OVERVIEW – KEY TAKEOUTSMenlyn Maine is envisioned to be the
first ‘Green Living Precinct’ in South
Africa. The Menlyn Maine precinct is the
densification of an existing low-density
residential suburb with an approximate
size of ± 135 000m². Land usage has
been divided into the following uses:
140,000m2 of office space, 35,000m2
of retail and dining space, 85,000m2
residential and 15,000m2 luxury hotel
space - all of which are overlooking
5,700m² of scenic parks that run through
the centre of the entire precinct.
LOCALITYMenlyn Maine is situated in the heart
of Pretoria’s eastern suburbs and is
ideally located to make full usage
of the newly upgraded Garsfontein
and Atterbury highway intersections.
Menlyn Maine is a re-development of
± 100 residential erven located in the
current townships of Waterkloof Glen
Extension 2, Menlyn Extension 3 and 11.
The previous residential houses were
dismantled through the salvaging of all
recyclable / re-usable building material
while endemic trees were located to an
on-site nursery for later replanting as
the precinct develops.

MASTERPLAN
The urban design for Menlyn Maine is based on the
town planning principles of Mixed-use, connectivity
and an integrated open street systems designed
around a clearly defined public domain. It ensures
a precinct that:
• Is characterized by a spatially coherent sense of
place and builds on what is locally unique through
the integration of diverse land uses in comparison
to the anonymity of urban sprawl,
• Is a densification of the context, thereby allowing
pedestrian movement;
• A variety of land uses within the precinct and
surrounds replace the existing single-use zoning
thereby promoting 24 hour precinct usage;
• Establishes a quality address; and
• Ensures investment sustainability with higher and
more stable property values.
A synopsis of the Urban Design principles for Menlyn Maine Precinct:
WALKABILITY
Public amenities within the precinct and
surrounding context are accessible to
staff and clients within a 5 to 10 minute
walking distance. The walkability within
the precinct is ensured by means of
pedestrian friendly street design and
the placement of buildings defining the
public domain.
STREETSCAPE CHARACTER
Urban design is concerned with not
only the form of buildings but rather
the space between buildings, or rather
the public realm. The character of
the public domain is defined by the
piazza, which visually links a series of
green urban spaces housing parks,
playgrounds, public are and attenuation
ponds. Tree-lined boulevards, slow
speed internal streets and dedicated
pedestrian and bicycle lanes allows
a public domain with a specific
streetscape character.
PERMEABILITY Connectivity and accessibility
Connectivity and accessibility entails
the aspects of equal access to
opportunities and physical accessibility.
Menlyn Maine not only promotes, but
relies on the successful integration
with and within the existing urban
fabric, providing defined areas for
public transport, pedestrian linkages
and private transport.
VehicularThe vehicular and pedestrian
connectivity of the Menlyn Maine
precinct is addressed by the
introduction of the North-South
internal streets namely, Pegasus-,
Pisces-, Constellation- and Southern
Cross Streets. In addition to the
internal North-South streets, Aramist-
Boulevard will be the main vehicular
corridor linking Genl. Louis Botha Drive
on the eastern side of the precinct to
Lois Avenue on the western side. In fu-
ture, Dallas road has been earmarked
to connect Atterbury Boulevard with
Aramist Boulevard, as well as Frikkie
de Beer linking Mercy Avenue to Genl.
Louis Botha Drive. The first phase
infrastructure upgrades are in process,
and are programmed for sequential
completion to suite the rollout of the
buildings.
PedestrianThe Street- and Landscaping design
caters for the pedestrian, cyclist and
in particular for the disabled person.
The high quality pedestrian network
is typical of the public realm, making
walking a pleasurable experience
and affording more opportunities to
socialize within the precinct.
Public TransportationPublic Transportation is catered for
by proposed taxi and bus routes
within and surrounding the precinct,
with a dedicated taxi handling facility
envisioned in Genl. Louis Botha Drive.
Taxi and Bus drop-off zones will be
dotted throughout the precinct allowing
staff and clients easy access to the
different public transportation on offer
in South Africa.
GautrainMenlyn Maine is connected to the
Gautrain system via the Rapid Bus
Link System to the Centurion Station.
The proposed feeder route is currently
proposed to run through the precinct
in Aramist Boulevard.
VITALITY Mixed Land use and variety
The combination of retail, office and
residential units are assembled within
the precinct ensuring a 24 hour cycle
of usage that is convenient, well
maintained as well as being a secure
environment. The public domain is
centered around a central public
‘spine’ housing the piazza and parks,
maximizing the connection to nature
within the ambit of a cityscape. The
central public ‘Spine’ act as the
gathering space, the place where
connections are made and which
is served by retail related zoning
on the ground level of buildings. A
comprehensive Street– and Landscape
policy ensures a vibrant, secure public
domain.
IDENTITYArchitectural and urban design
character
Menlyn Maine aims to create an urban
environment with a distinct architectural
and rich urban character and identity.
The identity for Menlyn Maine is created
within the ambit of the public domain. A
vibrant, pedestrian friendly mixed-use
precinct that relies not one element to
create identity, but rather the creation
of a viable public domain reinforced
by amongst others, Urban Design
character, Street- and landscaping as
well as Public Art. A myriad of Public
Art interventions, whether large scale
orientational sculptures, functional
streetscape elements, to the smallest
paving mosaic will ensure that the
identity of the Menlyn Maine precinct is
rich and vibrant in character. Within the
precinct, the emphasis will therefore
be on the quality of and experience of
place.
LEGIBILITYPhysical structure and activity
patterns
Legibility is the quality or design
intervention which makes a place
graspable. The urban design
establishes a legible physical form to
the public domain. These spaces are
defined by buildings that is situated
on the periphery of stand boundaries,
voiding the need of physical barriers
for the sake of an esteemed safety.
Adjacent buildings are grouped in form
in ‘super-blocks’ to take advantage
of the shared semi-public spaces by
increasing the size of the courtyards.
The increase in visual depth through
the use of shared semi-public spaces
provides a baseline for architecture
that is both sensitive and responsive
to an urban environment.
ECOLOGY Sustainable and environmental
responsibility
A central aim of Menlyn Maine is to be
the first ‘Green Living Precinct in South
Africa.

Menlyn Maine Green Strategy
All buildings in the Menlyn Maine precinct will be required to obtain a 4 Star As-Built GreenStar SA rating. The Green Building Council of
SA is an independent body whose rating system aims to assess the environmental attributes of a new commercial space and is based
on building design and construction.
The rating tool helps owners, developers and consultants to responsibly inform design; minimizing their impact on the environment and
gain official recognition for their efforts.
The tool consists of 8 environmental impact categories and an innovation category, with points being awarded per category based in the
buildings potential to minimise it’s environmental impact range within the following key areas:
• Management
• Indoor environment quality
• Energy
• Transport
• Water
• Materials
• Land Use & Ecology
• Emissions & Innovation
