Spring is in the air! For many, this is the sea-son for fresh new ideas for their home. What’s new and growing in the building, remodeling and furni-ture design industry but yet not so new in many areas around the country? It’s the contemporary style de-sign that is showing up everywhere. Homes, offices and design stores are all adapting and embracing this new look. Some are even combining the new with the old and calling it “transitional.”

Read about what some experts think of the in-creasing use of contemporary style in the “Voices of the Professionals” special section. Our Spring issue is full of captivating articles that discuss the new clean lines of the contemporary trend that con-tinues to trickle into our Mediterranean, Stucco Ranch style homes and traditional furniture typi-cally found in most Texas city designs.

Also new and exciting in the Alamo City is what I originally called “the city within the city” before I found out its true name – Éilan! Have you

wondered what is that up on the hill across from The Rim? Wonder no more. Indulge in the pages of the article where the hotel, apartment, restaurant and lifestyle of The Éilan Resort & Spa are introduced to many who have not dared to just drive up and satisfy their curiosity.

End with the events section and read about the many upcoming events, including Shen Yun and the Parade of Homes. We also share past events, such as the National Kitchen and Bath’s (NKBA) fashion show event at Light by Design. This event benefitted The Children’s Bereavement Center of South Texas. If you missed our Winter issue mixer, read about Habitat for Humanity of San Antonio, the charity orga-nization that we have chosen to support at our quarterly mixers. At NHOME, we believe in giving back. We hope that you will join us at the next networking mixer and support our cause to help raise money so that Habitat can continue to build more homes for those in need.

We hope you know that we greatly value your opinions and ideas. Please connect with us on Facebook and e-mail us at [email protected]. We would love to hear from you!

Sincerely,

Adaku Okoro, [email protected]

streamlined ones are in. It is a style that is seeing a resurgence in popularity as people seek to retreat from the over-stimulated world of technology and media in which we live in. Simplicity in the home seems to be the answer. Pro-viding rest to the eye, living spaces are designed with a minimalist approach using clean lines and thin proportions.

In San Antonio, NEST Modern – a so-phisticated furniture and design center in the Quarry Village – beautifully show-cases this unique style and provides the best go-to place for all things modern. Owners of the Austin-based company, John Allison and Douglas Galloway explain that, although thought of as

a community with a tendency toward more traditional design aesthetics, San Antonio is really embracing and “thirsty for” modern.

“Opening a store here was a natu-ral response for us because 25 to 30 percent of our clients in Austin were coming from San Antonio. We realized there was a true need for NEST Modern in San Antonio,” says Galloway.

Since doors opened here in October 2010, the store has flourished. The savvy design-duo credits their success to being more than just a home furnish-ings store, but rather a design resource center where they offer professional design services and custom-made or-ders. Whether decorating one room or redesigning an entire home, a wonder-ful selection of distinctive pieces, along with hundreds of textiles and fabrics,

allows clients to create exactly the look they want.

“We are very selective of what we carry. Sixty percent of our furniture is American-made, and the other forty percent is from Italy,” says Allison. “It comes from the most reputable manufacturers that includes names like Dellarobia, Bon Tempi Casa and Thayer Coggin, which in particular, offers the design classics of Milo Baughman – a pioneer of mid-century modern design.”

An example is the design classic dining room chair. An upholstered chair with thin polished steel legs, Allison says it’s an “archival piece that was big back in the day and has made a comeback.”

While Allison and Galloway confide that they originally intended to go with a more transitional look for their San

Antonio store, they were pleasantly sur-prised to discover that clients actually prefer more modern.

Still true to Texas nature though, the designers say one of the biggest atten-tion grabbers in the store is a cowhide-

covered chair called the Bacci chair. “It’s an armless hairy-hide chair with

an Italian silhouette,” Galloway ex-plains. “It is a great piece that you could say is Texas-modern and very true to NEST Modern and the type of furniture

we love to offer our clients.” Adding to their success, Allison

and Galloway say, is a business philos-ophy that includes establishing strong relationships with their manufactur-ers. They say that this alone is what has helped to make NEST Modern what it is.

“We have developed deep relation-ships with a handful of manufacturers who produce top-quality goods we like, and we remain loyal to these ven-dors; these relationships have really enabled much of the success behind NEST Modern,” says Allison.

A company that is thriving, NEST Modern is glad to bring its individual style to San Antonio. Here customers can expect to find the latest trends and newest furnishings in modern de-sign, and they can rely on it always be-ing the highest quality in the market.

“Good quality is timeless,” says Galloway. “Even in a modern piece of furniture.”

That said, the designers look for-ward to sharing their passion by help-ing clients select pieces they love, the ones that will endure over time and make their homes feel complete.

Says Galloway: “We are ecstatic to be here and are committed to making Central Texas more beautiful one room at a time.” ■

California Closets of the Texas Hill Country offers one thing as big as the state of Texas - their passion for guiding clients through the design and installation pro-cess for closets, pantries, home offices, media centers

and just about any space that needs organization. NHOME Texas visited with owner, Daniel Siegel at their new San Antonio show-room in the design district to learn more about what’s trending now in these spaces of our homes.

