Remodel With A Sound Financial Blueprint

Home renovations need to be planned with care. You don’t want to spend so much money improving your home that it becomes significantly more expensive than other homes in the neighborhood.

Here are some strategies for planning a remodeling project that makes financial sense:1. Decide what your primary objective is. If resale is

your biggest concern, a minor kitchen update may enhance resale opportunities more than adding a home office.

2. Decide how to finance the renovation. There are three basic options: refinancing, home-equity loans and home-improvement loans. If you have little or no equity in your home, lenders are more apt to approve a home-improvement loan, which usually costs an extra point (percentage of the loan). Refinancing is taking out a larger mortgage than you had before, but the loan is based on the projected increase in value of the home after renovations. Home equity loans are similar but usually carry lower closing costs offset by paying a half a point at closing. To see which financing option works best for you, have your bank calculate and compare the price of the loan, closing costs, and future interest costs.

3. Avoid credit card debt. Don’t ever finance a home-improvement project with a credit card. Interest payments are not deductible, and the interest rates are too high.

Cranberry Salad Try this recipe for a colorful side dish on your Thanksgiving table - it's also delicious in turkey sandwiches:๏ 2 cups cranberries๏ 1 package lemon jello๏ 1 cup water๏ 1 cup of sugar๏ grated zest of 1 orange ๏ 1/2 cup celery, finely chopped ๏ 1 cored apple (with skin on), grated

Boil 1/2 cup of water and stir and dissolve jello; add 1/2 cup cold water and put in fridge for an hour (it should be starting to jell but not firm). Chop cranberries in blender and combine with all other ingredients in Jello - let set till firm in fridge; three to four hours.

Watch For Sugar Hidden In FoodsYou know that avoiding sugar is one key to

maintaining your weight and your health. But do you know all the supposedly “healthy” foods that sugar can be hiding in? Be on the lookout for these hidden sources of unnecessary sugar in your diet:✦ Salad dressing. A dressing that’s low-fat or fat-free can

contain 5-7 grams of sugar per serving. ✦ Flavored yogurt. Yogurt may provide protein, but the

fruity varieties often include up to 25 grams of sugar per 6-ounce serving. Buy plain yogurt and add your own fruit instead.

✦ Pasta sauce. Commercial pasta sauces frequently add sugar as a flavor enhancer. Skip those that list sugar among the first three ingredients.

✦ Granola bars. Oats, nuts, dried fruits are all good, but the extra sugar added to most granola bars (along with trans fats) can undercut their nutritional value.

Taking An Obstacle... And Created An Opportunity

Good ideas can be found in the most unexpected places. Here are two business ideas that sprang from challenges that would have meant failure to most people:★ During the construction of a high-speed railway line in

northern Japan, a long tunnel had to be drilled through Mount Tanigawa. Water from the snows melting on the mountain’s peak seeped into the tunnel, and engineers had to design a system to drain it. One maintenance worker suggested bottling the pure mountain water and selling it. The water was marketed under the name Oshimizu, sold in vending machines at train stations, and went on to encompass fruit juice and tea products sales of $50 million a year by the mid-1990s.

★ An entrepreneur went to California during the Gold Rush the 1840s to seek his fortune, but instead of panning for gold, he planned to sell tents to the thousands of treasure hunters. To his disappointment, the weather was so mild that most of the miners were able to sleep out in the open instead of investing in his tents. So he cut up his products and used the thick cotton material to stitch heavy, durable work pants. They became a hit, and the man’s name, Levi Strauss, is a household name today.

America.
