Online Form Submission Title: The Bays Market at Ultimo – A World Class Precinct of Innovation and Technology Details: "The Toga Groups’ Great Idea is to transform Ultimo and specifically the Wattle Street, Jones Street and Fig Street Gateway precinct into Sydney’s, and ultimately Australia’s best retail marketplace. At the upper levels and complimentary with this use, the precinct will house Sydney’s Creative Design and Digital Commercial Hub, plus a series of accommodation buildings consisting of residential apartments, student accommodation, hotel and affordable housing dwellings. Toga is the owner of a large island block containing a number of old woolstore buildings, bounded by wattle, Fig, Jones and Quarry streets and believe that we are in an ideal position to not only add to UrbanGrowth’s vision for the Bays Precinct, but importantly be a facilitator of future developments at the waterfront by relocating some of the existing uses, such as Sydney Fish Markets. The relocation of all or part of the fish markets into the Ultimo Trade Centre and combined with other food based and retail offerings will provide Sydney with a major attraction for locals and tourists alike; similar to what the Grand Bazaar is to Istanbul, Chelsea Markets are to New York or the Boquiera Markets are for Barcelona. This relocation can occur in the near future and will allow UrbanGrowth to commence its implementation of the Bays Precinct work. With the redevelopment of Darling Harbour and Pyrmont/Ultimo having a multitude creative design and digital commercial operations, we believe that the upper floors of the existing Ultimo trade centre, with its large floorplate warehouse style architecture is ideal for establishing this precinct as a Creative Design and Digital Hub. A true gateway precinct incorporates a number of uses, and with its close proximity to universities, the CBD, Sydney Harbour and public transport the balance of the site proposed to incorporate residential apartments, key worker and student accommodation, and potentially hotels, in quality and well regarded, architecturally designed buildings. Examples of similar heritage building redevelopment can be found in New York, London and all over Europe and will be used as an inspiration for the Bays Precinct redevelopment. The connection of the City of Sydney’s Quarry Street site to the Toga site is essential if the best outcome is to be achieved for this key Gateway into the Sydney CBD. The topography of the area allows a connection to occur at a high level over Fig Street, which provides a public walkway/domain between the sites and to the existing Light Rail Train Station. The pedestrian connection then extends from Wentworth Park to the west which ultimately connects to Glebe and the start of the inner west area and the harbours edge to the north. The development facilitates the essential link between the CBD, Ultimo and the inner west in a seamless fashion. As the only major adjoining and long term owner, Toga would be well placed to convert this vision for Ultimo into reality."

"The Toga Groups’ Great Idea is to transform Ultimo and specifically the Wattle Street, Jones Street and
