Youth Night: Outdoor pool party for 6th through 8th graders will be Friday, August 24th from 6:30 p.m. unl 8:30 p.m.; no reservaon needed just the youth, a swimsuit and towel!!! Annual Stroh Ranch Residents Carnival And BBQ:

Saturday, August 11th from 4:00 p.m. to 7:00 p.m. Music, inflatables, dunk tank, face painting, crafts, popcorn, cotton candy and a Texas style BBQ. Make any kind of non-refrigerated dessert (i.e. cookies, cake, pie, bars) and enter the best “2018 Stroh Ranch dessert contest”. See bulletin board for more information and details on the dessert contest. This event is for Stroh Ranch Families (no guests please). It’s an opportunity to meet some new neighbors and visit with some “old” ones! A fun event you don’t want to miss! *Volunteers needed- one hour only per adult. Youth Night:

Outdoor pool party for 6th through 8th graders will be Friday, August 24th from 6:30 p.m. until 8:30 p.m.; no reservation needed just the youth, a swimsuit and towel!!! 2018 Board Meeting Schedule The Stroh Ranch Community Association Board of Directors meeting schedule for 2018 is the 2nd Monday of every other month, starting in January at 5:30 p.m. at the Creekside Recreation Center. The next meeting is scheduled for September 10, 2018 at 5:30 p.m. The Cherry Creek South Metropolitan District #1 (CCSMD#1) Board of Directors meet quarterly on the 4th Wednesday of January, April, July and October at 6:00 p.m. at the Creekside Recreation Center.

Annual Membership Meeting and Board Election:

The Association’s Annual Membership Meeting is just around the corner. This year’s meeting is currently scheduled for Monday November 12, 2018, at 5:30 p.m. at the Creekside Recreation Center. The Association Board of Directors is making your participation for this year’s annual election of Board members and 2019 budget ratification much easier. This year both the election of Board members and the ratification of the 2019 budget will done by Absentee Mail-In Ballot. The official notification regarding the Annual Membership Meeting will be sent out to all homeowners of record by October 19, 2018. With respect to the election this year, there are (3) three positions on the Board of Directors up for election. The Board terms are two (2) years.

If you are interested in running for one of the open Board positions and are in good standing with the Association, please send an e-mail to PCMS at [email protected] by September 27, 2018 at 3:00 p.m., with your full name, address and up to 300 words about yourself and/or why you would like to be considered for election to the Board. This information will be utilized in the homeowner mailing and your name will be placed on the ballot. All e-mails received by PCMS by September 27, 2018 at 3:00 p.m. from homeowners sending in their name for nomination for election to the Board of Directors, will be sent a confirmation e-mail from PCMS noting your nomination.

Thunderstorm Safety: Avoiding a Lightning StrikeWarm weather usually means fun in the sun, but summer heat also can bring severe weather. Threatening thunderstorms often loom large on summer afternoons so it’s important to be prepared for downpours and accompanying lightning, which can strike outdoors or indoors. Consider the following suggestions when planning both outdoor and indoor events this summer to reduce the risk of a lightning strike.• Watch the weather. Pay attention to your local weather forecast before participating in outdoor activities. If there’s a chance of thunderstorms, consider rescheduling or moving events indoors. If that’s not possible, have an emergency plan in place in case a severe storm rolls in and designate a sufficient nearby structure as an emergency shelter.

• Stay inside. If severe thunderstorms are imminent, go indoors and wait until they pass. Safe, enclosed shelters include homes, schools, offices, shopping malls and vehicles with hard tops and closed windows. Open structures and spaces do not provide adequate protection.

• Duck and crouch. If you’re caught outside during a severe storm, it’s important to crouch low on the ground, tuck your head and cover your ears to help protect yourself from harm. Do not lie down; lightning strikes can produce extremely strong electrical currents that run along the top of the ground and laying horizontally increases electrocution risk.

• Turn off faucets. During a thunderstorm, lightning can sometimes be conducted through the plumbing. Avoid any type of contact with running water, including bathing, showering, and washing your hands, dishes, or clothes.

• Turn off electronics. All electrical appliances—televisions, computers, laptops, gaming systems, stoves, and more—that are plugged into an electrical outlet could carry a current from a lightning strike. Surge protectors will reduce the risk of damaging electronics.

• Stay away from windows. Not only is lightning a threat, but high winds and hail create flying debris that could be harmful during a thunderstorm. Close all windows and doors and keep away from them.

Policies:

LOST AND FOUND ITEMS: All lost and found items are donated on the 5th of each month. Lost and found is located in the hallway by the kitchen in the small cabinets. (Jewelry, watches, cell phones etc. will be held in the front office).

TENNIS/PICKLE BALL PROCEDURES: If you wish to use the tennis courts, please stop by the front office and sign in for a key. If you are playing in twilight hours, turn the tennis lights on outside the courts in the metal box. Lights will automatically go off at 9:15pm.