California Closets of the Texas Hill Country is locally owned by Daniel and his wife Jill Siegel. For the past 27 years, the fran-chise has been assisting clients with custom systems at their San Antonio showroom and at the Austin location. Don’t be fooled by the name - the 28 employees are located in Texas, and their team consisting of designers and craftsmen can make a space look like a European custom home. From the moment you step foot into their showroom you can see, touch and feel examples for inspira-tion. You can also hear them at work -- behind the walls of the San

Antonio showroom is their production space. Siegel explained that they have invested in the latest equipment to manufacturers customized solutions for their clients. “There are a few items that are special ordered. Most of our materials are locally sourced and made by Texans.”

WHEN tWO WORlDs MEEtThe region is dotted with historical homes that tell the story

and showcase the area’s culture through their architecture and design. Siegel advises clients should not let architecture dictate the style of the interior. Many clients who want to update the look and feel of their home do so by blending traditional with new. This can easily be done with a custom storage space, home office, or media center that utilizes clean lines, new textures and interesting splashes of color explains Siegel.

“Texas has a lot of dark wood and traditional design in our homes, but we are seeing more clients update their homes with

a new textured wood selection and lighting to accent a space. Lighting not just for utility but also for aesthetics brings more uniqueness and customization to a space,” says Siegel.

The team works with a variety of materials, but a favorite is engineered wood with a melamine finish, due to its durability and price. Increasingly popular design elements are the new Lago® Italian finishes visible throughout the showroom. The colors are rich and the unique grain textures bring elegance and quality to the design. Adding a pop of color like red or an interesting bam-boo texture adds instant style to an updated space.

Designers are on hand to work with clients and ask questions about what is working in their current home and help them imagine what their life could look like in the space they seek to organize. “Our designers have found that the state of their clients’ closets set the mood for the day. If a closet is chaotic, it causes more morning stress. If a closet is organized, there is a sense of peace.

And that’s just in the closet. We can customize solutions for

Only one word can describe the sprawling structure rising from the hills off of I-10 and La Cantera Park-way: magnificent. Up the curved

driveway, beyond the limestone walls is a little (well, rather enormous) city within a city. Called Éilan, the new mixed-use development combines apartments, offices, retail space and an upscale boutique hotel in a luxuriously in-novative Mediterranean meets modern setting.

Modeled after a Tuscan village, nestled among the rolling hills of Northwest San An-tonio, Éilan is a community unlike any other we’ve seen. Residents and hotel guests will en-joy world class resort-style amenities including an upscale spa and fine dining while also hav-ing access to everyday conveniences such as a fresh market grocer.

The concept provides a true escape, one that integrates luxury with convenience.

Ryan Baldwin, Director of Business Develop-ment for Éilan says, “We offer lavish amenities you’d expect at a high end resort, but also de-liver services to meet the daily needs of our res-idents and guests, thus minimizing travel time outside the community.”

“Our intent is to make their lives convenient

and enjoyable,” he explains. “Éilan is a place where you will be pampered.”

Guests will enjoy easy access to convenient ser-vices such as a dry cleaner, barber shop, salon, bike shop, florist, and “more to come,” he says.

Still it is the hotel’s amenities that will really cap-tivate people. Whether relaxing at the opulent hotel spa, taking a dip in one of the resort style pools, or dining at celebrity-chef Stephen Pyles’ Sustenio res-taurant, there is definitely no shortage of indulgences here.

“The Eilan Hotel Resort & Spa epitomizes the finest in travel destinations. Just like the Tuscan-inspired community in which it resides, the hotel provides each guest with world-class service and amenities such that a trip of any purpose is suddenly transformed into the vacation one never expected,” says Stephanie Summerall, Director of Sales and Marketing.

From the ultra-luxe spa facilities to the gourmet dining experience at Eilan’s premier restaurant, Sus-tenio, to the indoor lap pool and 10,000-square-foot fitness center, Summerall explains that the Eilan Hotel Resort & Spa, “not only provides guests with an exquisite environment, but it does the same for Eilan’s residential neighbors as well as for neighbors from the surrounding San Antonio area.”

To navigate this expansive 120-acre property, Éilan utilizes one of its signature features: a charming so-lar-powered trolley that transports guests along cob-ble stone streets, where they will marvel in the scen-ery of the beautiful Tuscan-like village that is Éilan.

Also unique to hotel and spa is a ballroom dance studio developed by World Professional Latin Cham-pion, Corky Ballas of Dancing with the Stars. Guests and residents can enjoy dance lessons in anything from salsa to tango. Using a two-way camera, stu-dents can be taught and monitored by professionals from as far away as Los Angeles to London.

And as if there were not enough to love about this place already, plans are in the works to introduce cooking classes in Pyles’ Sustenio restaurant, where guests will learn to cook from some of the best chefs in the city.

With so much to offer, this is one place you’ll have to see and experience for yourself. Éilan, the city within a city, brings newness to San Antonio that will raise the bar for both condo-style living and unique hotel experiences. An optimal luxury retreat, Éilan Hotel and Spa is a place where your stay is uniquely your own. ■

Modern Trendsin High-End

Custom Homes// by: patriCia zars

One of the greatest things about custom building a home is that you get to choose virtually everything from the style to the

design to the fixtures. You truly get to make it your own. With this comes many choices, and we are starting to see a myriad of changes in the choices that are being made when it comes to building high-end custom homes.

Throughout the past decade, many of the elite custom homes in San Antonio have been built with Mediterranean architecture and Tuscan features and finish-out—heavy textures, rich colors, arches, crown mold-ing, etc. Well, it seems as though this trend is fading some and that modern and con-

temporary are taking its place in high-end custom building.

