EDUCATIONThe HBA will implement a Leadership Series for companies and the executives in our member companies. The focus will be on how you, as a company executive, can become more effective and improve your leadership skills. The leaders of the HBA will evaluate entrepreneurship courses as well to help you run your business on a day to day basis better. Sales training will be evaluated as a possibility in our offerings. We will look into online education as an option to keep the HBA competitive and vibrant.

COMMUNICATIONWe will evaluate new options to create an improved website and database for the members to use. Expect to see a consumer based website with a member portal for your use. We will also examine a school based portal for our students, teachers and staff at the Enzweiler Building Institute. As part of a new website, look for the option to pay your bills at the HBA online. We will evaluate enhanced directory listings for you on our website. Public Relations services may be an option for you to purchase through the HBA. We get our word out and would like to do the same for your company.

EVENTSMake no small plans! Expect to see one signature event per month. We are taking every opportunity to schedule these events on the first Thursday of every month, with a few exceptions, in order to make scheduling easier for you. Our events will be bigger, better and more exciting in 2016! This month’s Membership Kick Off at the New Riff Distillery is our first of this monthly series. The cover of each NKY Builder will feature a coming signature event. The events will be HUGE as we focus our attention on the hundreds of members that will attend. Events include…Table Top Night, a Summer BBQ on a Saturday that is family friendly with kids activities, our Annual Golf Outing, HBA Night at the Reds, HomeFest Crown Point Preview Party, Associates Outing at Elk Creek, Annual Meeting of the Members, HBA Night at the Bengals, and our annual Holiday Party and Inaugural.

FUTURE LEADERSWe are evaluating future leaders of the HBA and assigning leadership coaches to introduce them to different facets of the HBA to create a well rounded leader of tomorrow. If you are called upon by one of our current leaders consider yourself one of the up and coming leaders of tomorrow.

GOVERNANCEWe continue to work to make participating at the HBA fun and engaging. Our Board of Directors will meet off sight three times a year to hear from other organizations and how they contribute to make NKY a better place. Some of our committees are merging. Our State & Local Government Committee is merging with our Political Housing Club and the Codes Committee is fusing with Registered Builder/Remodeler.

THE BUILDING CENTEROur building now houses over 200 students during the school year and needs attention. Many leaders, elected and appointed officials and members also pass through our halls regularly and with that brings wear and tear. HBA leaders will be soliciting donations of materials and labor to help spruce the Building Center up. The HBA itself has a plan to continue regular maintenance and replace systems and launch a building wide technology upgrade. This is a chance for your company to receive recognition in the HBA Building Center and in the pages of the NKY Builder.

ADVOCACY AND POLITICAL ACTIONThis is the area that our leaders give us an A+ on. Our members help us do a great job in these areas and our leadership has given us the orders to keep up the good work!

If you have any ideas how the HBA should move forward and represent your company please feel free to contact us. Also, if you have materials or labor to donate to the Building Center we are happy to speak with you.

2016 is the last year of our three year plan. Each year the

leadership of our organization gets together to evaluate where we

stand and what we would like to accomplish during the coming

year. Our plans are organized around the elements of our mission.

Stephanie Cooper, Senior Digital Account Executive at WCPO / Scripps Digital, acknowledged the role that the association plays in connecting members to digital media advertising opportunities. “This is a great combination of blending the association’s relationships with our expertise and resources to assist the building community in reaching their customers. Everyone benefits,” she said.

Among the biggest values, Cooper said HBA member clients receive with the partnership is a complimentary SEO (search engine optimization) audit and website analysis. This enables members to see if there are ways to improve awareness and functionality of their website and position their business to be seen by more potential customers. Additionally, Cooper noted that Scripps Digital formed a dedicated division to focus just on digital ad sales a few years ago due to the increase in customers incorporating digital advertising in their marketing plans. As a result, they’ve been able to keep on the cutting edge of innovative developments in digital marketing such as geo-fencing. “A good example of geo-fencing strategy is Sherman Williams, a direct client of ours who wants to reach consumers in areas where they just opened new locations. If someone walks

into a competitor (another paint store) in a targeted location with their cell phone, we are able to serve them mobile banner ads promoting Sherman Williams for the next month. Geo-fencing is a great TARGETED marketing tool,” Cooper elaborated.

HOW CAN YOU PARTICIPATE? “The first step for members is to contact Jane. Then myself or one of our other account executives, Jackie Meddles or Pamela Winslow, will sit down with Jane and the member and determine which of our products are the best fit for their needs,” Cooper explained. Then, she said, we’ll interview clients about their demographics, marketing goals, success measurements and competition. The programs are tailored to clients’ specific needs, so it’s not a one-size-fits-all diagnosis. She also noted that the team will continually analyze the effectiveness of the digital marketing efforts and advise clients on adjustments they should make to garner the most results.

According to Cooper, once the team has had a chance to meet with advertisers, they’ll offer a customized presentation that outlines strategies and will offer a free SEO audit and website analysis just for taking the time to meet

with them. “We can put together programs for as little as $700 per month and beyond. We offer all the creative at no additional charge and we’ll do reporting and analysis to ensure their ads are working for them. We like to meet monthly with advertisers to strategize,” she explained.

