In my book, a property must sell five times. First, to the Real Estate Agents and then to the Buyers. Once an offer is accepted, a property must sell three more times. And, it could be one strike and you’re OUT…....of a sale.
After the agents and the buyers, it must be sold to the Home Inspector. And, 20% of all sales fall apart due to the home inspection.
Once that hurdle is crossed, the Attorneys get involved. And, since the Seller’s Attorney draws up the contract, there will be changes the Buyer’s Attorney will want to make. These changes must be agreed to by all parties involved.
If financing is needed, the last one in line is the Bank Appraiser. The appraiser must make sure it is worth the selling price in case the buyer defaults on the loan.
Here are some steps a seller can take before and after.
A home pre-inspection by a respected Home Inspector will give the seller the heads up on issues and the oppor-tunity to make repairs.
Rather than involve the Attorney with every issue, sellers can help by getting any non-legal issues settled upfront before the attorneys get involved.
Bank Appraisers are hired by Appraisal Management Companies and sometimes the appraiser is from outside the area. A Seller’s Agent can help by making sure the appraiser is local and by providing property and neighborhood sales data.
As you can see, it takes some doing before a property is really SOLD!