San Antonio is not jumping feet-first into the ultra-modern style that we see in some areas of California or even Austin that can sometimes border on stark and clinical. However, we are definitely seeing cleaner lines, more glass and without a doubt, more open spaces. Ceilings are getting taller; win-dows are getting larger; finish-out is becom-ing less elaborate…simple, yet refined.

Even with the larger and more open gathering spaces, the overall size of homes is decreasing. What is not decreasing is the use of quality products, energy-efficiency and high-tech features. Kitchens and master baths are still getting a lot of attention.

Kitchens are decked out with top-notch ap-pliances, granite surfaces and large eat-at-islands. Master baths are getting even more spa-like with oversized soaking tubs, large showers with multiple showerheads and separate generous walk-in closets. Many master baths even come equipped with their own coffee bars & mini-fridges. To go along with these larger showers, many are choosing water-saving showerheads and tankless water heaters for added water conservation. Home automation is also on the rise with elaborate lighting functions, streaming audio and advanced security fea-tures that in many cases can be controlled not only by remote control throughout vari-ous locations within the residence, but also

Page 47: NHOME Texas Magazine Spring 2012

s p r i n g 2 0 1 2 / N H O M E / 4 7

by the use of smart phone technology when not at home.

It’s not just the style and features that are changing, but the designs and layouts are transitioning as well. For example, one previously “must-have” in custom-built homes was the media room. While we still see homes that feature dedicated theater rooms, many new homes are being built with larger multi-purpose common area, oftentimes complete with a state-of-the-art built-in bar. We are also noticing an increased focus on outdoor living spaces. Several key outdoor components are out-door kitchens and swimming pools, both of which are getting their own modern make-overs as well. Most notably changing are

swimming pools, which have strayed away from the freeform lagoon look to shapes with straight lines that incorporate features such as breathtaking negative edges and water walls. Many custom builders are finding unique ways to combine indoor and outdoor living spaces, making for effortless congregation and easier entertaining.

Over the past several years many real estate markets have gone through some tough times, but San Antonio’s market has stayed relatively stable and has even shown signs of growth. This, combined with our strong local economy, has brought many transplants to our city from other states and even other countries. As others see San Antonio as a safe place to invest in real es-

tate, a good place to work and a great place to live, our real estate market and trends are feeling the positive affect and changes. High-end custom homebuilders are on the front line when it comes to adapting to new innovations and adopting new design de-mands. As technologies continue to ascend and home buying consumer styles continue to evolve, it will be exciting to watch San Antonio’s luxury homes transform and progress into the future. ■

“Hill Country contemporary isn’t stark or cold, unwelcoming or pre-manufactured. It doesn’t draw attention to itself, nor the variety of ceiling treatments, tile patterns or countertop edging imaginable. Hill Country contemporary rather has character in the simplicity, clean lines and proportions,” says custom home builder, Robert Thornton.

“It employs stone, concrete, steel, natural lighting and reclaimed woods, often with a hint or remnant of an industrial warehouse or barn. It fits the environment in which it’s placed, as if there were some historic relevance – both inside and out. Good con-nections and intersections are important, as are well placed windows, but the emphasis remains on the home furnishings, artwork, and Hill Country views,” he adds.

With its history of early settlement ranching, long vistas, hilltops, valleys, na-tive grasses, natural springs and limestone outcroppings, Cordillera Ranch, Thornton explains, has a spot that is well suited for all. For those who might desire to let the land speak for itself with a Hill Country contem-porary design, there is no better place.

In recent years, local builders admit they have seen a noticeable shift in specific home styles and design elements. Whereas before, clients wanted intricate ceilings, a great deal of texture and larger design details, the trend is now moving in the opposite direction.

“On a regular basis, we are being asked for more subtle details, straight lines and simple treatments,” says Ray Stadler of Stadler Custom Homes. “Colors are becoming lighter and the structure of the home and its details are generally less complex – even out here in the Hill Country. Many are instead choosing to use art and furnishings as the accents in the home and not the structure itself.”

In Cordillera Ranch, contemporary themes are concentrated in the interior of a home.

“We have done several homes over the

past few years where clients are going for a ‘transitional’ look with the exterior façade maintaining elements of the Hill Country/Tuscan/Villa look and inside, more modern elements are introduced” says Art Burdick of Burdick Custom Homes.

Modern technology also plays a key role in maintaining a contemporary, streamlined look on the inside of a home. Sterling Home Technologies implements a high-tech inte-grated home control system in many homes in Cordillera Ranch that allows walls to preserve a clean look, free of numerous light switches and electrical plugs. The technol-ogy is hidden behind the scenes, so to speak, where lights, security features, HVAC and au-dio visual systems can all be operated from a single panel or via remote access through an iPhone application.

“To allow this type of system to operate, you must have a good solid, broadband in place,” says Steve Cooper with Sterling Home Technologies.

Despite Cordillera’s rural location, service provider GVTC’S Fiber-to-the-Home Technol-ogy offers 80 Mbps – the fastest broadband connection in San Antonio and the Hill Coun-try, and the perfect solution for this kind of state-of-the-art technology.

Other modern interior trends include sub-dued flooring and wall colors. Gabe Garcia of Pasadera Builders explains that a con-temporary interior may consist of singular choices in materials that are carried through-out the home.

