Fashion House Moscow set for May 30 openingPLaNS FOR tHe May 30 opening celebration of Fashion House Out-let Centre Moscow were being made at IOJ press time in April. Fashion House Group, which has specialized in developing outlet centers in Central and Eastern Europe, has been working toward this opening for three years.

Designed for the infamous Russian winters, the 306,720-sf project is the first fully enclosed, purpose-built outlet center in Russia. It is a 55-minute drive from the center of Moscow on the M10 highway that connects Moscow with St. Petersburg, near Sheremetyevo Interna-tional Airport. The catchment includes more than 13 million people who live within a 90-minute drive of the center.

The €120 million center’s exterior style reflects traditional Russian archi-tecture, while the interior borrows from streetscapes throughout Europe, includ-ing London and Milan.

Fashion House Outlet Centre Mos-cow will open approximately 90 percent leased with tenants that include Adidas, Benetton, Cacharel, Geox, Lacoste, Le Creuset, Nike, Puma, Quiksilver, Reebok, Samsonite, Tatuum, Tom Tailor, Tommy Hilfiger and Tru Trussardi.

Silk Road namesnew site in chinaSilk Road Holdings, a joint-venture entity that includes the Italian Fingen Group of the Fratini Family, has acquired its latest outlet site in China. The site is in the Pudong New District of Shanghai between China’s first Dis-neyland, to open at the end of 2015, and the Pudong International Airport. Silk Road Holdings intends to open Florentia Village Shanghai as well as a Florentia Village Guangzhou before the end of 2014. Both new projects will be 580,000 sf with more than 200 outlet stores.

Silk Road Holdings is the developer of Florentia Village Jingjin Designer Outlet Centre in Wuqing between Beijing and Tianjin, which opened in mid-2011. Other Silk Road joint-venture partners include Luxembourg based China Outlet Mall, controlled by Jacopo

Mazzei; Gaw Capital Partners from Hong Kong; the Sino-U.S. Waitex affili-ate; and an unnamed institutional inves-tor from the U.S. Silk Road is advised by RDM Asia (the real estate development company of the Fingen Group in Asia) and Henderson Global Investors.

Freeport to manageParndorf FO centerFReePORt RetaIL, the developer of four outlet centers in Europe, has as-sumed management of Fashion Outlet Villaggio in Austria. The 110,000-sf

center is in Parndorf, 35 minutes east of Vienna, adjacent to McArthurGlen’s 453,200-sf Designer Outlet Parndorf.

Fashion Outlet Villaggio, developed by Zwerenz & Krause and APM Hold-ing, opened in spring 2012. A 35,000-sf phase 2 is scheduled to open in 2014. The center’s 41 tenants include a 27,000-sf Esprit, as well as Ara, Asics, Basler, Betty Barclay, Bijou Brigitte, Boxeur des Rues, Brax, Calida, Carl Gross, Cinque, Claire’s, Eterna, Frieda & Freddie’s, G.G. Sun, Kennel & Schmenger, Kjus, Marc Aurel, Mey, More & More, Odlo, Pearl Izumi, Sarar, Speers London, Tamaris and Ungaro Swiss. c

MORe tHaN 100,000 shoppers came to the opening in April of the third phase of McArthurGlen’s highly successful Designer Outlet Castel Ro-mano near Rome. They were primed to spend big bucks in the center’s 43 new stores, which brings the project’s total to 160 retailers and 325,000 sf. Designer Outlet Castel Romano is one of the largest outlet centers in Italy.

Tremendous attention was paid to each detail in the center’s latest phase. The architectural styles reflect the classi-cal Roman heritage with a sweeping col-onnade in the Luxury Piazza, enhanced by a dancing fountain, high arches, in-tricately designed metalwork, balconies and elaborately carved cornices.

On the evening of April 11, the

Luxury Piazza was the backdrop for the Spring/Summer Collection 2013 fashion show, where the center’s latest season’s trends were unveiled.

McArthurGlen Designer Outlet Cas-tel Romano, which welcomed 2.8 mil-lion shoppers last year, is 15 minutes from the center of Rome, close to the Tyrrhenian coast and can be reached either by car or shuttle service from the city.

