Lake Champlain is approximately 490 square miles in area and the lake is 107 miles long and 14 miles across at its widest point, and has a maximum depth of approximately 400 feet. Lake Champlain contains roughly 80 islands, three of which comprise four entire Vermont towns (most of Grand Isle County).

The New York portion of the Champlain Valley includes the eastern portions of Clinton County and Essex County. Most of this area is part of the Adirondack Park. There are recreational opportunities in the park and along the relatively undeveloped coastline of Lake Champlain. The cities of Plattsburgh, new York and Burlington, Vermont are on the lake's western and eastern shores, respectively, and the village of Ticonderoga, New York is in the region's southern part. The Quebec portion is in the regional county municipalities of Le Haut-Richelieu and Brome-Missquoi. There are a number of islands in the lake; the largest include Grand Isle, Isle La Motte, and North Hero, all part of Grand Isle County, Vermont.

Grill chef outdoors on Saturday nights, organizes yard set up for Lobsterfest (Sunday before Labor Day), parboil, grill chicken, boil lobsters. Organizes winter storage work and boat placements. Sells and services Cummins-Onan generators in upstate NY and eastern Vermont.

Owner 1 maintains, trouble shoots, purchases computer and camera technology as needed. Serves as General Manager of The Galley Restaurant and Bar, including menu development for food and bar, point-of-sale computers, trains and supervises front of the house staff, works with and supervises head cook and bartenders. Is prepared to assist staff or be host or bartender if needed. Promotes the restaurant on the social media. Writes customer letters or contracts as requested by president.

Owner 4 is the spouse of the President, not an owner but plays a major role. She is the buyer and manager of the Ship's Store & Boutique. She maintains accurate inventory of marine supplies and all other store items. Sets prices. Goes to trade shows to buy for the store. She and the president go to marine trade shows and the Montreal Boat Show to promote the marina. She manages summer employees in the store and on the docks. (Dock hands also clean and rake the yard). Owner 4 also works with the president to translate completed work from work orders onto invoices to customers. She sends out monthly statements and files paid invoices and statements from suppliers.

She is primary greeter to boaters when they register and communicator and assistant to store customers. When reservations are made for transient dockage, boat tours, and the Lobsterfest, she and her store crew receive them. She manages the dock plan for transient boaters and day dockers.

Ballard Park was once the location of The Westport Inn, one of the most gracious grand hotels of the Adirondacks and a focal point of Westport summer life. The Inn was demolished in 1967 and the property was purchased by Anne Ballard ("Petey") Cerf, a long-time summer resident. Through her visionary philanthropy Ballard Park wasestablished in 1989, named in honor of her parents.

This leased property brings concert series via the Soundwaves community. This brings North Country resident world-class musical acts in their gorgeous hometown facility, the Ballard Park pavilion, at no charge. The first season of Soundwaves was an astounding success, bringing accolades from hundreds of concert goers of all ages, who enjoyed music from Grammy-award winning artists and contemporary musical groups with a wide variety of styles. The program is free to the public.

The outdoor pavilion at Ballard Park provides a wonderful atmosphere for picnicking with family and friends while enjoying the music, view and summer weather.

Covenant not to compete?There is no desire to own another marina or restaurant. Closest marina is 10 miles away.One of the current owners is willing to stay on for one or two years to help a new owner become established. During this time, he is willing to continue to allow the marina access, as is available and not required by Cummins, to the marina's generator account. When current owner would leave the marina, he would take the generator business with him.

What would an absentee owner need to pay a manager, including benefits, to run marina profitably?The answer would need to be negotiated according to what the duties were for the manager as the Owner family wears many hats. A job description would need to be developed for a new manager.

Licenses needed to run Marina?Technically, a Captain's License may not be required. However, there are instances when having one meets the letter of the law. Any nautical assistance could automatically happen, without question.
