NON-DOMESTIC ENERGY

PREFORMANCE CERTIFICATES

An EPC conveys summary information about the potential energy performance of a building, its fabric and services. The Energy Performance Certificate gives an A to G rating - called the Asset Rating - of energy performance based on CO2 emissions and includes recommendations for improvement. An EPC will be accompanied by a Recommendation Report highlighting measures which, if adopted, have the potential to save energy and money. Energy Performance Certificates will remain valid for ten years unless the building is modified.

NON-DOMESTIC BUILDING ENERGY RATINGS

A Building Energy Rating (BER) and advisory report is to be supplied by the owner to a prospective buyer or tenant when constructed, sold or rented. The BER is intended to give prospective buyers and tenant’s information about the energy performance of buildings. The BER also gives builders/developers and vendors/landlords, an incentive to upgrade the energy performance of the building by giving visible credit to superior standards. The BER must be accompanied by an "Advisory Report" setting out recommendations for cost-effective improvements to the energy performance of the building.

FMC Services have both the appropriate qualifications and accreditations to help you obtain a Non-Domestic EPC/BER. The company is registered with appropriate government bodies, Landmark and Sustainable Energy Ireland, and have non-domestic energy assessors operating throughout the north and south of Ireland.

DISPLAY ENERGY CERTIFICATES

Display Energy Certificates are required for Public buildings over 1000sqm occupied or part occupied by public authorities or by institutions providing public services, such as Council offices, Schools, Colleges, Universities and Hospitals and any other building accessed by the public. As part of the UK & Ireland’s response to the Energy Performance in Buildings Directive (EPBD), Display Energy Certificates (DEC) are required for all public buildings over 1,000 m2 from 1

st January 2009.

FMC Services can provide your Display Energy Certificates; all DEC assessments are professionally carried out by our team of Accredited Energy Assessors. We can assist with gathering the essential data and surveying the relevant buildings, leading to the production of a DEC. An Advisory Report, providing valuable information on specific energy-saving opportunities, will also accompany the DEC for each building.

SBEM ASSESSMENTS

The Simplified Building Energy Model (SBEM) provides an analysis of a building's energy consumption. SBEM calculates monthly energy use and carbon dioxide emissions of a building given a description of the building geometry, construction, use and HVAC and lighting equipment.

FMC’s personal are fully accredited Level 3 & 4 Energy Assessors trained with BRE, and are suitably qualified for the provision of SBEM assessment calculations using the iSBEM software, in Northern Ireland and in the Irish Republic.

BUILDING ENERGY LOG BOOK

Part L 2006 requires that building owners be provided with summary information about a new or refurbished buildings, its building services and their maintenance requirements in a building log book. Log books provide a simple, easily accessible summary of a new or refurbished building rather than the detail contained in O & M manual. The easy way to show compliance with new Part L is to produce a building log book based on the guidance of CIBSE TM31. FMC Services can provide you with your log book to meet with building control requirements.

ENERGY MOINTORING & METERING STRATEGY

Building Regulations have covered energy efficiency requirements and have recognised the valuable role of metering by including requirements for sub-metering in non-domestic buildings. To enable building operators to manage energy use effectively, systems should be provided with appropriate energy meters. In new buildings, installing sub-meters that enable at least 90% of the estimated annual energy consumption of each fuel to be accounted for is considered reasonable provision. FMC Services can provide energy monitoring on existing buildings and provide energy metering strategies for new projects on building with floor area greater than 500m².

AIR TIGHTNESS TESTING

DFP Technical Booklet Part F2 (Buildings other than dwellings) refers to all new buildings except dwellings. All new building with usable floor area greater than 500m2 must be tested. Buildings below this figure must be tested or use penalty value within SBEM or equivalent rating. Extensions less than 100m² and do not increase the usable area by more than 25% do not require testing, extensions above these values will require testing and also requirements of consequential improvements to the existing building.

FMC Services also provides Air Tightness Testing for domestic dwellings. Air tightness certificates and reports including air leakage rates are produced.

All tests are approved in compliance with ATTMA (Air Tightness Testing and Measurement Association) standards.