WEIGHT ROOM ETIQUETTE: Residents, please respect our homeowner’s policy that no children under the age of 13 years are to be in or using the weight room. All children 13 to 18 years of age must be accompanied by an adult resident if they have not done a youth orientation. Any questions please see MaryBeth at the front desk.

GUEST POLICY: 5 Guests per household per day: first 2 guests are free. Guests 3, 4, and 5 are $3 each and must be accompanied by an adult resident.

Garden Tips for AugustHomegrown and Hazard-Free

Ready, aim,… hold it! Instead of reaching for the canister of insecticide to defend your garden against insect invasions this summer, try a few organic measures first and avoid using toxic substances unless necessary.

Many tiny, soft-bodied insects such as aphids, whiteflies, or thrips can be controlled simply by hosing them off plants with a strong spray of water, or by the use of insecticidal soaps. Soaps are nontoxic to humans or animals and will degrade rapidly in the environment. They work by penetrating the skin of these insects causing cells to collapse and insects to die.

Insecticidal soaps may be purchased at garden centers, or you can make your own by mixing 3-4 tablespoons of dishwashing liquid with one gallon of water. Spray plants during the cooler times of the day – never at high noon when the sun is hot, or damage could be done to the plants as well.

With the rain we’ve had recently, or with excessive watering, slugs are often found slithering on leaves of lettuce and other broad-leaved plants. Thinning plants that are too close together will provide better air circulation and a drier, less slug-prone environment, but other things may be done as well. Slugs need a moist surface to move about. A light sprinkling of diatomaceous earth is a good organic method of control. Widely available in nurseries, diatomaceous earth is an abrasive dust which effectively pierces the bodies of these invaders – and causes no harm to birds or other critters that might eat the slugs.

Let us not forget mention of the most damaging problem to tomato growers – the tomato hornworm. Often measuring three inches in length, this voracious feeder can easily strip leaves and eat ugly holes into fruit. Hand picking of worms is effective, but difficult since they blend into the color of plants.

Bacillus thuringiensis (Bt) is an organic measure to control hornworms and other caterpillar pests. It works by infecting caterpillars with a bacterial disease that causes their demise. The disease is purely insect-borne and also is not harmful to birds or to the people harvesting their garden produce.

Aside from insect problems, fungal diseases may be appearing now in home gardens. These are often the result of inappropriate cultural methods – for example, watering late in the evening will allow leaves to remain wet through most of the night. Fungal diseases require a moist environment and we create this by watering too late. Water either earlier, i.e. before 8:00pm so that leaves will dry quickly, or during early morning hours. Better yet, employ a drip irrigation system so that water is put directly onto the ground without touching leaves.

Should diseases appear, sanitation is the first line of attack. Pick off and dispose of diseased leaves. Toss them into the trash rather than compost pile so they will be removed from your yard. Fungal problems can also be controlled organically by use of sulfur sprays, following label directions carefully.

Organic controls are not overnight fixes to insect problems. It may take several days before much difference is noticed. The benefit, however, of knowing your garden is free of harsh insecticides makes the wait more than worthwhile for organic gardeners. As always, make sure you read the label thoroughly before applying anything to ensure maximum effectiveness and proper application technique.

What Happened At...RECAP: RECORD OF PROCEEDINGS OF

THE STROH RANCH COMMUNITY ASSOCIATION BOARD OF DIRECTORS MEETING

July 9, 2018

CALL TO ORDER The Board of Directors for the Stroh Ranch Community Association, Inc. met at 5:34 p.m. on July 9, 2018 at the Creekside Recreation Center. Present were: Directors O’Connor, Pritchard, Denny and Overbeck, along with Mark L. Eames, PCAM with PCMS. There were several homeowner members in attendance for the meeting.

DISCLOSURE OF POTENTIAL CONFLICT OF INTEREST

Director O’Connor noted that all general disclosure statements have been filed on behalf of the members of the Board of Directors as required by Colorado State Statute and are maintained as part of the Association’s corporate files.

CONSENT AGENDA

Upon review, a motion was made, seconded and without public comment, unanimously passed to approve the following consent agenda items as amended:

a. Record of Proceedings for May 14, 2018, with the correction that Director Overbeck was not in attendanceb. June 30, 2018 unaudited financial report

OFFICER AND COMMITTEE REPORTS

LEGAL UPDATES

The Board went on to review the status of all legal actions that are currently in place with various homeowners in the community. The Board of Directors reviewed a proposed foreclosure resolution for the home on Buckhorn Creek Street. Upon review, a motion was made, seconded and without public comment, unanimously passed to approve moving forward with the foreclosure resolution and authorized the President to execute the resolution.

