North Surrey properties are growing infavour with Londoners enjoying recordprices in the Capital and overseasbuyers benefiting from currencymovements.

Average country house prices fell inthe second quarter of 2012, taking theannual decline to 4.8%, according tothe latest Knight Frank Country HouseIndex.

Prices in the country house market arenow just slightly higher than in 2009,while prices in prime central Londonhave risen by 48%. For example, aproperty valued at £1.8 million in primecentral London in early 2009 wouldnow be worth around £2.66 million, so the owners would have an extra£864,000 to spend on a bigger countryhome or more land.

Furthermore, currency movements arehelping to make country property evenmore attractive to overseas buyers.

Singaporeans can now benefit from a40% discount compared to prices backin March 2008, thanks to thecombination of house prices and thesecurrency movements. Those buying inUS dollars can benefit from a 34%discount, and Europeans can savemore than 20%.

The lettings market in the North Surreyregion has remained strong and steadythroughout 2012 which has beenfundamentally down to a high level ofdemand but low stock at all levels,from one bedroom apartments to sixbedroom mansions. Historically therehas been a strong rental market in theregion given its close proximity andaccessibility to Central London,combined with an excellent choice ofprivate, public and internationalschools making this a desirable andsought after area for many.

The growing interest from Londonbuyers is demonstrated by theemergence of a number of country'hotspots' bucking the overalldownward price trend, many of whichare close to or within commutingdistance of London.
