It has been almost a year since we first researched the cost of additional signs, so between now and October 5, we will confirm and update the actual cost for each sign. 1 pkg Lemon Cake Mix 4 med Eggs 1 1/3 cup Water 2/3 cup Oil 1 pkg Lemon Jello (3 oz box) 1 1/2 cup Powdered Sugar 2 large Lemons (juice of 2 large lemons) Directions: Heat oven to 350 F. Grease and flour a 9x13-inch pan. Stir together lemon cake mix, eggs, water, oil, and jello mix. Pour into prepared pan. Bake for 30 minutes. When the cake comes out of the oven, pierce all over with a 2-tined fork. Mix powdered sugar and the lemon juice. Pour over the warm cake and smooth with a spatula.

Pet Parade and Fall Celebration October 28 at 4:00 - 7:00 p.m.

Join your neighbors for our annual Costume Pet Parade on Saturday, October 28. Registration for the pet parade is $10 per pet in costume. The proceeds will be be donated to the SPCA.

This year's parade will be followed by a wine social in the park sponsored by BPNA and the Friends of Exall Park. This fall celebration is a great chance to have a little camaraderie with your neighbors. Bring your favorite beverage with extra to share. You may also want to bring a light snack or treat to contribute to the celebration. Join us to make this a real Bryan Place event!

From the security desk… Howdy neighbors! I hope everyone is enjoying the coming of Fall and soon-to-be cooler temperatures. This month I am going to focus on a few ideas to help make your home more secure. I have touched on these before, and it is always a good idea refresh our memories. According to the FBI, in 2012, there were 2.1 million burglaries reported in the United States. That equates to 1 every 15 seconds. For most, buying a home security system can decrease the risk of being burglarized, or at least give peace of mind. But before you buy a system here are a few simple, low- or no-cost measures that could deter someone from targeting your home. 1. Have a household meeting with the goal to make home security a habit. All persons in the house should

be involved. Here are a few habits to consider: locking windows and doors when leaving, after entering, and at bedtime; do not open the door to unwelcomed guests; secure your home even when doing work around the house or yard; close and lock the garage door.

2. Have the police perform a walk-through and perform a security inspection. Several in our neighborhood have already done this. It can be very helpful.

3. Organize a burglary. Have a trusted neighbor roam through your house for three minutes and find as many valuables as possible. Then hide the valuables in more strategic places. It might be worth considering a small safe or off-site storage.

4. Remove the “hidden” key. Instead give a copy to a trusted neighbor. Most devices used to hide a key these days are not so secret.

5. Place keys and garage door remotes in a smart spot and not near the door or visible in the house. 6. Add security signs or stickers near all entryways, whether you have a security system or not. A “beware

of dog” sign can also be useful. 7. Lock up the ladder. Don’t store a ladder outside. This could be used to gain access to a second-floor

window or balcony. 8. Light up the outside. Purchase and install lighting with motion sensors at each entry point. 9. Install timers. These create a sense that someone is home. Timers can be used on lights and TVs. 10. Secure air conditioners. Unsecured window air conditioners could provide an easy point of entry for a

would-be burglar. Make sure to use window locks or corner braces. 11. Eliminate hiding spots. Trim and prune plantings. Overgrowth is always a good place to hide. 12. Check windows. Make sure window locks are operable. Replace if not. 13. Assess doors. Replace hollow doors with solid-core or metal-clad. Given that many of us have a sliding

glass door, it is good to use a wood dowel or safety bar in the interior floor track. 14. Replace weak locks. It is best to have a grade 1 or 2 dead bolt lock that penetrates the door frame. Easily

bought at Home Depot, Lowe’s or similar store. The strike plate must be heavy duty, made of solid metal or brass, with six three-inch long screws that penetrate the door jamb/frame.

Just a few ideas to think about. Again, many of you know this stuff but it’s always worth a refresher. I hope everyone has a nice fall season. Until the next time, be observant, vigilant, and neighborly.

