So far in 2010 overall sales are at a 3 year high with current active listings at a 3 year low. The number of active listings has steadily declined since the peak which shows more signs of market stabilization. Currently the average selling price is up approx. 2.25% over 2009 with distressed properties leading the way averaging approx. 35% of all properties sold. The under $500,000 price range continues to be the most popular for buyers looking to get back into the Outer Banks market however in the last 3 months the higher priced homes are starting to make a comeback. Mortgage rates continue to hold at all time lows around 4.5% with most lenders requiring 20% down and 10% for the well qualified buyers. Jumbo loans are also starting to become an option again for those looking in the higher price ranges. Based on the amount of buyer activity the traditional fall selling season is shaping up to be a great one. Don’t miss out!! The Outer Banks real estate market

continues to move in a positive direction

as we wrap up the summer So far in

2010 overall sales are at a 3 year high

with current active listings at a 3 year

low The number of active listings has

steadily declined since the peak which

shows more signs of market stabilization

Currently the average selling price is up

approx 225 over 2009 with distressed

properties leading the way

averaging approx 35 of all properties

sold The under $500000 price range

continues to be the most popular for

buyers looking to get back into the Outer

Banks market however in the last 3

months the higher priced homes are

starting to make a comeback

Mortgage rates continue to hold at all

time lows around 45 with most

lenders requiring 20 down and 10

for the well qualified buyers Jumbo

loans are also starting to become an

option again for those looking in the

higher price ranges

Based on the amount of buyer activity

been a banner year for rental companies as well as local business and restaurants For those waiting

to book a rental house at the last second hoping to get deep discounts forget about it Most rental

companies are at 100 capacity I have had over a dozen people call me in the last few weeks

wanting to know if I can help them find a house to rent in August and all I can say is sorry nothing

available Also the traffic getting onto the island has started to build around 10am and does not let

up until 8pm-9pm on Saturday Take it from a local if you are planning to arrive on a Saturday

Endurance Run departs the OBX on Friday September

10th from Wright Brothers National Memorial in Kill

named after the famed Erwin Cannonball Baker who

Corolla Shipwreck Moved To Hatteras Museum

You may or may not know that the waters off the Outer Banks

from Corolla to Hatteras is known as the Graveyard of the

Atlantic There are literally hundreds of ship wrecks that are

scattered along the shores and out in the ocean some still visi-

ble to this day During the early years of colonization and es-

pecially during the glory days of Black Beard The Pi-

rate a ship wreck off the coast was a regular occurrence Many

of those wrecks have been found and documented however

there are some that just rise up out of the sand after hurricanes

or nor-easters that no one has ever seen before This was the

case of a recent discovery in Corolla in 2008 when a person

walking on the beach discovered some of the wreckage From

there the wreck has been excavated and was found to be the

oldest shipwreck ever discovered on the coast of North Caro-

lina years Who knows what else lies beneath these shores

since they first visited the coast of North Carolina in the sixteenth cen-

tury From the time that Sir Walter Raleighs flagship Tiger ran

aground on the hidden shoals of the Carolina Outer Banks in 1585

there have been over one thousand documented sinkingrsquos and stand-

ings along this treacherous coastline The sunken ships from these four

centuries of maritime history make the Outer Banks the greatest loca-

tion for wreck diving outside of Truk or Scappa Flow
