Purchase of individual land parcels available
DANIA POINTE is offering to sell one or more of the proposed office land parcels or create a development team to lease anddevelop the office parcels as Class A single-tenant or multi-tenant corporate or medical office buildings.
506,000 SF of office space is currently entitled with the City of Dania Beach under the PMUD ordinance and the relatedDevelopment Design Guidelines (“DDG’s”) approved for Dania Pointe. The 506,000 SF of office capacity is also part of anexisting approved perimeter plat to be recorded in Broward County, thereby requiring no additional approvals other thanspecific site plan approval from the City of Dania Beach for each of the office buildings. Dania Pointe will be providing waterand sewer connections to the site, and will be creating all of the storm drainage necessary for the initial office development.
Possible future approval of an additional 500,000 SF
The DDG’s approved by the City provides capacity for 1,000,000 SF of office use in Dania Pointe, which would thereby allowan additional 500,000 SF of future office development. To develop the additional square footage, there will need to be afuture traffic study and an amendment to the Plat Notes. Dania Pointe is currently working with the Broward MetropolitanPlanning Authority (“MPO”) to recommend to the Florida Department of Transportation (“FDOT”) that the ramps on I-95 atStirling Road and Griffin Road be upgraded, to create sufficient capacity to allow the additional 500,000 SF of office capacityalready allowed by the DDG’s.

Included in this memorandum is a preliminary site plan and rendering, showing three initial buildings with separate pre-castparking structures. The preliminary site plan is for guidance only and will be subject to revision to accommodate anyparticular developer or user requirements. The site plan can be adjusted to change the size of the floorplates, heights of thebuildings or total GLA of each building. It is also possible to redesign the site plan to allow for parking within each individualbuilding to raise the height and visibility of the building and to add convenience to tenants.

FORT LAUDERDALE AIRPORT
Fort Lauderdale-Hollywood International Airport is one of the fastest-growing airports in the US. It is ranked as the 21st
busiest airport in the country and contributes $3.5 billion to the local economy. Airport traffic has grown steadily from 6
million annual passengers (MAP) in 1980, to 16 million annual passengers in 2000, to more than 26 million passengers
today. By 2020, Ft. Lauderdale-Hollywood International airport is projected to handle 36 million passengers annually.
The airport is in the midst of a $2.3 billion capital improvement project. The most ambitious project involved a $791 million
expansion of the airport’s runway. This project is forecast to create more than 11,000 construction jobs. Also included is a
six-year, $450 million expansion of its international terminal, which is intended to help foster international traffic growth.
There are also a collection of other projects that will help modernize and foster growth for the airport.

PORT EVERGLADES
Port Everglades is ranked as the second busiest cruise
port in the world. The Port generates more than $29 billion
to the local economy and more than 226,000 jobs are
impacted by the Port. Port Everglades is a top-tier cruise
port that services almost 4 million passengers a year,
representing a significant percentage of the weekend air
travel into Fort Lauderdale Airport. It is also home to two of
the largest cruise ships in the world. Along with the Port of
Miami to the south, Port Everglades is taking major steps
to modernize itself for the future and the widening of the
Panama Canal. Port Everglades is undergoing
monumental capital improvements of $1.6 billion to
improve productivity. It’s 20 year Master Vision Plan was
approved in June of 2014 and will result in over 150,000
new jobs statewide.

Greater Ft. Lauderdale / Broward County has experienced tremendous growth over the past several years, ranking second inyear-over-year employment increase among all 32 metropolitan areas in the nation in 2014, according to the U.S.Department of Labor. Over 21 companies either relocated to or expanded in Broward in 2014, adding hundreds of jobs andmillions of dollars in salaries and capital investment. Employers such as American Express, Magic Leap, Chiquita Brands andothers are taking advantage of the skilled and multi-lingual workforce and link to Latin America to relocate or increase theirpresence in the area.
ECONOMYFort Lauderdale has grown from a small suburb of Miami to alarge regional employment center. Fort Lauderdale is a rich blendof corporate and regional headquarters, small businesses, andinnovative startup companies. There are economic opportunitiesfor all types of companies and businesses. Fort Lauderdale has astrong finance and professional/business services component inits economy. Fort Lauderdale’s economy has improved since theGreat Recession, and employment is projected to grow by anaverage of 2.4 percent per year over the next five years.

BROWARD COUNTY OVERVIEWBroward County has a population of approximately 1.9 million people and is broken into eight submarkets according to CBREEconometrics. According to the Bureau of Labor Statistics, through December 2014, Broward added 28,600 jobs over theprevious year. The unemployment rate in December 2014 dropped 30 basis points from November to 4.5%. Broward’s jobgrowth is just behind Orlando in the hierarchy of Florida’s large metro areas. Strong job growth has been seen in residentialconstruction and governmental positions with no sectors losing jobs in December. Broward’s neighbor, Miami-Dadecontinues to force spillover growth into the county with its international tourism and housing. Additionally, as Miami becomesa pricier tourist destination, Fort Lauderdale is poised to benefit as the more affordable alternative. A bevy of constructionprojects and spillover growth from Miami will enable Broward County to outpace the nation in the near term. Proximity toMiami will also be an asset in the long term, as will robust tourism, above-average population gains and steadily increasinginternational trade.
