Notes for the guidance of Tenants NOTE Digital photographs of the interior of the property have been taken at the time of making the inventory for future use. These can be viewed if requested Décor This property is decorated to a good standard except where noted Cleaning: house This property is cleaned to a good standard except where noted Carpets The carpets are cleaned to a good standard except where noted Curtains The curtains are all clean except where note Appliances The appliances were all clean except where noted Windows The windows are clean except where noted. Please note that the property must be left in like condition on departure. Appliances must be cleaned thoroughly, including defrosting freezer. All rubbish and non-inventory items must be removed from the premises. Garden The garden, if applicable, should also be left in like condition. Light Bulbs and Smoke/Carbon Monoxide Alarms It is the Tenant’s responsibility to supply replacement light bulbs and batteries, when necessary General All sockets and switches are in good condition, unless otherwise noted. Permission must be sought for installation of any further TV/satellite services or telephone lines. Checkout Tenants are advised that inventory checkout will take place within 48 hours of their departure and that it is in their best interest to be present. At this time, the property must be ready to be handed back and the keys returned. During winter months, heating should be left on low, on vacation. On vacation of the property, all items must be returned to the same position that they were at the outset in order to facilitate an easy check and avoid delays in the checking procedure. It may be helpful for the tenant to note the following "Check-out" procedures:
1. All items should be placed in the rooms described on the inventory. 2. All china, glassware, kitchen utensils, etc., should be clean and accessible. Any packed away during the duration of the tenancy must
be unpacked, cleaned and returned to the correct position. 3. It is expected that the property will be in immaculate condition of cleanliness at Check-out so hiring a cleaning company is advised. 4. Beds should be made up including all bedding properly laundered and ironed. 5. All keys must be available and labelled clearly. 6. You must be ready to vacate the property and hand over the keys at the appointed time.
The following notes have been written to help facilitate a problem free move at the end of your tenancy. It is the tenant's responsibility to return all items to their original position at the end of the tenancy. Should the inventory clerk have to search for items it may result in charges being made to the tenant. Heavy items of furniture that have been moved should also be returned to their correct positions. The managing agent or landlord must be informed of any items removed from, or added to the property. Failure to do so may result in charges being made for replacement of items removed. All items on the inventory are assumed to be in good, clean, undamaged order unless qualified by a marginal note. Cleaning All cleaning must be thorough. The main areas of concern are sanitary ware, windows, hard floors, woodwork, kitchen appliances, including kitchen units, shelves, ovens, cooker hoods, and refrigerators, wardrobes and drawer units, linen and bedding. If the standard of cleaning is not satisfactory, the agents or landlord will employ a contract cleaner and their account will be added to any charges deducted from deposit on check-out.
Carpets All carpets should be thoroughly vacuumed. They should be professionally cleaned when exiting. You will be charged to clean any staining or soiling. Compensatory costs will be made towards any further damage such as stains or cigarette burns. If a carpet is badly marked or damaged, you may be charged for a part or all of the cost of replacement. Crockery, China and Utensils These items will be checked for soiling, chips, burn marks, loose handles to pans, and such like. If damage has occurred beyond fair wear and tear, compensatory or replacement costs will be added to the Check-out report. Decorations It is accepted that during the course of normal day to day living a few marks and scuffs will appear on walls and woodwork. However, should the marking be found to be excessive, charges will be added to the Check-out report. For example, hooks and nails driven into walls, Excessive furniture rubbings, pencil or crayon marks, tears to wallpaper, excessive damage to woodwork. Beds Beds, bases, mattress, and pillows will be examined for staining and damage not previously recorded on the inventory. Charges will be made in the form of cleaning charges, or compensation, or a percentage of the replacement cost as appropriate. Linen and bedding, if any, should be left clean and pressed and beds made up. Polished Furniture Polished furniture will be checked for scratches, ring marks, burns, soiling and damage to joints, and charges made as appropriate. Repair costs and re-polishing costs are high. It is your interest to take steps to protect the furniture with mats etc. Soft Furnishings It is expected that these will be in a similar condition to the start of the tenancy. Any staining, soiling or excessive discolouration will attract cleaning charges. Keys All