“In one home we built, all of the flooring was a particular stone, a very light limestone from Germany. We used the same stone in all wet areas throughout the home to give a fluid clean look,” he says. “The paint color chosen was also just a single color that included the walls and cabinets. There was very little contrast in materials and colors yet the home maintained an inviting appeal.”

Images conjured upon mentioning “contem-porary home” design might often be of a wa-terfront home in Miami, or a glass box void of all privacy resting on a Connecticut farm.

But when referring to “Hill Country contempo-rary” the images conjured should change dramat-ically, and rightly so.

Page 50: NHOME Texas Magazine Spring 2012

5 0 / N H O M E / s p r i n g 2 0 1 2

Garcia also explains that smooth wall surfaces with squared-off corners have returned, as well as the look of baseboards being flush with the walls, which he says is very consistent with contemporary design.

While Cordillera Ranch maintains its appeal as a Hill Country setting that is not to say it hasn’t evolved with current design trends. In fact, the Hill Country Contemporary style seen in Cordillera is one

that is uniquely its own. Marrying old-world charm with sleek and sophisti-

cated design elements, this Hill Country style retains a modern elegance in its simplicity, materials and detailed construction. ■

FINISH-OUT ELEMENTS are an important element of contemporary design, particularly on cabinets and countertops. There is still a lot of wood in use, but no raised panels, distressed details, or noticeable grain/texture. Clean, straight lines are requested throughout the home. Aside from clean lines, one of the most frequently requested design elements is abundant natural light through the inclusion of more windows. For exterior trends, clients are moving away from heavy rocks and are opting for smaller ones with a mortarless appearance (often referred to as “dry stack”).

traCimorrowCLAss, COVErs And COLOrsclasscovers andcolor.com

RICH AND SMOOTH, dark tone woods are popular as well as light bleached wood. Fabric upholstery with a touch of leather, rather than all leather upholstery, is on the rise. Frequently requested colors tones are oranges and yellows, azure to aqua blue, and lime to sea foam green. Color is in! Faux painting is an often requested application, especially in San Antonio; however, wallpaper is enjoying a renewed interest. Wall-paper patterns in retro styles, large scale prints using light, cool tones with a touch of metallic adds a nice accent in a bath or on an entry wall. Glass tops on tables or a furniture style bath vanity are a new, modern design item.

SAN ANTONIO IS STARTING to perceive a new tendency towards contemporary approach in home design. Nevertheless, most homeowners have the desire to maintain timeless elements in their home, which is why we are implement-ing a style called “transitional design” where we incorporate a fresh, clean-lined design utilizing metal, glass, stone and fine woods, granting a vivid contemporary look, yet providing a warm sensation that homeowners enjoy. Santa Barbara style has also increased its popularity lately, as the versatility of this design allows us to easily blend fine clean lines with that rustic elegant appeal.

“CONTEMPORARY” in today’s homes most often translates to a collection of eclectic pieces. From antique/industrial to organ-ic/bling, the ability to mix styles is the new coveted in contemporary design. Soft color, couture wallpa-per, raw materials, and bling are all trends filtering through Texas right now. With designers and homeowners exposed to modern trends seen on Houzz, Pinterest, and HGTV, the resurgence in the world of contemporary design in San Antonio is here to stay.

WE ARE CERTAINLY SEEING more of our homeowners em-bracing contemporary. Blending traditional with contemporary design is on the rise. Clean, straight lines and simple ele-ments are replacing requests for intricate carvings and moldings. Dark finishes, glass, and satin nickel fixtures mixed with the warmth of traditional aesthetics are common. Homeowners are looking beyond the usual and ready for fresh ideas.

AFTER A LONG PERIOD of faux Tuscan and Hill Country-inspired architecture dominating new construction trends in San Antonio, contemporary looks are now in high demand. I recently sold the 2012 Adam Wilson Parade Home in The Dominion to a couple who came from a faux Tuscan home—think rounded columns, art niches and murals—but wanted a change to clean lines with a lighter feel. The Wilson house is a warm contemporary that makes a statement. Luxury buyers in 2012 desire something that stands out and today, more than ever, that means contemporary. I expect this modern look to be a fixture in our market.

CONTEMPORARY DESIGN and furniture is often interchangeable, creating multiple jobs for one ele-ment. When the elements are com-bined they accommodate a number of arrangements. This regularly gives the space new life.

BUILDING a contemporary home requires a large amount of creative restraint. Although modern homes are often thought of as an artistic form of construction, the truth is that the lines are very simple. Often the more unique features are shown through the use of windows with perhaps an expansive glass in a semi-circular volume rather than a standard picture frame window.

GONE ARE THE DAYS of con-temporary design feeling like cold minimalist spaces. Today’s con-temporary home still incorporates clean lines and overall symmetry, but is defined by more natural ele-ments. Materials with warm colors and textures like wood, zinc, nickel and copper will naturally age and change over time, enhancing their character. As our awareness of a healthier sustainable lifestyle grows we incorporate materials into our homes that follow these values.”

trent hultgrenCAbAnA CAsAcabanacasa.comHAVING JUST RETURNED from working on a project abroad, I’ve seen a lot of modern and contem-porary styles that merge into yet a comfortable and practical home. I see a lot of homes in San Antonio begin to really embrace modern and contemporary design. I’m am working on two beautiful homes in San Antonio that mix modern/contemporary with comfort. Jason and Kathryn Glast (one of San Antonio’s finest Realestate agents) has both a modern feel with white sleek leather couches, frosted glass antlers, mixed with a comfortable wood table and vintage chairs. I’m also working with Dr. Carmen Perez on an Oneal Ford home (that is one of the most stunning homes I’ve seen) with its modern design yet mixed with architected church doors and rock walls. I think the key is to really mix modern and contemporary with a comfortable style that still feels amazing in five years from now.