New Appraisal Guide Helps Boost Green Home Valuations

Home builders and buyers know they’ll have to pony up extra cash for an energy-efficient home. But such an investment can show inconsistent returns when it comes time for the appraisal.

According to the U.S. Department of Energy, homes built to the 2012 or 2015 International Energy Conservation Code (IECC) are 15-16% more efficient than those built to the 2009 IECC or earlier. It only makes sense those homes should have a higher value.

Fannie Mae, Freddie Mac and FHA guidelines already require appraisers to consider the energy efficient features of the home, and if the market supports an adjustment in the appraised value, one must be made. But an average appraiser won’t take this into account if they aren’t made aware.

To address this variation across the industry, NAHB recently collaborated with the Building Codes Assistance Project (BCAP) and Appraisal Institute (AI) to create a guide for home builders, buyers and lenders for the valuation of homes built to today’s stricter energy codes. They can also be used as informational pieces in understanding the importance of hiring a proficient “green” appraiser and where to find them.

The guide, Appraised Value & Energy Efficiency: Getting It Right (www.appraisalinstitute.org/assets/1/29/Appraisal_Guidance_2pager_2015.pdf ), provides important information for buyers, sellers and home builders. Energy efficiency can be overlooked in the appraisal process for a variety of reasons, but specially trained appraisers can assess the value of these features.

“Homes built to the 2012 or 2015 energy code are high-performing homes and their appraisals should reflect that. We hope this tool helps builders, buyers and lenders achieve accurate appraisals,” said NAHB Chairman Tom Woods.

Maureen Guttman, president of BCAP, agreed and said the tool simplifies and helps correct a market barrier to stronger energy codes.

The guide includes ways builders can help the buyer learn about the loan and appraisal process and help assure a competent appraiser is selected. It also provides information for lenders about hiring the right appraiser for the assignment.

NAHB is forecasting 1.26 million total housing starts in 2016, up 13.4% from a projected 1.11 million starts in 2015. Single-family production is expected to reach 840,000 units this year, an 18 percent increase from a projected tally of 711,000 units in 2015. Using

the 2000-2003 period as a healthy benchmark when single-family starts averaged 1.34 million units on an annual basis, Crowe said the ongoing housing recovery will see single-family starts steadily climb from 55% of normal production at the end of the third quarter of 2015 all the way up to 87% of normal by the end of 2017.

On the multifamily side, NAHB is anticipating 417,000 starts in 2016, up 5% from an expected total of 397,000 units last year. Meanwhile, residential remodeling activity is expected to register a 1.1% gain this year over 2015.

Delving below the national numbers, David Berson, chief economist at Nationwide Insurance, said that most regional housing markets look healthy.

Labor market conditions, a key driver of housing demand, are strong in many metropolitan statistical areas (MSAs) – supporting faster household formations and boosting local housing activity through rising incomes. These factors indicate that most of the 400 local housing markets “should see sustained growth in the coming year,” Berson said.

With the unemployment rate declining in 90 percent of the MSAs over the past year, Berson said that the housing fundamentals are the strongest in over a decade, a trend supported by the labor market, demographics and consumer preference to own.

However, Berson noted that many MSAs with strong ties to energy exploration and production in states including Louisiana, Texas, Wyoming and South Dakota are expected to see limited housing expansion in the near term, as low oil prices are reducing employment.

Housing Headed for Higher Ground in 2016

A firming economy, solid job growth, rising consumer confidence, higher household formations and pent-up demand are helping to bring buyers back into the marketplace, and these factors will

bode well for housing in 2016, according to economists speaking at the NAHB International Builders’ Show in Las Vegas.

“There are a number of positive indicators that provide solid evidence this will be a good year for housing and the economy,” said NAHB Chief Economist David Crowe.

Private sector job growth has been averaging 240,000 per month over the past two years, GDP growth is expected to climb slightly above last year’s level and consumer confidence is nearly back to its pre-recession peak, Crowe noted.

Builders report their top concerns in 2016 include the cost and availability of developed lots and labor, federal environmental regulations and policies that are making it more expensive and difficult to build homes, and building materials prices.

Mortgage Rates: From ‘Cheap’ to Low

Frank Nothaft, chief economist of CoreLogic, foresees solid fundamentals for housing in 2016. With 30-year fixed-rate mortgages running at or below 4% during the past year, Nothaft

called them “cheap.” He said mortgage rates are expected to gradually rise one-quarter to one-half a percentage point this year up to 4.5%, going from “cheap to low.”

Nothaft added that overall home sales will rise 4-5 percent in 2016, led by a 13 percent gain for new home sales, with sales volume and growth strongest in the South and West. “There is stronger growth in households, population and demand for new housing” in these regions, he said.

Nationwide home prices this year will increase about 4-5% above last year’s level and are projected to reach the 2006 peak by mid-2017, Nothaft said. Tight mortgage credit for consumers is expected to ease slowly this year, but remain relatively tight compared to 15-20 years ago.
