Information deemed reliable, but not guaranteed.

Thoughtfully re-built in 2009, this exceptional custom home is Architectural Digest worthy. It backs to Stanford lands, with its

gently rolling hills and pastureland, some 25 acres dotted with oak

13,420 square foot lot, 3 bedrooms, 2 full baths and 2 powder baths

outdoor feeling of the fabled California lifestyle.

“It has an old-fashioned feel to it,” she said.

Their family moved from Kansas because of her husband’s job, and they moved specifi-cally to the area to be close to Fairmeadow Elementary School. She said it is also easy for her husband to bike to work.

It is a place where people take a stroll or walk their dogs in the morning. People ride their bicycles down the roads or rounded side-walks, passing by one-story tract houses on Emerson or reconstructed two-story modern homes on Cowper. Trees line every street, such as the wide Waverley Street or the nar-rower South Court.

The friendliness was apparent as soon as they moved in, she said, when they attended a block party.

“I loved the eclectic group of people. There’s the young, the old, families, people in all life stages. There’s artists, musicians, people in the tech industry.” She enjoys how the neighbor-hood comes together during the holidays, such as Halloween. Neighbors “had a good-spirited competition” and she said “lawns turned into graveyards, houses became haunted, cobwebs and pumpkins were everywhere.”

The street was also closed to traffic for the trick-or-treaters. South Court, where they live, is where she said the celebration was particu-larly big.

“We are close to everything we need. Lots of park space in every direction,” Poloncheck

said. Neighbors look out for each other, some-

thing she said is common. When they first moved in, she said that one

neighbor’s cat, Anakin, roamed the streets and was taken care of by many people. The own-ers and the cat moved away, and Poloncheck said her family bought a cat soon after, who became a neighborhood cat that is taken care of when they are away.

They also learned about the friendliness of the people around them when their house was burglarized, after they moved in, a rarity in the area.

“The neighbors were really great,” she said. “One brought over a cake, others came over to talk and said it was really rare for crime in the neighborhood. It was really nice to have them stop by and talk about it. It’s good knowing the neighbors are looking out. We’re one of the only houses that happened to in the area.”

As time has passed, the typical things have changed since Taylor moved in when he was young.

“There were older people in the neighbor-hood, now they’ve moved. I’m one of those people, now,” he said with a laugh.

I get this question a lot from friends and clients who own homes in and around Palo

Alto. Does it make sense to buy a second home? My short answer is, sure, I think it makes a lot of sense.

Now I can hear a good friend of mine giving me the “I can take a vacation anywhere I want and stay anywhere I want for less than the cost of paying for and maintaining another house AND don’t get me started about the hassle” speech (he recently bought a second home). Which is largely true. But that thought string fails to address a couple of larger considerations about the value of a second home outside of its immediate weekend use and some very good reasons to make that purchase now.

First and most fundamentally, the financial climate is in your favor, and it won’t be forever. In-terest rates are low, rents are high and real estate in many vacation resort areas is relatively reason-able, at least when you compare it to local real estate prices.

The second factor: The baby boomers are coming, and they’re coming in droves. These 76 mil-

lion Ameri-cans born between 1945 and 1964 control over 80 percent of personal financial as-sets and more than half of

all consumer spending, and they’re heading into retirement en masse. I have nothing against baby boom-ers, being on the tail end of this boom myself (and I mean VERY tail end, of course), but if you’re considering investing in a second home, the time is now or possibly never. The longer you wait, the more likely it is you’ll be duking it out with an ever-growing number of newly retired baby boomers. It’s a game of whoever gets there first as market pressures become increasingly intense in the more competitive real-estate markets.

Which are those? There is a big trend for retired folks to want to buy a small place in-town. If you envision yourself downsizing your current home and living in a pied-a-terre in the city, be it San Fran-cisco, Manhattan even downtown

Palo Alto, now would be a good time to consider nailing down that place. If you don’t plan to use it for a few years and need the in-come, consider making it a rental property, or, if you can afford to, use it as an urban escape.

A final and very important fac-tor to consider is that your second home might become your primary residence, or at a minimum, your extended family’s home base, so you might want to envision it that way. The more likely it is to be-come your home, the more impor-tant it is that you feel great about the house — its layout, location and community.

Let me give you an example that’s very close to home, because it’s mine. My wife and I love the idea of downsizing to a small place in San Francisco when we retire so we can experience a more urban lifestyle (see baby boomers above). We also want our kids and their kids down the line to feel like they have a home, a place they feel connected to, and where multiple generations can congregate. Enter the second home in Tahoe.