COMMITTEE REPORTS

Architectural Committee: Two owners requested a variance to the Architectural Committee’s decision to their architectural requests.Hollow Creek Drive: Owners have requested a variance to the Architectural Committee’s decision to deny their request to paint the brick on the home. Upon review, Mr. Eames was asked to contact the owner and have a sample of the body color of the home painted on the home near the masonry so the Board can drive by and take a look at the proposed body color next to the current masonry color on the home. Bonney Street: Owners have requested a variance to the Architectural Committee’s decision to deny their request for landscaping as it does not comply with the Community-wide Standards document. Upon review, the Board requested that the owner resubmit the plan landscape with the intent of making it a little easier to understand the various proposed plant locations for both the front and rear yards. Parking Advisory Committee: No official report.Activities Committee: No official report.South Parker Preservation Committee: No official report.

MANAGEMENT REPORT

Mark Eames reviewed the written management report as provided to the Board of Directors in their monthly Board packet, along with reviewing the updated status of alleged members in violation of the covenants. The Board discussed a comment/concern provided in their meeting packet related to services by The Garbage Man and a suggestion from a resident to publish all of the names/addresses of residents in the community who have obtained a parking variance.

UNFINISHED BUSINESS

SRD Vacant Parcel Update: Director O’Connor provided an update on the status of the SRD parcel and indicated that there is a public hearing scheduled for August 23, 2018. Notice of this was sent out to the community on a postcard via USPS and sent out via the community E-news.

NEW BUSINESS

Town of Parker Large Vehicle Parking Ordinance Discussion: The Board of Directors reviewed the correspondence that Director O’Connor obtained from the Town of Parker regarding a change to their policy for large vehicle parking. After a brief discussion, it was unanimously agreed that the Association would take no further action on this business matter.Proposed 2019 Budget: Mr. Eames reviewed the first draft proposed 2019 budget with the Board of Directors. Upon final review it was agreed that the Board would take final action on the proposed 2019 budget at their September 10, 2018 Board meeting.Homeowner Member Public Forum: Owners in attendance at the meeting discussed general items such as neighbor complaints, commercial vehicle parking in the community and the community parking patrol enforcement process.

ADJOURNMENTThe next regularly scheduled meeting of the Board of Directors was scheduled for the 10th day of September, 2018 at the Creekside Recreation Center. There being no other business to come before the Board, the meeting was adjourned.

Before the Bell Rings: Back to School Safety

As boys and girls throughout the community sharpen their pencils and get ready to head back to class, it’s important to ensure they have a safe school year. Here are some tips on how your family can be proactive and avoid potentially harmful situations:• Make sure your school has your child’s updated emergency contact information. Write down any specific instructions that should be followed in case of an emergency, and have the school keep them in your child’s file.

• Talk to your child’s teachers before classes start and alert them to any medical issues your child has. Also, explain to the teacher what he or she should do if the medical issues arise—such as an allergic reaction, asthma attack or seizure—and provide school personnel with emergency medication such as EpiPens® (Epinephrine Auto-Injectors) and inhalers.

• Help your children memorize important phone numbers so that they know how to get in touch with you and other trusted adults. Also, make sure those numbers are programmed into their cell phones, or provide them with a list of phone numbers that they can keep in their backpacks or wallets at all times.

• Let your children know exactly who they can go home with after school if their regular ride can’t pick them up, and make sure they know not to accept rides from people who aren’t on the list.

• If your children will be walking to school, walk the route with them several times before classes start to make sure they understand traffic laws and can walk the route on their own. Also, find a friend or sibling they can walk with, and make sure they always use the buddy system.

• Show your children which houses in the neighborhood they can go to in case no one is at home after school. Talk to the School board to see if there are any official safe houses in the community that your child can go to.

• Report reckless drivers to the police to help make sure the neighborhood remains safe, particularly during times when kids are going to and returning from school.

The mission of Clothes To Kids of Denver is to provide new and quality used clothing to preschool through 12th grade students from low-income or in-crisis families in the Denver Metro Area, free of charge. Their values include:

In 2002, working as school volunteers, Jode Eye and Marie McClung saw first-hand that inadequate clothing was a barrier to success among low-income children and youth. After some research, the two women discovered a tremendous need within their community for clothing for students and worked together to found the first Clothes to Kids in Florida.

In Denver, Gail Cerny, a volunteer serving in Colorado schools, also recognized a striking number of students without adequate clothing, which noticeably impacted their peer interactions, school attendance and ability to build self-esteem. After examining possible ways to meet this need in the Denver community, Gail visited the Clothes to Kids store in Florida in January of 2007. She was so inspired by the impact Clothes To Kids was having that she joined forces with Joyce Meyers, Lesa Butler and Mary Overington to found Clothes to Kids of Denver (CTKD), which opened its doors on September 2, 2008.

Today, CTKD provides hundreds of free school wardrobes each month to students from low-income or in-crisis families and has built a strong reputation among schools, human service agencies, shelters, hospitals, clinics and faith communities across the Denver Metro Area, which have come to rely on CTKD to meet the clothing needs of students from low-income families.