MY CLIENTS have international exposure because many are in-volved with worldwide industries, exposing them to architecture that is historical/traditional and modern/contemporary. Historical elements, such as roof and struc-tural massing, old world materials, and detailing can be complemented with modern elements like steel structural components and floor-to-ceiling glass. Steel beams can serve a function of both structure and beauty when combined with traditional wood or stone materi-als. Modern design has married traditional in the science of today’s home construction too. Foam insulation, thermal-break windows, multi-zoned air conditioning, and an overall understanding of energy efficiency have caused us to look at the blending of technology usually found in commercial construction.

WHEN YOU THINK OF modern or contemporary homes it is impos-sible not to think about them as an open canvas that features a mod-ern, clean architecture through a palette of whites and blacks. But today we are seeing a lot of middle ground. Cool grays such as Devine Buffalo, bright corals like Devine Lobster, and khaki-greens like Devine Pecan are mixing with whites to enhance repurposed wood, recycled tiles and new flooring options. Black is no longer limited to just black, but can have deep and rich chocolates, purples, or charcoal hues.

lynley serrattpALMEr tOddpalmertodd.comMODERN DESIGN in kitchen interiors has become much more mainstream in the last few years. A clean line and minimalist approach define the design. In cabinetry, light colored lacquer finishes combined with natural wood tones seem to currently dominate. Manufactured countertops such as Quartz sur-faces are in high demand in modern spaces because of the clean look, thickness options and low mainte-nance. Hardware is also keeping consistent with the minimalism in today’s modern kitchen. Integrated hardware, routed finger pulls and top mounted hardware produce less visual chaos and are therefore the more prevalent choice. Wall cabinets are being replaced with larger paned windows to let in more light and bring the outside in.

ONE OF THE MOST exciting trends happening in San Antonio is the influx of affluent Mexican nationals, who are relocating their families for the personal security, educational opportunities and quality of life that the city offers. San Antonio’s newest residents are fashionable and bring with them a sophisticated worldview, which includes a taste for international modern design. Their presence has accelerated the evolution of the city’s style, which can be seen in the construction of new urban lofts, more modern homes and increased demand for sleek, Euro-pean style furniture.

A LITTLE OVER two years ago, we had a very strong response with a product we showcased in the 2009 Parade of Homes that blended elements of traditional and modern styles together in a way that appealed to both tastes. We continue to see evidence of that in publications like Veranda & Traditional Home Magazine, where cleaner-lined versions of traditional architecture have been born again with new interpretation. This cre-ates a whole new market and San Antonio appears to be just hitting its stride according to the feedback we are hearing.

BECAUSE WE ARE being exposed to so many beautiful materials, products and design ideas, we are stepping out of our comfort zone and exploring countless possibili-ties, becoming what I call the “No trend-trend.” In our areas of exper-tise such as cabinetry, homeown-ers are leaving behind traditional, neutral colored boxes in exchange for bold styles and finishes that make a statement. Fireplaces are no longer just an empty black box used as a source of warmth, but stylish linear designs that hang on the wall like fine Picassos. My best advice to you is to hop on board with the “No trend-trend” and cre-ate a space that is uniquely you!

A CONTEMPORARY DESIGN offers the homeowner the op-portunity to make their home an individual project that sets apart from the rest. Contemporary design is like a work of art with its clean sleek lines, it creates a space with minimal distraction to the eye, which also creates a space of tranquility. Traditional spaces have dominated design for far too long in San Antonio, so both designers and homeowners are ready for something unique by means of contemporary design.

denise gravestHE grAVEs grOUp,pHyLLis brOWning COMpAnythegravesgroup.comTHERE IS A STANDING JOKE that San Antonio catches up with the latest trends 5-10 years after every-body else. In reality, San Antonio has a rich and diverse culture that embraces change slowly. But once a style hits, you see it a lot because it starts in the luxury price point and moves down the price point chain. Recently there has been an obvious trend towards cleaner, more organic architecture that reflects the move toward green products. There’s a Zen-like quality to many of these “less is more” homes. It’s been called “transition-al,” “Austin Contemporary,” “Mod-ern”, whatever the term, it’s getting a lot of attention and most of it’s positive. Embrace the change!

CONTEMPORARY LIGHTING var-ies like the light of day. Collections artfully blend luxurious finishes, smooth surfaces and bold angles with creative shapes and forms to transform ordinary rooms into exceptional spaces. You should be aware, though, that a lot of contemporary lighting uses a small halogen lamp (bulb), with the re-sulting effect that the bulb does get hot. With the use of dimmers, you can offset the energy consumption and also create your desired ambi-ance. There are many companies that remain on the forefront of modern lighting. Some of my fa-vorites are Tech Lighting, ET2 and Kichler. All are reasonable and can be found on our website.

