Storied HomesI’m often asked how I select the homes we feature in Northern

Home & Cottage. While I’ll admit to a bit of a je ne sais quoi process, I will say that I know I am going to love a home that has both a good story and an abundance of style—whether that be modern, contemporary, rustic or other. �e story factor always heats up in our annual February/March renovation issue (show me an old home, and I’ll say there’s a novel there somewhere) and this collection of features is one of the best ever. Ordinarily I would call two of the stories in this issue—renovation of a 1960s mod-ern gem on Walloon Lake and the reveal of the log cabin behind the paneling of a Lake Charlevoix cottage—tough to top. But the third feature just might trump them both: it’s the tale of the rebirth of a former funeral home in downtown Traverse City into a home that looks like a Chicago brownstone.

What the homes have in common, of course, is style. Well thought out, tasteful, enduring style that transcends pigeonholing. Chances are you’ll �nd your own look echoed in one of these homes—and gather ideas for broadening it, as well. So light a �re in the �replace, pull out your warmest afghan, brew up a hot beverage … whatever you do to settle in for a good read. Because that’s what you’ll also �nd that in this issue.

Built in 1940, the tweed-colored brick building on the corner of Union and Sixth streets in downtown Traverse City was once a funeral home—complete with a somber entrance and a chapel with a wood-beamed vaulted ceiling. By the time Traverse City native Megan Madion took note of it, however, the building had been repurposed as the National Cherry Festival office. Megan, an avid runner, com-peted for years in the annual Cherry Festival run-ning race—even after she had moved to Chicago to launch her marketing career. The race ended across from the office, and she recalls thinking that beneath the building’s benign appearance there was the makings of a fabulous home that might feel like an old brownstone or a commercial space converted into a hip residence—the kind of homes she admired in Chicago.

Fast forward some years and Megan, now moved back to her hometown with her adopted daughter, Mae, was the president and chief operating o�cer of fast-growing Hagerty Classic Car and Boat Insurance headquartered in downtown Traverse City. In a search to �nd a cool downtown space to make her home, she found that the old Cherry Festival o�ce was for sale. And that’s when life started getting very, very full—even for a woman known for her boundless energy. In the span of several years, Megan purchased the old building, launched a renovation—and married Dr. Mike Nizzi. Suddenly the project turned into a home for a family of �ve: Megan, Mike, Mae and Mike’s two teenaged children, Lexi and Vinny.

To get it done, Megan assembled an A-list renovation team whose nucleus included three longtime friends: architect

tom. The dining room table was made by craftsman Larry Hammond II of

Olive Creek Furniture in Traverse City. Megan found the chairs online. The

dining room pendant lights are from the Italian company Luminaire. The

master suite sits at one end of the upstairs bridge; the children’s area is at

the other. Built-in shelving creates lineal harmony and space for eye candy. MIC

Suzannah Tobin, builder Bradley Warren of 45th Parallel Construction and interior designer Stephanie Wirth of the Chicago-based Leo Designs. �e overall vision, however, was Megan’s—one that was inspired by the British interior designer Kit Kemp, renowned for out�tting the venerable old structures of the Firmdale Hotel chain that she owns with her husband, Tim, with a fresh, dramatic style.

As in a Firmdale Hotel, the Madion-home renovation retains much of what makes the prewar structure so appealing, including the foot-thick brick walls and the vaulted chapel ceiling and original woodwork. Two bold remodel strokes made those great old bones shine. �e �rst was the addition of many expansive, black-trimmed (Marvin) windows that add a handsome architectural touch and usher in daylight once choked by a scattering of tiny windows. �e next grand alteration was the removal of a wall that had separated the chapel from o�ces on the ground �oor and had cloistered o� the living quarters.

With the wall gone, the �oor plan �ows openly from the foyer into a great room that contains the formal living and din-ing areas, central kitchen and family space. Mahogany �oors stained in ebony and Jacobean contrast with white painted brick walls—a surface that is repeated in the bases of the kitchen’s two cooking islands. A �replace visible from almost everywhere in the great room keeps the space feeling warm. “We have it lit all day long on the weekends,” Megan says. �e space is soothing, contemporary and extremely livable.

