2. F.E.M.A. HAS 60 DAYS TO REVIEW THE L.O.M.A. APPLICATION AND WILL EITHER APPROVE OR DENY
THE APPLICATION. THE TOWN WILL MANAGE ANY DENIED APPLICATIONS CASE-BY-CASE.
3. THE TOWN OF GRIFFITH WILL MAIL THE APPROVED L.O.M.A.s TO PROPERTY OWNERS
4. THE PROPERTY OWNER CAN TAKE THE L.O.M.A. TO THEIR LENDER AS PROOF THAT THE HOUSE IS ABOVE
THE FLOODPLAIN
5. LENDERS WILL REVIEW THE L.O.M.A. AND DETERMINE IF THEY WILL NOT REQUIRE FLOOD INSURANCE.
WHILE IT IS UNCOMMON, LENDERS HAVE THE RIGHT TO REQUIRE FLOOD INSURANCE FOR HOUSES WHICH
ARE ABOVE THE FLOODPLAIN. PROPERTY OWNERS WHO NO LONGER NEED FLOOD INSURANCE CAN
RECEIVE A PREMIUM REFUND FOR THE YEAR THEY OBTAINED THE L.O.M.A.
RED ADDRESSES1. THE TOWN OF GRIFFITH HAS SURVEYED THESE HOMES AND FOUND THAT THE L.A.G. IS
BENEATH THE B.F.E., BUT THE FINISHED FLOOR OF THE HOUSE IS ABOVE THE B.F.E..
THEREFORE, A L.O.M.A. CANNOT BE OBTAINED FOR THESE HOMES.
2. INSTEAD, AN ELEVATION CERTIFICATE MAY BE OBTAINED AFTER MARCH 16, 2016 WHEN
THE NEW FLOODPLAIN BECOMES EFFECTIVE
3. THE PROPERTY OWNER CAN TAKE THE ELEVATION CERTIFICATE TO THEIR LENDER TO
OBTAIN A MORE ACCURATE FLOOD INSURANCE RATING WHICH MAY REDUCE FLOOD
INSURANCE RATES
BLACK ADDRESSES1. THE TOWN OF GRIFFITH HAS SURVEYED THESE HOMES AND FOUND THAT THE L.A.G.
AND FINISHED FLOOR IS BENEATH THE B.F.E.. THEREFORE, A L.O.M.A. CANNOT BE
OBTAINED FOR THESE HOMES AND AN ELEVATION CERTIFICATE WILL LIKELY NOT
SIGNIFICANTLY REDUCE FLOOD INSURANCE RATES.
2. HOWEVER, AN ELEVATION CERTIFICATE MAY BE OBTAINED AFTER MARCH 16, 2016
WHEN THE NEW FLOODPLAIN BECOMES EFFECTIVE.
