Many people such as young carers,street homeless, and those with mentaland physical disabilities struggle to stayhoused, so we run projects and schemesthat support them to keep a roof overtheir heads and live as independently aspossible.

    The Site - The vacantNew Gog pub

    l The site is located on Freemasons Road, Custom House in LBNewham; an area which is fast developing and experiencing ahigh level of regeneration.

    l Our site is near Custom House on the DLR and also to thenew Crossrail Station.

    l The New Gog Pub is a 1960s building, which was built on aWW2 bomb site. It has been derelict for a number of years.

    l Notting Hill Housing Group recently took over the buildingand have made it secure to avoid anti-social behaviour. Wehave also taken action when local people were troubled bysquatters in the derelict building.

    THE DESIGN WHICH GAINEDPLANNING PERMISSION ON 2008

    Planning permission was granted by theLondon Borough of Newham in July2008 for a four storey scheme onFreemasons Road. This design included5 homes. This permission has nowlapsed as it was not implementedwithin the five year limit.

    Design PrinciplesThe building has been designed to follow the lines of its neighboursand fit in with existing buildings along Freemasons Road.

    l We are proposing two floors of maisonettes, providing familyhomes.

    l We have carefully designed these to avoid overlookingneighbours.

    l The building will have roof top gardens for the uppermaisonettes that are safe and private.

    l At the lower level, there will be gardens with traditional frontdoors for level access from the street.

    The Site - Pier Roadl Our site at Pier Road is located on the southwest corner of

    the Royal Victoria Gardens.

    l It fronts the River Thames along its south edge, which formspart of the popular Capital Ring pedestrian path.

    l The site was previously occupied by the Royal Pavilion Pubwhich was demolished several years ago. The site has beenderelict since.

    l There is now an opportunity for a new design to providehomes at this site.

    Opportunitiesl This is a desirable location on the curve of the River Thames.

    l Exciting area undergoing significant regeneration includingthe upcoming Royal Wharf and Silvertown Quaydevelopments.

    l There are excellent transport links with King George V DLRand the Woolwich Ferry in close proximity.

    l The beautiful Royal Victoria Gardens are just next door.

    l It is close to the attractive former station building.

    l Woolwich is only a short ferry ride away. Providing access to anumber of amenities including the Waterfront Leisure Centre.

    Previous PermissionPlanning permission was granted by the LBNewham (reference 04/1948) in July 2008 fora 16 storey scheme at Pier Road, comprisingof 66 private apartments and 31 key- workerapartments, together with a caf and gym.

    This consent has now lapsed and was notimplemented.

    l 8 units per floor.

    l Mass against park boundary.

    l Mainly 1 beds & 2 beds with a lack of three beds to meet the needs of Newhams Families.

    l A visually attractive building, marking the meetingpoint of the river walk, foot tunnel and Woolwich ferry.

    l The opportunity for a tall building on the river front, inline with other tall riverfront developments, on bothsides of the river.

    l We will also comply with lifetime homes standards, so that ournew residents are able to live in their homes comfortably forthe rest of their lives.

    l Most units are dual or triple aspect with amazing views acrossthe Thames and over London. Improvements to

    the River WalkwayAs part of our application we willundertake considerableimprovements to the existingriver walkway, including creatingnew landscaping, improving itsaccess and creating visual routesto the river.

    l Well advertise on-site and to neighbours a contactpoint for construction queries.

    l The main contractor will provide 24-hour security to the site.

    l Deliveries to and from the construction site will be innormal working hours and carefully managed by themain contractor.

    l Sustainable technologies such as solarpanels will be used

    l We are currently considering energyefficiency technology such as an on-siteCombined Heat and Power Plant.

    l Bio-diverse roofs will be used wherepossible

Over the next fewmonths well take your views into account, well review our plans andthen submit a planning application to the LB Newham.

    Once a planning application is submitted, the council will also conductits own consultation.

    Subject to planning permission, we intend to start construction inSummer 2016 with completion anticipated for Summer 2018.