Our Bryan Place Neighborhood As-sociation October Yard of the Month is Jim Gutmann’s at 3212 Basil Ct. Over the summer Jim transformed his front yard into a tropical para-dise. He has added color with over-sized blue and terra cotta ceramic pots filled with a variety of Yuccas, Whale’s Tongue Agave, Sago Palm, Italian Juniper, and the every popu-lar Potato plant. The ornamentals include a Texas Windmill Palm, a Banana tree, and some Texas Moun-tain Laurel. The only word to de-scribe Jim’s yard is lush. You can occasionally find Jim enjoying morning coffee on the granite table and stools hidden among the lush palms. Jim, thank you for a land-scaping vision that adds to the uniqueness of Bryan Place.

EXALL PARK VOLUNTEER/CLEAN-UP DAY!! Saturday, October 7th, your Exall Park needs your help. We are going to have a clean up day in the park. We have some beds that need to be cleaned out and some small paint jobs to take care of. Several of the flowering beds have been overtaken over by "KANNAS." They are out of control in Exall Park. We are going to be removing several of them and would welcome anyone who would like to help themselves to as many as they may want to take home. We will begin work around 8:30ish-9:00ish A.M. and hope to have everything taken care of by 11:30ish. We have the "Hamburger Man" coming out to the park that Saturday and will be serving hamburgers and cookies to all our hard working volunteers. Please plan to come join us if you are able. Monthly BPNA Board Meeting!

The Bryan Place Neighborhood Associa-tion board will meet on November 6 at 7pm in the pool club house located on 3030 Adolph Street. Remember, anyone can attend these monthly meetings and we encourage your participation. Next month’s meeting will be held on November 27 at the same location. Be sure to put it on your calendar.

President’s Message Thanks to everyone who responded to the Bryan Street Station survey. The developer, Robert Clinesmith, was seeking BPNA support for a development plan for the property on Pavillion and Bryan St. His preferred plan would have include angled parking on Pavillion and a special use permit from the city.

Eighty percent of you objected to the angled parking, citing safety concerns for both pedestrians and increased auto traffic. Mr. Clinesmith has been notified, and while he is disappointed, he is understanding of our position. He is back to the drawing board, seeking a design that will meet the current code restrictions.

Therefore, we ask that you be extra careful when driving through our narrow streets Halloween night. Lots of Changes Happening Its hard to turn our heads in any directions nowadays without our eyes catching sight of cranes roaming the airspace surrounding Bryan Place and its immediate neighborhood. A most recent example of this crane dominated spotting is at Good-Latimer Expressway and Pacific Street, near DART's and Deep Ellum commuter rail station. Westdale, KDC, Street Lights Residential and Vine Street Ventures have teamed up and begun building a magnificent transit-oriented project in the lot owned by Westdale since mid-1990s.

The 8-acre Epic high-rise complex in Deep Ellum neighborhood is projecting a completion date somewhere in late 2019. Construction will surround the historic Knights of Pythias Temple, built in 1915 at Elm and Good-Latimer. The developer claims Epic will complement Deep Ellum and provide state-of-the-art office space, residential and hospitality to the neighborhood, further contributing to Deep Ellum's resurgence and sustainability as Dallas' most unique urban neighborhood.

Westdale is one of the largest and oldest property owners in the Deep Ellum district and is leading the 250,000-square-foot, 10 floors Epic office tower development. The tower is anchored to the external streets with a parking garage at its base. Additional retail spaces are provided at ground level within the building core and open towards a new inner street. Tower is topped with a fitness center, amenity deck and rooftop café offering extraordinary panoramas of Deep Ellum and downtown. Dallas Street Lights Residential will also build a 20-story apartment tower in the Epic project adding a 300-unit residential tower that the developer claims is inspired by the classic architecture of Main Street and industrial buildings in Deep Ellum.

The Knights of Pythias Temple, also known as the Union Bankers Building, noticeably one of the most unique buildings of Deep Ellum and a landmark, will be preserved and carefully transformed into a 164-room boutique hotel called the Pittman Hotel. The conversion will occur without purging the building’s original integrity and features, keeping its rich history at the focus so that the building can still be cherished by guests who will be occupying it from time to time.

This is an admirable example of integrating the old with the new in a positive yet meticulous way that potentially results immense influences on not only the Deep Ellum neighborhood but the entire downtown area. In other words, given the limited number of older buildings available to redevelop and fewer vacant lots left in downtown, we will continue seeing competitive new construction projects pairing with revitalization of existing structures to meet the demands of the tremendous growth currently transpiring throughout DFW.