An open staircase, that �anks the central kitchen, leads to a loft-bridge that looks down on the great room and con-nects the master and children’s suites For the children’s area, Megan opted for a large playroom and small bedrooms she calls pods—so that the children hang with the family instead of in their rooms. �e rooms, out�tted simply with built-in desks and small closets, however, are so cozy, the kids love spending time in them. 4

Marty Rhein of BAC Design Group designed the master and childrens’

bathrooms. The playroom is a bright, open area for the kids to hang out.

�e renovation ended up taking 16 months. “In looking back, it’s almost sur-real that it ended up working out better than the actual vision,” Megan says. “�e project entailed very close collaboration with Suzannah Tobin, the architect. She was amazing. �ere were many frustrating periods but in my professional experience, anything good that you’re creating can be extremely frustrating. You just have to move through it, one foot in front of the other. All in all, it was a great life learning experience. It’s also ful�lling to know that we’ve creatively restored a historic downtown Traverse City building.”

Nowadays, the lights glowing in the home’s windows are visible from bustling Union Street—a scene that breathes warmth and energy into the streetscape. Inside the home, there is enough love and laughter to make the old structure live as it never has before.

When the family bought the two-bedroom, 1.5-bath cabin and bunkhouse with 60 feet of frontage in 2004, it was more ugly duckling than swan. “While the exterior was obviously log, the interior had been paneled over and the once-vaulted ceilings hidden by 1960s-looking tile,” Al explains. “�e interior was completely blah, but we knew there was potential, and we could put up with what was there and simply enjoy the lake.”

�e Zehnders took their time with repairs, focusing ini-tially on the exterior, re�nishing and rechinking vintage logs and replacing existing brick and cinderblock with real stone. But through the years, Al had a recurring thought. “What kept gnawing at me was the knowledge that behind all that ugly paneling lay the real log cabin built in 1948,” he says. �e cottage was originally part of a three-cottage row on the lake; two of the cottages still stand. �e Zehnders could see the logs and the vaulted ceiling when they went to the attic. When the family replaced the windows, and the paneling was momentarily removed, the logs were exposed for a glimpse—teasing Al’s renovation desire. “My hesitancy in beginning a full restoration, beside the cost, hinged on �nding the right builder. I interviewed a few over the years, but they just didn’t feel right,” Al says.

Serendipity took over one evening at Murray’s Bar & Grill in East Jordan. �ere, Al noticed a local tourist guide ad for log home restorations and builder Larry Lelito, Jr. of Williamsburg. Al made a call, and “something clicked,” he says. “He talked the language of log homes, he had done this before, his dad was a builder, he wasn’t intimidated by the project … in short, he said all the right things,” Al says. 4

given an update in keeping with the rest of the vintage cabin. This

1,350 square feet, the Zehnders have had as many as 14 people in the

cabin at once, including grown children and visitors.

The Zehnders’ goal was to restore the cabin to the way it looked

in 1948. “We used, as much as we could, local and Michigan

cra ̃smen and artisans,” Al says. “We think this is more of a resto-

ration than remodel.” Here, the great room leads into a lakeside

living room, where a large picture window looks out over nearby

Lake Charlevoix. E° orts were made throughout to keep even the

smallest details (here, seen in an exterior door and an interior

sleeping lo ̃ ladder) as close to period as possible. Not surpris-

ingly, the second-story lo ̃ is a favorite of the Zehnder children.

� e Zehnders started slowly. � ey renovated the lakefront living room. � ey converted a large walk-in closet into a waterfront bedroom. � en they turned the cabin over completely to Lelito’s crew in the fall of 2012. “It’s not an exaggeration to say that not one square inch went untouched,” Zehnder says, of the 1,350-square-foot cabin.

� e crew worked through the sum-mer of 2014 on restorations and updates, removing remaining paneling and drop ceilings and revealing, to the family’s surprise, logs, paneling and woodwork still in wonderful condition; some needed little attention. “Larry would text me pictures as they were proceeding, and we stood in mutual amazement, 180 miles apart, at what had been covered for over 40 years,” Al says.

