The new retail offer planned for Narooma will be a transformation of the existingneighbourhood shopping centre into a “district retail hub”, providing customers withconvenient and modern shopping facilities.

The newly constructed centre will feature a new full line Woolworths Supermarket of 3,220m2

plus a DDS of 1,800 m2 and a Mini Major of 725m2, with over 30 retail specialties storescomprising a total retail offer of over 9,000m2. We are able to offer flexible space options withthe advantage of needs based goods, services, specialties and eateries all in one convenientandcentral locationwith 370 on-gradeparking spaces off the Princes Highway. There are alsoapprovals in place for future expansion into stage 3 encompassing an additional 10 storestotalling 940m2 which will further bolster our position in Narooma’s retail hierarchy.

This centre will not only service local residents but also spread its influence into surroundingmarkets. Narooma Plaza is set to become the premier shopping destination for the southernhalf of the Eurobodalla Shire and northern districts of Bega Shire. We have identified marketstotalling over 16,500 people in primary, secondary and tourist markets with secondarymarketsnorth to Tuross and beyond into the Moruya environs and south to Bermagui and Cobargo.

We are seeing not only large population growth but also a shift in demographics as a result ofemployment opportunities generated by retiree’s. This trend is set to continue as more baby boomersopt for the quiet lifestyle in this safe and cost effective coastal area.

Add to this the expected surge in local growth as a result of our large scale retail development, StateGovernment approved large residential subdivision, planned retirement village and existingdwellings already under construction, and Narooma is destined to prosper offering new jobs forfamilies seeking to live on the Coast.

Narooma’s static trade area is home to close to 13,000 people.

� On top of this static market there is the famed far south coast touristmarket. Tourism NSW suggests 10.7 million domestic tourist visitornights and day visitors to the Bega, Shoalhaven and EurobodallaShires in 2008. Narooma hosts 11% of that area’s holidayaccommodation further suggesting a tourist influx to the trade areaof 1.17 million overnight and day visitors in 2008 equating to anaverage daily population of 3,225 people.

� These visitors spend an average of $100 per day.

� Narooma is in need of modern retail development with a currentlyestimated 16,000m2 of aged retail spaces in various, largelydisjointed and dispersed locations, recognised as being in undersupply.

� The Eurobodalla Shire has a population growth rate of 1.5% and isranked in the top 11% of the fastest growing shires in NSW.

� Narooma Plaza has a current estimated weekly traffic count of 15,900people.

� The Eurobodalla Shire has seen a 25% increase in building approvalsover the last year.

� In the year ending December 2008, the local tourism expenditure inthe Eurobodalla grew by 15%.
