Seller Insight The current owners bought the property nine years ago, having been initially attracted by the village itself and then by the lovely house which, for its age, offered spacious rooms with high ceilings on all floors. The

house was at that time in a poor state of repair with an overgrown walled garden but they could see it had the potential to become the stunning home it is today.

The owners undertook extensive renovations, including drainage, plumbing and wiring. Large scale repairs were carried out where poor quality rendering in the past had rotted oak timbers and wall fabric. The repairs and the new rendered exterior now meet the exacting standards required for a Grade II Listed building. Internal alterations carried out by the owners included moving doorways to improve the flow, the installation of additional windows and sun tubes, and four new bathrooms. A second staircase was inserted in the more recently built part of the property to replace an external staircase that had been the only means of access to the two bedrooms above. The rooms below now have under-floor heating and comprise a drawing room with an open inglenook fireplace, and a new kitchen breakfast room. This modern part of the house is sensitively styled to blend with the older parts at the front, where there are many original features including exposed timbers. Here, the entrance hall, the dining room, the study and the preparation room all feature quarry-tiled floors, while the sitting room has a lovely inglenook fireplace with a wood-burning stove.

Externally, the attractive grounds originally comprised just the walled garden, where the owners cleared an overgrown rockery and replaced it with lawns, flower beds and seating areas. A gate now leads through to further section of garden, which the owners purchased from a neighbour about three years ago and comprises mainly lawns and expanses of mature trees.

Great Staughton is a social village with a strong sense of community and has a village hall with a playing field, two tennis courts and a children’s playground. The hall hosts many clubs and societies from amateur dramatics to flower arranging. Other amenities include a doctors’ surgery with a pharmacy, a butcher’s and grocery shop and two pubs. The village has a pre-school and a primary school, which feed into secondary schools in St Neots. The neighbouring village of Kimbolton is home to the well-regarded private school, where the swimming pool is also open to the public, while further private schools can be found in the town of Bedford. Nearby St Neots offers a wide range of amenities, including a new cinema, and shops including supermarkets such as Waitrose, Tesco, Aldi, Lidl and an M&S Foodhall. It also has a railway station, which has a fast service to London Kings Cross in under 45 minutes. The nearby A1, which connects to the A14, the A421 and the A428 gives good access to Peterborough, Cambridge, Bedford and Milton Keynes.

Four stained glass panels, which came from the house of the author, Anthony Trollope, have been installed by

the owners; three can be seen in the wall between the drawing room and the stairs, while another is set in the old oak door leading to the sitting room.