The 10-year-old center is increasingly popular with brand-conscious interna-tional shopping tourists. That attraction was demonstrated when 2012 tax-free sales soared by more than 40 percent over tax-free sales in 2011. Footfall and spend is particularly high among the Russian and Chinese shoppers. in the first two phases include Bruno Magli, Desigual, Etro, Frette, Guess, Hugo Boss, La Perla, Lagostina, Marl-boro, Miss Sixty, North Sails, Roberto Cavalli, Salvatore Ferragamo, Valentino, Wolford and Zegna.

The center, one of five McArthur-Glen Designer Outlets in Italy, is managed and developed by McArthur-Glen and owned by Henderson Global Investors, on behalf of the Outlet Mall Fund in which McArthurGlen is a co-investor.

“Designer outlets have been one of the strongest performing retail sectors across Europe over the past decade, and we have seen particularly high footfall across our Italian portfolio,” said Andrew Rich, director of the European Outlet Mall Fund, which owns eight of the 21 centers MCG has developed; Henderson’s UK Outlet Mall Fund owns another three MCG centers. McArthurGlen is developing its first North American outlet center in Vancouver, scheduled to open in 2014, as well as projects in France and Belgium. c

FactORy WaRSaW Annopol, Neinver’s fifth outlet center in Poland and its second in Warsaw, welcomed more than 31,500 shoppers on its opening day in March. Despite a heavy snowfall, 3,000 shoppers came within the first hour of the center’s opening. The 215,000-sf mall, in the eastern section of Warsaw, draws shoppers from more than 3 million residents in that part of the city and its outskirts.

With this opening, Neinver’s port-folio grows to 15 centers totaling 3.4 million sf, making the Spanish com-pany Europe’s second largest outlet developer behind McArthurGlen. In addition to the five outlet centers in Poland, Neinver also owns and operates centers in France, Germany, Italy, Portugal and Spain. Neinver also manages the IRUS European Re-tail Property Fund, one of Europe’s largest.

SHISUI PReMIUM OUtLetS, the ninth Premium Outlet center in Japan, opened on April 19 in Shisui Town, Inba District, Chiba Prefecture. The 234,000-sf center was de-veloped by Simon Property Group and Mitsubishi Estate Co. The two companies have joint-ventured on all nine Premium Outlets in Japan, with the first two opening in July 2000 in Gotemba and Rinku.

The project opened 100 percent leased with 120 stores, both international and Japanese brands, plus restaurants. Several of the tenants, including Rebecca Minkoff, Marmot, Hanes, Barnyardstorm and Pierre Marcolini, are making their Japanese outlet debuts at the center, and Alfredo Bannister and Nike Golf are opening their first new-concept stores there. American brands in the center include Banana Repub-lic, Brooks Brothers, Billabong, Coach, Disney, Gap, Michael Kors, Oakley, Tommy Hilfiger and Vans.

Shisui Premium Outlets is approximately 40 miles from the center of Tokyo. With the new Shisui Interchange on the Hi-gashi Kanto Expressway, which opened on April 10, the outlet center is approximately one hour from Tokyo by car. Shisui Premium Outlets is also 15 minutes from Narita International Airport, Japan’s largest international hub airport, which handles approximately 34 million passengers annually. Bus service to the

center is available from Narita International Airport, making access convenient and appealing to overseas visitors. The din-ing pavilion design depicts an airport theme with world clocks, globes and control tower to tie into the important hub nearby.

Simon’s portfolio now includes 77 Premium Outlet Centers, in-cluding 63 in the United States, one in Puerto Rico, nine in Japan, two in Korea, one in Malaysia and one in Mexico. Its top-produc-ing properties include Woodbury Common Premium Outlets near New York City, Orlando Premium Outlets, Desert Hills Premium Outlets in Southern California, and Las Vegas Premium Outlets.

IN tHe PaSt three years, Brazil-ian consumers have been going outlet shopping at home. For more than a decade, Brazilians have been shopping in outlet centers in the U.S., where the model of famous brands distributing goods at attractive prices originated.

In fact, U.S. outlet centers have become the scene of an almost endless flow of Brazilians, who are streaming there in record numbers mainly to shop.

A 2011 study conducted by the Shop America Alliance and Mandala Research showed that Brazilians shopping in the U.S. spend around €750 on retail purchases, and more than a third (34 percent) of Brazilians shop at one or

Brazilian outlet tenants are primarily operated by the brands themselves and there are few multibrand retailers at any of the country’s outlet centers. BR Malls’ 194,000-sf Premium Outlet Sao Paulo is shown on pages 14 and 15.

more outlet centers during their stay. Slightly more than 60 percent of Brazil-ian travelers to the U.S. cited shopping as either the primary reason for their U.S. trip or a key determiner in helping choose their destination.

