Quality of Life“When we first saw the property, we fell in love with the lifestyle it offered us away from our hectic routines during the week in London,” the present owners said. “The walled garden provided us with the privacy we were looking for, and we could immediately see how we could organise it into different sections. We now have three patio/decking areas, a separate rose-adorned garden seat for quiet reflection and also somewhere to grow fruit and veg.” The current owners purchased the property in 2014 because it was so convenient for Gresham’s School which is a fifteen-minute drive. It is located with a small complex of barns and is ideally located for access to the Georgian market town of Holt approximately five miles away.

“Inside, we really liked the open plan area downstairs and the versatile gallery area. The high-pitched ceiling in the main living area and main bedroom offer a real feature, with some wonderful exposed beams, and there’s also a feature wall in the kitchen.” The layout of the barn suited the owners from the moment they moved in. “It was great to have our en-suite bedroom upstairs and another en-suite bedroom downstairs for our daughter.” They enlisted the services of award-winning Rebecca Coulby of Coulby Interiors to assist with the interior design, and photographs of the barn can be seen on her website.

“We wanted a bright modern feel to the barn with a really special kitchen area and the Aga we had dreamed of. Flooring was replaced throughout and all the bathrooms refitted.”

The open plan kitchen, dining and living area has served the current owners well for both everyday living and entertaining, particularly on those special occasions. “We have had Christmas there with the whole family, the wood burner on and the smell of mulled wine warming on the Aga.” In the summer months they open up the double windows on the upstairs gallery area to sit and have coffee on the balcony. “At one stage I had the gallery as my office with the desk facing the fields, double doors wide open - now that was an office view.” With the recent restrictions of the lockdown, the property has been a real boon for the family. “We have spent most of this year at the barn, with both of us working from home. With the property being so versatile we were able to both set up offices, and the internet speed caused us no issues with both of us having Zoom calls … and a teenage daughter continuously streaming movies!”

“We will miss our little bit of Norfolk, sitting in the garden suntrap and winding down after a busy week, reflecting on life over a glass of wine. Or morning coffee on the patio as the family emerge from their downstairs bedrooms, all of which have direct access to outside.”

OutsideThe present owners were concerned about security with some of the properties they originally viewed, but not with their barn. “Our walled garden is very secure, and access to the development is limited to one entrance which is well lit and difficult for strangers to use without being noticed.”

They have stocked their garden with a large variety of flowers and other plants to provide colour all year round. “It has a rose garden with a variety of rose

bushes, a range of fruit trees including apple, Asian pear and also a Victoria plum tree which produces an abundance of sweet plums every year. There are also wild strawberries and raspberries, a herb garden with rosemary, mint, sage and two planters where we grow vegetables during the summer.”

The owners have certainly made full use of the outside space. “We love sitting on the patio in the summer with the amazingly fragrant honey scented flowers of the Californian lilac bush and the red salvia with its nectar-rich flowers. The additional decking area has lavender and jasmine, their delicate scents trailing through the garden.”

Wonderful LocationBriningham is a small Norfolk hamlet located between Holt at five miles away and the market town of Fakenham at around eight miles. In Briningham there is the eccentric Belle Vue tower and one of the oldest churches in Norfolk, St Maurice’s. “All within a five to ten minutes’ drive, we have great butchers, fish-mongers and a bakery. Away from our busy work lives, our weekends involve some wonderful downtime, walking the dog across the neighbouring fields and fantastic walks along the beach,” the present owners said.

On Your Doorstep…Melton Constable is a North Norfolk village with a post office, doctor’s surgery and a local butchers shop. It is located within 2.5 miles of Thornage, and 2.8 to Hunworth where you can find the Hunworth Bell pub serving delicious food.
