Q. I am going to replace the roof of my house by stripping the old roofing to the existing roof decking, installing an ice and water barrier and felt paper.

After reading your column, I will rework the flashings around the chimney and along the dormer walls.

I want to get the attic ventilation right and plan on installing a shingle over roof vent on the ridge. My roofing supplier recommended one standard square roof vent or 3 L/F of ridge vent per 250 sq/ft of attic area. Does this requirement change with roof pitch? — Tom of Kendallville

A. Roof ventilation requirements can be a little confusing and your supplier has got it narrowed down to a canned

response based on the Net Free Area (NFA) of a box vent of 51 square inches or .71 sq/ft.

He will also tell you the key is to have a balanced attic ventilation system between the eves and the ridge or upper vents. The IRC code requires 1:150 ratios NFA of vent to total square foot area of attic based on a 7:12 pitch roof. If you have a 1,000 sq/ft attic and you divided by 150 the result is 6.6 sq/ft of vent area.

A balanced ventilation system would have half or 3.3 sq/ft in the eves and 3.3 sq/ft in the ridge vent. So a 1,000 sq/ft attic requires 4.6 regular roof vents in the roof with the same or more square footage of ventilation in the soffit or eves of your roof.

The whole principle is that warm air rises from the eves of your house up through the attic and is exhausted out the roof vents. Wind traveling across the roof can also cause a draft pulling the air out of the ridge vents.

Yes, we increase the venting calcula-tion as the roof pitch increases, 20

percent for a roof with a pitch from 7-10:12 and 30 percent if above 10:12 pitch roof.

Q. Sir, I disagree with your statement about septic tanks and leech beds in your column “Septic system is pivotal to project” that appeared July 10. You state, “Systems installed before the 1980s paid no consideration to soil types or proper depths.” This is untrue. I worked for a new home contractor in the summer of 1954 when I was 16 years old. One of my jobs was to do a “perk test” before the home was started.

At that time the lots were rather large. One of the subdivisions we worked in was Cedar Canyons, north of Fort Wayne. I was instructed to walk 50 feet from the edge of the home foundation in and over the direction of the septic tank location. I then took post-hole diggers and a shovel and dug a hole the size of a 5-gallon bucket. I then

Since most construction was done during the summer months the ground was usually dry. Yes, today you can control almost anything from heating and cooling systems to turning on and off your master bath shower remotely. You can now control water temperature of the shower along with lighting for the whole house. Basically if you can think of something that you want to control you can do it remotely with the right app.

Most of the age 40-60 homeowners that we work for have got basic things

they want to control or monitor. Of course, we are in an area that has a lot of second homes so the common request is for temperature and security monitoring. Sometimes folks want to operate their blinds or have a camera to monitor house activity.

I will always recommend that we work with a professional audio/video company because they are the profes-sionals that stay informed with the industry and pros and cons of different systems.

So many systems nowadays are going wireless but I recommend to home run wire to areas that are potential rooms of use. Today’s kitchens almost always have a plug in for AC/USB outlet that can be used as a charging station and can power a lap top for recipes.

Q. My husband and I are going to do some remodeling to our 25-year-old house, like expand the master bedroom and bath. A. You can put a shower in the new master bath area and that is very common. The typical daily use in most active families is the shower and a very nice option is a large 60” shower that’s comfortable and easy to take care of. You are making the master bath space suited just for your use.

If you are planning on staying in the house for a least the next several years why put up with something you don’t want to use?

Yes, not having a tub will be a factor in the resale of your house and all Realtors you would ask say it’s critical. They will say that not having a tub takes your house out of the market of young families with children. This is very true.

I think a tub is important for many uses from soaking to washing the dog and now that affects almost all homeowners some way or another.

If your house has a slop sink in the garage or utility room maybe it wouldn’t be a big problem.

If your plan is to sell your house you might get an estimate on changing the kids’ bath to a standard tub so any potential buyers will know what that cost would be if it’s a deal breaker.

Q. We about to undertake a fairly reasonable size expansion of our third generation farm house for my family and I.

I want to basically double the square footage with added bedroom and bathroom space while expanding the family/recreation room.

My problem is the septic system is older and when we went to the health department they did not have a record of a septic permit. The builder that we have contacted says “no problem you’re grandfathered,” so long as we don’t add more bedrooms. Should we consider getting someone to locate the old system and septic tank if we have one? Richard of Ashley

A. I think your septic system is pivotal to your expansion project. You indicated that you wanted to increase bedroom and bath space and a functional up to date septic system is critical.

There is no sense doing a building expansion that you intend to last 50 years or so without a septic system that will last that long. Also and there is no better time to address it than right now.

Some systems that were installed pre-1970 were nothing more than a sewer line running into a makeshift holding tank and a down slope outlet into a gravel filled farm tile with the outlet into a ditch or creek. These systems are illegal and are not grandfa-thered under any circumstances.

Systems that were installed before the 1980s paid no consideration to soil types or proper depths. These systems are not illegal so long as they are working properly.

If your system was installed after the 1980s it would meet current specifica-tions, be of improved modern design and would of course also have a permit record.

It would be to your best interest to get a professional to try to locate your current tank (normally less than 2 feet deep) and the gravel leach field. If you have difficulties with locating it because of age, a new system designed to meet the demands of your expanded home would be money well spent.
