with an agent outside of the local area, or with no agent, you are bringing a knife to a gun fight. An experi-enced, local agent will help you accurately assess the degree of risk you are taking, and have the best feel for value and bidding trends. Without the right guide, you are swinging your auction paddle blindly. Then, you might pay a Picasso price for what ex-perienced eyes can plainly see is just a Thomas Kinkade.
