  • SituationOrd House sits in a private position surrounded by woodland, a mile from the village of Muir of Ord, on the edge of the Black Isle. It sits with the dramatic backdrop of Ben Wyvis (1,046m) to the north. Muir of Ord has a good range of amenities including a small supermarket, butcher, doctors' surgery, chemist, café and primary school. It is also home to the Glen Ord Whisky Distillery. There is secondary schooling available in Dingwall.

    The city of Inverness is only 15 miles away and has all the facilities expected of the Highland’s capital including supermarkets, retail parks, cultural and medical facilities. There is a train station with regular services to Aberdeen, Perth and Edinburgh together with a sleeper to London. There is also a local train station in Muir of Ord and at Beauly (3½ miles).

    The surrounding area enjoys some of the finest scenery in Scotland and offers everything for the outdoor enthusiast including hill walking, sailing, mountain biking and world-class shooting, fishing and stalking. The rugged west coast with its stunning coastline and sandy beaches are within an hour’s drive. A short distance to the south, is the popular skiing area at Aviemore (40 miles) in the Cairngorms. For the fisherman, there is superb salmon and sea trout fishing on the Rivers Conon, Nairn, Findhorn, Spey, Glass and Beauly. Driven grouse and pheasant shooting are available to rent on surrounding estates.

    For the golfer, there are championship courses at Royal Dornoch, Spey Valley, Nairn and Castle Stuart Golf links.

    Inverness airport offers regular flights to London, Bristol, Manchester, Birmingham, and other UK and European destinations.

    Historical NoteDuring the late 13th century, Kenneth Makenzie 7th of Kintail (also known as “Kenneth of the Battle”) was a Highland chief and the head of Clan Mackenzie. He had 7 children and it was one of his grandchildren, Thomas of Lochluichart,

  • who first obtained the lands of Ord in 1598. After Thomas’ death in 1616 his lands and the mill of Ord were passed on to his eldest son, John Mackenzie, who was locally called “Ian Dubh a Ghiuthais” or Black John of the Fir. In 1637, The Highland chief George Mackenzie, 2nd Earl of Seaforth, granted John an official charter of the lands of Ord. A stone dated 1637 and initialled JMcK can be found from the front façade of the Ord House. After the death of John Mackenzie, the house and its lands were given to his eldest son and heir Thomas Mackenzie, 3rd of Ord. By 1831, the house had become the Mansion House of Thomas Mackenzie, 5th of Ord, who at the time was considered a principal agriculturalist within the area and who founded the Glen Ord Distillery. In 1850, the house was remodelled by Inverness-based architect James Ross who also appears to have been Archibald Simpson’s clerk of works at Stracathro.

    Ord House has been owned and operated by the Allen family since 1987. Since purchasing the property, the owners have carried out extensive renovations including rewiring throughout and re-roofing in areas. All guest bathrooms have been replumbed and upgraded. The front of the house was reharled in 2018.

    DescriptionOrd House is an elegant B-listed Country house hotel set within mature private grounds and yet only 15 miles from Inverness. Accessed via a tree-lined driveway, the house includes 4 principal reception rooms and 12 bedroom suites and is run as a hotel and restaurant by the owners for 6 months of the year. There is a private wing over two storeys including 3 bedrooms as well as an additional staff bedroom with ensuite. The house is surrounded by formal gardens laid to lawn, including a walled garden with orchard, vegetable patch and pond. The gardens are surrounded by mixed mature woodland extending to over 13 acres. There are a number of outbuildings including potting sheds, garaging, wood shed and an attractive bothy nestled in the garden grounds. Off the driveway there is a paddock extending to 8.17 acres.

  • The current owners have been running the property for the last 34 years as a country house hotel together with a separate restaurant open to the public. The sale offers the opportunity to purchase a successful trading business or alternatively it could be purchased as a wonderful private country house.

    Ord HouseOrd House is approached off the main road (A832), via a tree-lined long entrance driveway which terminates in a gravel sweep to the front. The B-listed house which is understood to date back to 1637 retains many period features including sash-and-case windows, wood burning stoves in the reception rooms, wooden panelling and decorative cornicing. The reception rooms are generously proportioned and each of the twelve letting bedrooms has an ensuite. There is also a cosy bar with wooden panelling and a wood burning stove.

    The accommodation is over two storeys as follows:

    Ground Floor: entrance hall, reception hall (with wood burning stove), drawing room (with wood burning stove), bar (with wood burning stove), store room, TV room, Crawford suite (1), laundry room, office/reception, dining kitchen (with Aga and Rangemaster) and larder, sitting room (with wood burning stove), staff bedroom suite, Mull suite (2) and Iona suite (3).

    First Floor: landing, Mackenzie suite (4), two dining rooms (connected), Blue suite (5), Beech suite (6), Garden suite (7), Ben Wyvis suite (8).

    Separate wing: Jura suite (9), Skye suite (10),

    Second floor: Harris suite (11) and Lewis Suite (12).

    In addition to the above, there is a private wing with separate access for the owners over two storeys including a sitting room (with wood burning stove) and two bedrooms, family bathroom and dressing room on the first floor. It has a separate entrance and parking area around the side of the house with a garden area.

    Formal PoliciesThe ground at Ord House extend to 27.25 acres in total. The gardens are a real feature at Ord House and include sweeping lawns to the front and side including a croquet lawn and walled garden. There is also an attractive pond to the front. The walled garden includes planted borders, roses, an orchard of pears, plum, apple, redcurrants and gooseberries. Within the corner of the walled garden is an attractive traditional bothy which could be converted to make a wonderful cottage (subject to the necessary planning consent).

    Attractive woodland lines the driveway and surrounds the gardens and house extending to about 13.59 acres. This has created some lovely woodland walks. In addition there is a paddock to the south of the house extending to about 8.17 acres. The formal gardens and miscellaneous ground extend to about 5.49 acres.

    There is approved pre planning in place for a self catering house and a conference centre/function room with amenities.

    There is also a strip of ground owned along the western boundary which could be used to create an additional driveway onto the main road.

    DirectionsFrom Inverness travel north on the A9 until reaching the Tore roundabout. Turn left and follow signs onto the A832 for Muir of Ord. On entering the village turn left onto the A835 signposted for Strathpeffer and Glen Ord Distillery. Continue for about ½ mile and the entrance drive is signposted on your left.

  • The BusinessThe hotel business is marketed through its own website (www.ordhousehotel.co.uk) together with booking.com. It is also marketed through expedia.com

    Average room rates vary from £120- £155 per night for bed and breakfast and operates from April to October each year. The restaurant can accommodate up to 40 -50 guests. It has had AA rosette accreditation for the last 15 years and is well known and supported locally. It can cater for private parties, weddings and special events

    There is much repeat business from fishermen and stalkers, some of whom have been coming to Ord House for the last 20 years. The hotel could easily be expanded to run all year round as there is demand from business and corporate clients as well as tourists and private parties.

    The Glen Ord distillery, owned by Diageo, offers an opportunity to expand into the lunch time trade with its many visitors.

    The house is on the well known North Coast 500 route and many people use Ord House as the first and last night stops on their tours.

    Furthermore, the Outlander series of books and films apparently features Ord House which is a great draw to overseas visitors.