The fact is that families tend to get spread out over time and the high cost of living in our area probably increases the odds of our children living elsewhere. We need to lure them back somehow, even just for vacations and holi-days. Unless you’re in the group of folks who plan to stay in your

family home after your retire-ment (or one of the lucky few who can help your kids buy one), you might want to consider establish-ing a home base somewhere else, be it in the mountains, at the lake or near the beach, that’s attractive to the entire family. The sooner you make it a part of your tradi-tions, the more it will feel like home sweet home down the line, even if it’s home sweet second home right now.

I’ve seen a lot of my friends and clients go through the emotional experience of selling the family home, the place where steps were taken and bikes ridden for the first time, where beloved dogs have come and gone, where hundreds of family meals were shared and sibling squabbles resolved. Believe me, it can be heart wrenching!

Having that other home base where your family has created memories and shared life experi-ences makes it a whole lot easier to say goodbye when it comes time, knowing you all have a sense of place in this second home as well. And you won’t get a lot of complaints from the kids that they have to ski the bumps or ride the waves on Christmas day either!

T here’s a rat in my garden at night and it is devastat-ing some of my favorite

plants. It completely defoliated three of my dwarf potted cit-rus. I do practice what I preach somewhat. I identified the rat (a “dusky-footed wood rat” Neotoma fuscipes) and made a trap to catch it without hurting it. I used peanut butter as bait. It worked perfectly. And after catching the little girl (about 6 inches long) I gave her some peanuts for the trip down the road for relocation. I took her about 2 miles and let her go in the woods.

The one that is defoliating my rare camellia now may actu-ally be that same rat but I don’t know.

In doing this whole process I learned a lot about this species of rat. It actually lines its nests with bay leaves, which have a chemical toxic to flea larvae. Pretty smart, huh? Now I have to get the trap out again and repeat the whole process all over again.

This time I will take it 10 miles and put a red dot of fingernail pol-ish on its tail (to identify it if it comes back again).

The example I am trying to show here is about learning gar-dening through trial, error and continuing education. I have certainly made my share of er-rors. This month I will list 10 ways we all can learn from our time in the garden. Here are the tips:

1. Try to identify what is caus-ing a particular plant to decline. Don’t give up until you have a pretty good idea. Look for symptoms like too much wa-ter or too little water, check for spots that could indicate fungus or yellowing that could mean a need for fertilizer.

2. Make sure of the identifi-cation of the plant (Latin name) and look it up online. See if the

symptoms you have identified are listed in the characteristics of that plant, and if there are recommendations for correct-ing it.

3. Note what you find in your journal (for women) or log (for men). Then go on to the next problem you can identify. In this way you will learn your plants, their vulnerabilities and the so-lutions for those vulnerabilities. Don’t just dig out a plant and throw it on the compost without learning something from it.

4. Catch a pest that is affect-ing the health of your garden. Before doing anything with it get a positive identification. If it is Billy Jones from next door give him back to his parents. If it is an insect or caterpillar, put it in a jar with some of what it was eating.

5. Get a big magnifying glass or some of those watchmaker loupe-type lenses you put on your head, and look at it long and closely. See if you can tell its gender. This may be diffi-cult; some insects cannot tell themselves. And then look it up, learning its life cycle.

6. Learn what natural preda-tors you have in your neighbor-hood and what they eat. This can be much more complex than it seems at first glance. Some in-sect predators eat only one tar-get pest. Others are omnivores.

7. Learn what vertebrates and birds in your neighborhood eat. Identify them first and look up their diet. Except for mice, rats, raccoons and jays they usually stick to a limited diet. Of course a dog will eat just about any-thing.

8. Identify the pollinators. Again this is deceptively com-plex. There are wasps that are almost microscopic that do a huge amount of pollination as well as pest control. See how many species you can docu-ment.

9. How many species of plants do you have in your garden? How many are a complement to others? Look up pairings of plants as attractants for pollina-tion, distractions for pests and complements in color, texture and fragrance for esthetics.

10. If this doesn’t give you enough to do this spring, you can start identifying your weeds again using the Latin name. This can keep you busy through the summer.

non can be reached at 650-455-0687 (cell), by email at [email protected]. Visit his website at www.jackthegardencoach.com.

If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on the property. NOTICE TO PROPERTY OWNER: The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about trustee sale postponements be made available to you and to the public, as a courtesy to those not present at the sale. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call (714) 573-1965 or visit this Internet Web site www.priorityposting.com, using the file number assigned to this case 12-3383-11.