keys listed on the inventory should be kept safely and handed back at the end of the tenancy. Should any keys be lost, you may be charged replacement costs for the locks. If you have extra keys cut, these should also be returned. Gardens If the owner has not employed a gardener at the property, you will be required to maintain the garden. This includes the cutting of lawns, weeding of beds, and maintaining the garden according to the season. This may include trimming bushes and shrubs, but it is suggested this is confirmed with the Managing agent prior to taking action as they may need specialist treatment. If the standard of the garden is found to be untidy, compared with the commencement of tenancy, most Managing agents or Landlords will employ a contract gardener and their account will be added to the Check-out report. Check-out appointment It is most important 1. That all cleaning has been completed prior to this time. 2. That all personal items have been removed. 3. The property is ready to be handed over and the tenant ready to vacate. If you are not ready to leave, it may not be possible to carry out the Check-out. In this case a return visit will be necessary, and a charge will be added to the Check-out report. At the termination of the tenancy the inventory will be checked and any obvious or significant discrepancies will be reported to the Managing Agent/Instructing Principal. This report will indicate whether, in our opinion the tenant is liable for the deterioration or whether it is considered fair wear and tear. Normal fair wear and tear will be assessed on the length of the tenancy and type of occupancy. Disclaimers Working order and condition This Inventory relates only to the furniture, furnishings and all Landlord’s equipment and contents in the property. It is no guarantee of, or reports on, the adequacy of, or safety of any such equipment or contents, merely a record that such i tems exist at the property as at the date of the Inventory and a superficial condition of the same. Where an Inventory is compiled at an old property, it is understood that the condition of the fabric and contents are normally age worn and age marked unless otherwise noted Structural This inventory does not constitute a structural survey and any structural faults do not appear. Fixtures and fittings are listed and described only and are not a report as to the working condition. Description Where the words ‘silver’, ‘chrome’, ‘oak’, ‘pine’ etc are used, it is understood that this is a description of the colour and type of the item and not the actual fabric, unless documentary evidence is available. The description of the listed items is for identification purposes only and we do not attempt to determine or pass an opinion on whether an article is genuine or reproduction. New items will only be described as such when they are in a new building, still in their wrappings, or with a receipt. Reference to wall numbers i.e. wall #1, will always be the wall that the door or entrance way is situated in and then
round in a clockwork motion from there. Maintenance Any maintenance problems found either at the commencement of the tenancy or during the term of the same, should be reported promptly and directly to the Agent/Owner, not the Inventory clerk. Furnishings Where the Inventory states ‘fire regs labels seen’, this is taken that labels are present on items of furniture that indicates these items comply with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 – as amended 1993. It is however not the responsibility of the Inventory clerk to state that these items do comply with these regulations. Curtains are described with an approximation of length i.e. Sill/skirting/floor length. Responsibility is not taken for noticing minor shrinkage caused by cleaning or washing. Fire Safety Equipment If smoke detectors/carbon monoxide monitors, are present and replacement batteries are needed between maintenance visits or periodic tenancy checks, it is the Tenant’s responsibility to replace and frequently check the working order of the same. Any faults should be reported immediately to the Agent/owner. General This Inventory has been prepared on the accepted principle that all items are free from any obvious soiling, fault or damage except where stated. The term ‘good’ is noted as a guideline for this. Loft & Cellars Lofts & Cellars are not covered on this Inventory unless they are converted and safely accessible. Contents will therefore not be noted or checked at commencement or check out. Locked rooms Belongings left by the owner in a locked room or outbuildings, will not be Inventoried and are the sole responsibility of the Landlord. Windows and doors All latches and fittings will be checked but windows are not all opened to test if they are operational. If they are not; this should be reported as a maintenance fault. Doors are checked where keys are provided. Heavy Items Heavy items of furniture such as kitchen appliances, wardrobes and beds, will not be moved and the Inventory clerk will not be responsible for the condition of any flooring underneath, or areas surrounding such i tems that cannot be seen. Ownership Note: This Inventory remains the property of Prestige Inventories and shall not be used or copied without their written permission.