Several of the outdoor furniture lines that have been introduced have a very mod-ern look to their design. Many have very sleek and “uptown” styles that will satisfy the needs of the most discerning of customers. Made from new age materials and techniques, these are lightweight yet still heavy enough that they will not end up in your neighbors’ yard with one of our south Texas storms. Finishes and fabric are vast and the comfort rivals even the indoor furniture.

THROUGHOUT THE WORLD minimalism is a way of life not only for style but also practicality. This concept is being utilized more in our own design today. Minimalism has been familiar to design trends for almost a decade and it will predictably be a significant trend. I feel that sustainable design is also a topic that has been and will be continuously discussed among those who care for the environ-ment. More products are available today than in the past and are becoming affordable and more easily attained.

It is evident that the numbers of these clients are increasing every day. Contemporary and modern are everywhere in San Antonio; it started with commercial buildings and now moves towards residential. It is very noticeable in the architecture of new restaurants, office buildings and even schools that more contemporary styles are being adopted. In the residential market I get constant inquiries about remodeling or building a more contemporary home. I would say contemporary and modern styles are definitely here to stay and getting stronger every day.

Although contemporary living has been around for many years, only recently has there been a growing demand in the San Antonio area. From Alamo Heights to Stone Oak and the Hill Country, sleek, clean lines

are the new “must-have” in the building market. As the city grows and matures, we tend to see a more artistic approach to building and find that people are less scared to think “outside the box” and endeavor to try projects out of the San Antonio norm.

As an evolution from the modern architectural styles introduced in the 1950s, contemporary living is not just a style of building, it is

a way of life. With simplicity and sustainability as the main focus, it has attracted a discernible clientele interested in a comfort-able “less is more” lifestyle. When building a contemporary home, everything should have a purpose and be for a reason. From color scheme to cabinet placement, every inclusion is part of the overall vision.

Aspiring to use new and existing materials in innovative ways, contemporary architecture strives to optimize the available space, eliminating additional baggage. This can be seen in concepts such as the open layout, which incorporates the kitchen and dining

spaces into the main living area. Another hot topic, sustainable or “green” living, also comes into play with the uses of solar panels and rainwater reten-tion systems. Larger and even more windows allow the availability of natural light. These expansive windows often surround the home, giving the im-pression that the structure was integrated into the natural landscape instead of obstructing it.

If you are considering building a contemporary home, it is important to choose an architect and

a builder who are able to work to-gether and share the vision for the final product. This is a unique process, as in traditional building projects these two work separately. In contemporary building it is crucial that the archi-tect’s vision and plans are executed properly. Local Architects such as Ken Bentley and Lake|Flato, to name a few,

have inspired San Antonians to explore these new ways of living. Seeing a tremendous increase in their client’s taste for simplicity and exquisite detail, the possibilities are endless, resulting in timeless masterpieces.

to be honest and timeless,” says Ken Bentley. “As a firm, we are guided by our clients’ dreams and preferences as well as their budget. We are also guided by the site, which reveals to us a variety of clues such as orienta-tion to the sun, prevailing breeze, trees, topography, views, and adjacent structures. In today’s world, being sustainable is simply being smart. We strive for our architecture to have a “sense of place,” with each element having a purpose.”

Not only in building, but in renova-tion, the idea of taking something old and making it new again is appealing in a time where we celebrate a city’s original and historic landscape. At the Pearl Brewery, a mixed use gathering place in the center of San Antonio, Lake Flato combines a restoration of the historic brewery buildings with modern new structures. The Pearl Brewery is a harmonious result of combining the proper materials and maintaining lifestyle as the foremost focus.

In a city where Tuscan and Mediter-ranean construction reigns, builders have been reluctant to pursue this modern style of building. Some have even tried it and failed, discarding it as more of a metropolitan city’s preference. Given the recent surge in demand for this style of building and rapid growth of our great city, it is evi-dent that contemporary architecture is here to stay and in the midst of ex-periencing a strong boom. As build-ing cycles change, and styles such as traditional “red brick” and “Mediter-ranean” come and go,contemporary architecture is forever. ■

going green at the offiCestrategies and tradeoffs// by: lauren austin, hon. tsa/aia austin

In the last issue of NHOME, we began our look at the mostly uncharted territory of commercial green building

for business decision-makers. Often called smart or sustainable building, green building significantly reduces material waste and energy costs. So it makes sense that green building and the retrofitting of commercial and public structures is on the rise in Central Texas and across the country.

While this upward trend is due in part to increasing government man-dates, business decision-makers are also recognizing that energy-efficient workplaces can benefit a company’s top and bottom lines. High-profile projects like the $550 million retrofit-ting of the Empire State Building in New York are popping up every-where, driven by calculable financial gains.

Let’s turn our focus now to Central Texas and a recent commercial retrofit in downtown Austin. Looking for a way to leverage a tight budget into a smart business investment, three local business owners saw an opportunity to reposition a neglected 1960s-era structure located in the shadow of the State Capitol (1300

Guadalupe) into a modern, sustainable office building to appeal to the needs of today’s urban workforce and meet the requirements of the Austin Energy Green Building process.

When Austin-based NoackLittle Archi-tecture and Interiors evaluated the site, the existing structure was unlivable. “It con-sisted of a couple of two-story buildings glued together, with a partial basement, no elevator, substandard stairs and roof,” recalls Clay Little, AIA, founding partner of the firm and lead architect on this proj-ect. “From both design and investment perspectives, this building had the word ‘opportunity’ written all over it.”

