‘Homebuyer’s choice: Ready-to-move-in properties’

Ready-to-Move-in (RM) properties, whether in the primary or secondary market,
have higher probability of transaction as compared to fresh bookings.
Home loan rates and more opportunity of negotiations created after demonetisa-
tion has led to home buyers choosing ready-to-move-in properties in Hyderabad.
With lower property prices, should home-buyers tap into the quick-possession re-
sale market or invest in an under-construction property?
Research shows that property buyers are willing to pay more for ready-to-move-in
options as compared to under-construction properties. They are willing to pay a
premium on completed projects as project delays lead to additional financial bur-
den. S Kannan, a Hyderabad based broker, says, "Hyderabad offers affordable
pricing as compared to other metropolises. It is the key reason behind buyers
choosing ready-to-move-in housing. There are many such properties in Gachi-
bowli, Hitec City and other areas of the city. This is an opportunity for home buy-
ers as end users always prefer ready-to-move-in properties when funds are not an
issue."
With new companies setting their base, the residential demand in Gachibowli, Hi-
tec City and Raidurg will rise. The IT industry of the city is expecting a jump in em-
ployee headcount to 4.7 lakh from 4.3 lakh (approximately) in the next 12 months.
"IT professionals often search for properties which are readily available. I have
seen people buying under construction properties when budget is an issue. Inves-
tors like under construction units as they want returns on their investment but end-
users prefer ready-to-move-in properties in Hyderabad," says Kannan.
It is reflected in the price difference between under-construction and ready-to-
move-in properties. The average difference in prices between these two types of
properties has increased between the Jul-Sep 2015 to Oct-Dec 2016 period.
While the weighted average price of ready-to-move-in properties was Rs 3,742
per sq ft that of under-construction properties was Rs 3,655 per sq ft. This also
means that Ready-to-Move-in (RM) properties, whether in the primary or secon-
dary market, have higher probability of transaction as compared to fresh bookings.

With end-users looking for RM options to protect themselves from project completion risk,
it is likely that many investors of such properties see this as a good opportunity to sell.
The real estate market of Hyderabad has seen significant rise in RM prices and the rea-
son behind this is the demand. As the IT sector is growing and job opportunities are in-
creasing, Hyderabad has seen home buyers purchasing houses which are readily avail-
able and offer them comfortable stay. Owing to delay in possession, obtaining completion
and occupancy certificates and other issues, buyers prefer a safe option to park their
money. Under construction properties are good options if one is ready to wait.
Depending upon your budget, requirement and preference, you can choose between RM
and under construction projects. Buy a ready-to-move-in property if you need a house to
live and you have sufficient funds, otherwise under construction properties are cheaper
and give good returns in the long term.

‘Microsoft leases 200,000 sq ft of premium office space in Hydera-
bad’

Microsoft has signed a 15-year lease deal for nearly 2,00,000 sq ft of premium of-
fice space at Knowledge City in Hyderabad, and plans to pick another 2,50,000 sq
ft of space in its next phase of expansion, two people aware of deal said.
The company will pay project developer Salarpuria Sattva Rs 52 per sq ft for the
space and will spend Rs 8,000 per sq ft on fit-outs, they said. An email query sent
to Microsoft India remained unanswered till as of press time.
Cushman and Wakefield was the consultant for the deal, the persons cited earlier
said. Its managing director, Veera Babu, declined to comment on the deal. "The
property is at fit-out stage and it (Microsoft) is expected to occupy it over the next
four months," one of the persons cited earlier said, adding that the office can ac-
commodate nearly 2,000 workers.
American financial services company State Street Corporation, Synchrony Finan-
cial and EPAM are the other tenants at Knowledge City.
Redmond-headquartered Microsoft is looking for more office space in India as part
of chief executive Satya Nadella's plan to tap the local market and its engineering
talent. The company's Indian arm is firming up plans to expand its campus at
Gachibowli, Hyderabad, which is spread over 3 million sq ft and has a built-up
area of 1.5 million sq ft. Jayesh Ranjan, IT secretary of Telangana, confirmed the
company's expansion plan and said he would be meeting Microsoft's leadership
on Tuesday to discuss the matter.
A property consultant, who did not wish to be named said, "Microsoft is planning
to construct more buildings in its existing campus in Hyderabad in the coming five
years, and this leasing is part of the same strategy to build the workforce till the
time the campus is ready ."

Microsoft had earlier taken up 600,000 sq ft of office space in Bengaluru. The
company will ramp up its presence in this facility after the Hyderabad expansion,
people aware of the development said. The latest offient said. The latest office
space deal is expected to merge many of Microsoft's India operations and serve
as a base for further expansion.
According to industry estimates, the new campus will seat 6,000 employees.
IT firms generally deploy 100 sq ft per employee. Earlier, Microsoft was scouting
for 1.1 million sq ft of space in Bengaluru for a built-to-suit campus. The com-
pany, which has offices in 10 locations across India, had planned to invest $1
billion in the campus over five years.
Salarpuria Sattva has leased out close to 5 million sq ft of the 7.5 million sq ft of
office space at the Knowledge City project. The group is building 15 million sq ft
of office space in Hyderabad apart from some residential and retail projects,
which will become operational by 2020.
According to JLL India, Hyderabad has the third-lowest vacancy level among all
metros at 9%, and is behind Bengaluru and Pune, which have 4% and 5% va-
cancy levels, respectively.
