South of the city of Fort Lauderdale, the Hollywood Submarket is a center for employment in healthcare and retail trade, and its two main office nodes are along Hollywood Boulevard and Sheridan Street. Some of the major em-ployers here include Home Depot, Lowe’s, Target, and Kmart. Some of the largest owners are MetLife, Yashasim LLC, WSG Development, Seminole Tribe of Florida, and GRE Properties. The vacancy rate was one of the tightest in the metro through late 2017.
Fort Lauderdale’s employment gains continue to outperform the nation’s. Like all of South Florida, Fort Lauder-dale is benefiting from sizable population growth, which will help maintain job growth in the education and health services sector. The metro has a higher-than average concentration of jobs in the professional and business ser-vices sector. Growth in these white-collar jobs has outpaced the national average over the last 10 years and is ex-pected to continue to do so. HOLLYWOOD BLVD COMPLETE STREET PROJECTS
In May 2013, the City successfully applied for a grant from the Broward Metropolitan Planning Organization (MPO) for a “Complete Streets” project along Hollywood Boulevard from City Hall to Dixie Highway. The City was awarded a grant for approximately $7.6 million with the caveat that the design incorporates “Complete Streets” guidelines. This project will be Broward County MPO’s flagship project and will serve as a model for future County “Complete Streets” endeavors
CONSTRUCTION START: July of 2017
CONSTRUCTION DURATION: 1.5 – 2 years
A summary of improvements that the plan proposes for this area is as follows:
• New paving, striping and surface drainage configuration
• New colored concrete walks
• New pedestrian cross walks with center refuge median and center walkway spline
• New 5-foot wide bike lanes with buffer zone
• New pedestrian scale lighting
• New ornamental plantings along the corridor (trees, palms, flowering shrubs and groundcover)