Brazilians spend about six times more per person than other shoppers in Taubman Centers’ Dolphin Mall in Miami. And at many of Simon Prop-erty Group’s Premium Outlet Centers including Woodbury Common and its centers in Florida as well as Sawgrass Mills, also in Florida, Brazilians are of-ten seen buying luggage, which they fill with purchases to carry home.

After more than a decade of success-fully marketing to Brazilians, Simon is interested in opening outlet centers in Bra-zil. This strategy is similar to the develop-er’s entry into Japan, which has resulted in nine outlet centers since July 2000. Simon has been in discussions regarding forming a partnership with BRMalls. Those plans remain under review for now.

There are still few outlet centers in Brazil, but their ample public ac-ceptance and huge media appeal has encouraged developers to take a closer look at the sector. Thus, we are seeing the rapid emergence of new centers in various regions of Brazil.

In 2006 Jones Lang LaSalle and GC2000 began marketing and leasing outlet projects in Brazil. The first, Premium Outlet Sao Paulo, owned by Senpar Group and GeneralShopping, opened in 2009 to great success.

In 2010, with our leasing help, Acores Empreendimentos opened Só Marcas Ou-

tlet Mall in Minas Gerais. In 2011 we star-ted leasing Platinum Outlet and São Paulo Prime Outlets. In 2012 GeneralShopping opened Premium Alexania in Goiás. Two more outlet centers will open this year, and at least three more will open in 2014.

And so, starting with just one center totaling 194,400 sf of GLA in 2009, the Brazilian outlet market could end 2013 with six centers totaling 945,000 sf of GLA and 400 stores in five different regions of the country.

Developers active in this sector are Senpar, GeneralShopping, São José Con-structor, BRMalls, JHSF, Iguatemi Group, Tacla Group and Varicred Do Nordeste.

Most of the tenants in Brazilian out-let malls are directly operated by their parent companies. There has been little space so far for multi-brand operators, and franchising is significant only in the

fast-food segment.Brands with the best operational

results in terms of sales are those that offer a wider range of products, and some of these have created robust out-let channels. The product mix includes not only past-season collections but also made-for-outlet items.

This category includes Nike, Calvin Klein, Lacoste, Adidas, Levi’s, Tommy Hil-figer, Diesel, Polo Wear, Carmen Steffens, Mandi, Surfstock, and Le Lis Blanc. c

McarthurGlen Group has appointed Simon Johnston to the new position of deputy chairman. He will be responsible for investor relations, legal compliance and board governance, and will fulfill the chair position in the absence of the chairman. He joins MCG from law firm Nabarro, which he joined in 1986, and where he was the firm’s senior partner from 2001 until 2012. During his time at Nabarro, Mr. Johnston spent two years in New York as the firm’s U.S. representative partner. He is also on the board of London First, the not-for-profit business orga-nization.

Mr. Johnston’s relationship with McArthurGlen began in 1993 when he was the developer’s key legal advisor for its set up in Europe. He also advised McArthurGlen on

decision by the BAA board to sell all non-core assets.

McArthurGlen Group currently has 21 McArthurGlen Designer Outlets in eight countries across Europe. The 22nd McArthurGlen Designer Outlet is due to open in late 2014 in Vancouver, Canada, as the first McArthurGlen Designer Outlet Village outside Europe. MCG has 1.6 million sf in development for new centers (in France and Belgium as well as Canada) and in the expansion of existing centers.

dalton Park ready for phase 2 expansionING Real estate’s Dalton Park, which has just celebrated its 10th year of operation, has gotten the final go-ahead for a phase 2 expansion. The €41 million project in Durham, England, will include a grocery, cinema, res-taurants, petrol station, hotel and pub. Work will begin this year and take 12 months to complete.

The 160,000-sf center celebrat-ed its decade as an outlet center on April 13 with a giant birthday cake and by giving away a 2013 Honda. GeNtING UK HaS appointed Realm to provide asset management and leasing services on the €176 million Resorts World Birmingham. The seven-story, 538,000-sf complex will include 40 to 45 outlet stores, 15 to 20 dining establishments, an 11-screen cinema, a four-star hotel and a casino.