The question of how to realize immedi-ate value and plan for long-term gains for the owners and tenants guided the retrofit process.

sustainable Objectives and ROIThe owners began the retrofit process

with clear objectives:

• Provide a high-quality work environment(e.g. physical comfort, air quality).

• Obtain LEED certification.• Reduce energy costs over traditional

office spaces by at least 25 percent.• Improve operational efficiencies through

smart maintenance systems.• Predict and measure savings month-over-

month for owners and tenants.

In terms of design, NoackLittle retained most of the structure (building reuse is a big plus in green retrofits) and added an elevator, one-and-a-half floors and roof deck. The major sustainable elements were HVAC; lighting and water strategies; and greatly improved energy and maintenance costs throughout the building. In a tradi-tional structure, these three elements alone represent the bulk of a building’s operating costs.

“So the decision to use sustainable systems was a given for us,” Little says. “In fact, our original intention was to be sustainable and LEED1 certified for better positioning in the marketplace.”

Budget realities required the owners to weigh the opportunity cost of differ-ent systems. For instance, what kind of month-to-month return would a mid-priced HVAC system give over a high-end system costing 30 to 50 percent more upfront? The diagram on previous page outlines which sustainable strategies translate into cost savings for the owners and tenants.

From an investment standpoint, a sus-tainable retrofit (as opposed to a tradition-

al remodel) of 1300 Guadalupe is providing a recession-proof benefit for the building owners. This reflects new trends in the marketplace: The predictable, measurable and guaranteed savings on monthly operat-ing costs is a differentiator for tenants wanting competitive leasing alternatives and better-performing spaces.

“Today’s commercial tenant is value-driv-en and appreciates the tangible benefits associated with lower operating expenses and improved work environments,” says Ben Tolson, Aquila Commercial broker for 1300 Guadalupe. The workforce today is looking for environments with better air quality, better lighting and more predict-able HVAC levels.

Perhaps the most interesting trend is an increase in companies looking for eco-friendly offices. “By nature, Central Texans have a strong social conscience,” says Gary Morris, LEED AP at NoackLittle. “We find this relates to an eco-consciousness to-ward recycling waste and using renewable materials. This is translating into client expectations on projects.”

tradeoffs Between Features and Costs One of the first tradeoffs considered

on this project was the affordability of the LEED certification process, which can add

Often called smart or sustainable building, green building significantly reduces material waste and energy costs.

10 to 20 percent to a project’s documenta-tion costs alone. The LEED process also adds a layer of fees to construction costs, which can vary widely depending on the systems used. Often confused with sustain-ability itself, LEED is actually a rating sys-tem that has become the national standard guiding most of the commercial retrofits and green building we see today. While not a mandate, local governing bodies that approve commercial green building tend to use LEED as the measurement standard.

“A big advantage in taking the LEED route is in the added marketability of the project to more eco-conscious tenants,” Little explains. At the same time, creat-ing a truly sustainable structure does not actually require LEED certification. In the tradeoff process here, the cost of LEED be-came a non-essential budget variable. The owners reallocated the savings into actual sustainable systems.

top strategies ImplementedNext, the owners prioritized the design

approach based upon rapid ROI. The fol-lowing elements represent investments with a full payback realized in as little as a few months to no more than two years:

• High-efficiency lighting systems with

occupancy sensors• Sub-metering of tenant spaces, allowing

for individual control and monitoring• Low-flow plumbing fixtures• Reflective roof membrane• Pre-treatment of outside air

In addition, the owners invested in construction-waste recycling. While this provides no real financial payback, they wanted to contribute to eco-conservation.Biggest sacrifices Made

The toughest tradeoff decisions involved HVAC and insulation system options and the opportunity cost of sun shading. In each case, the payback for high-grade systems would be five years or more. Using a mid-grade HVAC system, however, would save 10 to 20 percent in monthly usage costs by improving flexibility and control for occupants, while adding only 5 percent in upfront costs over a standard system.

In the case of sunshades, the owners chose to forgo this added expense in lieu of a high-grade insulated window system. The insulated window glazing alone re-duced energy consumption by 10 percent.

After only six months of building oc-cupancy, the design decisions and trad-eoffs made are proving powerful in terms of short- and long-term ROI. Electrical

consumption for some offices within the building is surpassing savings estimates, tracking at less than 40 percent of previous traditional office spaces.

Today, the building is 85 percent oc-cupied, with continuous leasing interest by good-credit-quality tenants. This comes at a time when the San Antonio and Austin commercial vacancy rates overall sit at 18.3 percent and 20.72 percent, respec-tively2. It appears that the project owners’ recession-proof objective is structurally sound.

In the next issue of NHOME, we will look at what a sustainable building can look like if budget is not a factor. ■

award-winning studio Light by Design hosted the National Kitchen and Bath Asso-ciation (NKBA) as they presented an evening of networking, fashion and charity.

