The planning conditions have been updated to take account of the revised plans and additionaldocuments received (as above).

I recommend that Planning Permission be GRANTED subject to the Standard Duration Limit andthe following conditions : -

1. The development must be begun not later than the expiration of three years beginning with thedate of this permission.

Reason

Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990, asamended by Section 51 of the Planning & Compulsory Purchase Act 2004.

Report :

Since the report was prepared amended plans have been received and additional details in relationto the proposed internal doors and heating system. The proposed creation of a new internal doorand corridor between 102 and 104 has now been omitted. The amended plans are considered tobe acceptable and

General Notes

FloorsAll existing floor boards to be lightly sanded. Themajority of boards appear to be original but there aresections where new boards have been introduced.The intention is to retain ALL existing boards, and justlocally patch repair where there is substantial damagethat could become a trip hazard. Floor board repair willbe done by splicing in new material, using Douglas firtimber which is as close as match to the original slowgrown softwood. The emphasis will be on maximumpreservation of historic / existing material.

Lighting / Small PowerAll existing lighting, small power and cabling to beremoved and full system re-wire carried out. Detail ofnew luminaires to be agreed.

HeatingThese proposals do not include details of any newheating system

Existing lath and plaster lining to be retained andover-boarded with plaster board and skim finish.

Re-fit salvaged timber wall paneling currently looselystored on the first floor, around the stairwell. Cleanand stain. Note that building control may request a fireretardant decoration to control surface spread of flame.In that case a clear/opaque stain by Envirograf shouldbe applied (product 42). See photo 01 above.

New timber at base of paneling where existing skirtingappears to have been lost. No carved detail to beapplied as original skirting detail is not known.

Repair lath and plaster lining by removing modern infillboards and fitting new chestnut or oak straight sawnlaths fixed with stainless steel screws or staples. Newplaster finish using three-coat lime plaster (lime puttybinder) with goat hair reinforcement. All productsavailable from Eden Lime Mortars. See photo 02above

Once existing lath and plaster repaired, introduce newlining wall as acoustic upgrade. Gyplyner IWL byBritish Gypsum or similar.

Fireplace and chimney breasts will beconcealed by new lining wall. Refer to plan ondrawing 21006-02

Existing brick work of external walls left exposed to belightly cleaned with bristle brushes to remove anyloose material. Surface consolidated using KeimSoldalit Fixitiv to bind the friable surface. Productapplied as manufacturer's technical guidance andspecification.

Perceived missing sections of string timberbut in fact this is a result of rotating thelower 6 treads and risers through 90° to runalong the wall. Refer to drawing 21006/03for proposals to make good.

Existing architraves are intact. Carefullyremove to fit batten to infill gap to wall. DONOT FIX THROUGH THE FRONT FACEOF THE ARCHITRAVE

Infill gap between architrave and wall usinga timber batten secured to concealed faceof architrave. Any gaps between batten andwall to be filled with decorators caulk.

The timber sill on this window is split but iscapable of repair. Sill to be remove toworkshop for gluing and piecing in beforere-fixing to original details. Refer to photo 04.