Other changes included rebuilding the substandard � replace, reinforcing the roof structure and adding a new insulated surface, re-lighting and re-wiring to bring the structure up to code, adding new plumbing and a new central air-conditioning and heating system and a new porch with stone pillars. Al and Karen made the 360-mile round trip about once every 10 days to check on progress. A decade after it was pur-chased, the cabin is at last what the Zehnders always knew it could be—a comfortable second home with sleeping loft and a charming guest bunkhouse. While the cabin is essentially new, the family doesn’t think of it that way. “It feels like it always should have, it feels original,” Al says.

n the 1960s, Robert Bell, a protégé of renowned architect Alden Dow, designed a cottage unlike any other on Walloon Lake. Its streamlined presence drew a striking contrast to the nearby clapboard and log charmers with their quaint gables and porches. The beauty of Bell’s cross-shaped plan lay in its propor-tion, its straightforward use of local materials, and its layout—both flowing and intimate, with a focus on the water views.

Fifty years later, the same elements still resonated with new owners, but an update was in order. �e compact kitchen was outdated, and the new family required a bit more space during their half-year residence on the lake. �ey also wanted more light and a more dramatic view. But they knew that remodeling the cottage without losing its original beauty and spirit would be a challenge.

After an architect drew up an awkward, heavy-handed recon�guration, the homeowners consulted with family friend and architectural and interior designer Matt Dudzik. In addition to practicing in Michigan and Georgia, Dudzik is a professor of architecture at Savannah College of Art and Design. His assessment of the problems with the new plan showed the homeowners that he truly understood what they wanted to accomplish, and they asked him to start over from Bell’s original design.

Dudzik shared the homeowners’ desire to respect the cottage’s architectural integrity. Despite more than doubling the size of the cottage and recon�guring interior spaces, he maintained the original scale and spirit that resonated with the homeowners. Matt points out the added space in the dining area: “�is is only nine feet wider than the original, but that was enough to reorganize interior adjacencies and create the expanded kitchen.”4

he kitchen changed more than any other room, gain-ing a large island topped with granite and wood. The open galley-style layout is spacious but efficient, with plenty of storage in custom fir cabinetry. The designer

maintained a connection to the former interior by reusing the Douglas fir ceiling panels here and in the adjacent living area, where the clients asked for higher ceilings. Dudzik saw the request as an oppor-tunity to create variations in scale, maintaining a lower ceiling height in the kitchen and entry space. “You move from an intimate space to this volume,” he says. “It makes it seem like a more celebrated space.”

�e living space, with its new �oor-to-ceiling picture windows, does indeed cel-ebrate the impressive view from Walloon’s blue water all the way to the clouds above. �e 10-foot-tall sliders open onto an ipe deck with marine-cable railing, extending the living space outdoors.

Despite the increase in height, the basic structure of the home endures. “It reads as two boxes stacked,” says Dudzik. “I added louvered walls on the exterior to help organize the volumes.” �e wooden louvers create a bit of privacy and work to connect the exterior and interior by mimicking the horizontal �r paneling. 4

N atural-�nished wood and stone throughout imbue the cottage with a warmth and a “sensibility of Michigan,” according to Dudzik. Many interior details are designed to disappear, letting the beauty of the materials, the setting and the

architecture shine through. Lighting �xtures are sleek or recessed. Bathrooms feature suspended vanities and toilets, eliminating complex shapes that normally interrupt the �oor’s expanse. In place of baseboards, walls are �nished top and bottom with a reveal, or a slight gap that uses open space as a �nishing element.

�e e�ect is profound simplicity; however, it was achieved through close attention to small details. In the plan, alignment is perfect. In the execution, every shape and material contribute to a strong sense of visual harmony. �e couple says that the home now feels twice as large, but has the same warm personality as the original. �ey credit Matt with pulling o� more of an enhancement than a renovation. Surely Robert Bell would approve.

Located on the south end of shipwreck-strewn Manitou Pas-sage, Point Betsie juts out like a proud chin into the waters of Lake Michigan, ready to take whatever the elements throw at it.