Those who think kitchens and baths are dull have a reason to think twice. The NKBA Texas South Plains Chapter presented The Art of Design Spring 2012 Fashion Show and Membership Mixer on April 5th, where local home industry designers showed off their skills—in fashion, that is. The lights dimmed in the Light by Design studio, and the designer face-off began as the home design inspired fashions made their way down the lighted runway. Guests were treated to an ar-ray of runway looks inspired by kitchen and bath projects completed by each participant, not to mention artistic and lavish accessories made from lampshades, tiles, and everything but the kitchen sink. Guest judges, Raquel Guerrero of Nic Abbey, Etienne Apodaca, owner of Style Labs, and reality star and owner of Cabana Casa Trey Hultgren gave

their vote for “Favorite Project Photo,” “Best Overall,” and “Best Accessory.”

As the fashion show and awards came to a close, the lights were brought back up and guests were invited to bid on silent auction items creat-ed by young artists from the Children’s Bereave-ment Center of South Texas. The silent auction was just one of the few ways the mixer benefit-ted the CBCST; guests were also encouraged to donate various art supply items in conjunction with the admission fee where partial proceeds were donated to the CBCST. “I’m so overjoyed at the results of the evening. We are extremely grateful to Light by Design and the members of the National Kitchen and Bath Association for all of their hard work,” said Traci B. Gomez, President and CEO of the Children’s Bereave-ment Center of South Texas. “Here at CBCST we depend so much on volunteers and special events like this to help sustain our mission. We are 100% privately supported, so proceeds from the event will help us continue to offer our grief support programs to children at no cost. The CBCST belongs to the community and the community has never let us down.”

The evening proved to be a success, not only for the CBCST, but for NKBA too, as the goal of the evening for the non-profit was to encourage membership. The organization added over twelve new members to its network of home industry professionals. “We are excited to welcome our new members and hope to add more design-ers and vendors to our roster as a result of the membership mixer,” said Vanessa Turney, VP of membership for NKBA and owner of Light by Design. “The event was a great way for NKBA to encourage new membership, as we showcased the fabulous work of our current members through an original platform of a fashion show, while impacting the community by benefitting a great local cause such as the Children’s Bereave-ment Center of South Texas.”

The Art of Design Spring 2012 Fashion Show and Membership Mixer is one of many Texas South Plains Subchapter’s programs slated for this year. On June 22nd the chapter will host an Outdoor Kitchen Design Symposium—a full day of education and culinary delight. For many of San Antonio’s lowest-income families, a “dream home” is defined very simply – a simple, decent and affordable place to call their own.

For more than 35 years, Habitat for Humanity of San Antonio has helped to make that dream come true for 735 families and counting.

Families who enter into the Habitat program work to make their dreams come true by performing a minimum of 300 hours of sweat equity by helping to build their homes and the homes of their neighbors.

“We aren’t your typical charity. These families aren’t given anything. They work right alongside our staff and volunteers to help build their homes,” said Stephanie Wiese, vice president of development and communications for the non-profit organization. “They also attend 15-22 hours of homeownership education classes. We want them to be successful once they move into their homes.”

Wiese went on to explain that these families, who

on average earn about $22,000 a year, often can’t af-ford a decent place to rent, much less the mortgage payments required to purchase a home through the traditional route. Often times, the majority of their income goes to rent, leaving many of their basic necessities to get pushed to the side.

“We are the only organization to offer homeown-ership to families in this income level. We are their only option and we feel everyone deserves a good home to live in,” she said.

HFHSA was the first Habitat for Humanity affiliate in the United States and began with one home in 1976 that was built in partnership with Ernesto Tor-res, a painter, and his wife, Sylvia.

“We didn’t have anything so I said, let’s give it a try,” Mrs. Torres said late last year through an inter-preter. “We were willing to take a chance and we believed it would happen.”

Their rental house in San Antonio wasn’t much more than a shack – it was small with walls that

didn’t block summer’s heat or the cold winds of winter. With only three rooms, the family of six lived in very cramped conditions. They moved into their Habitat home in 1979.

“We paid $400 down,” she said. Their payments began at only $50 per month and eventually, because of taxes, rose to about $120 a month. Despite a few struggles over the years, the family was able to pay their home off early in 2006.

This success story is not uncommon among Habitat families, said Wiese.

“Through their hard work, they are invest-ed in their homes,” she said. “Often, they are the only ones in their extended families who have ever owned a home and they work very hard to get it. They take pride in their homes and want to stay in them. Our foreclosure rate is very low, less than 2%.”

Habitat families are selected based on need. They are first-time homebuyers and earn 25-62% of the area median income. They must have “workable” credit, make a small down payment and be willing to part-ner. Once their sweat equity is complete and their homes are built, they purchase them on

a 20-year, 0%-interest mortgage. Today, pay-ments average about $400 a month, includ-ing taxes and insurance.

Since its humble beginnings of one house, HFHSA has now grown to build approxi-mately 50-55 homes each year, all built with volunteer labor and donated funds. In fact they are on tap to build 58 homes in 2012. Five of those are already under construction in the newest Habitat community, Cole-man Ridge. The organization is the fourth largest builder of new Habitat homes in the nation and the largest builder of new Habitat homes in the state.

“We are very blessed to have such tre-mendous volunteer support. About 17,000 volunteers assist us each year,” Wiese said. “They are the heart of our organization, helping us to not only build homes, but also serve as a springboard to help these families build better lives for themselves.”

100% of all donations go to the organi-zation’s building program thanks to the success of its three Habitat Home Centers where new and used building supplies and home goods are sold. Those stores provide

the funding to cover all general and adminis-trative costs. ■
