    An incredible $29 million worth of Sunshine Coast property was sold to foreign investors for the last recorded 12-month period. Quite an astounding fi gure, yet it is only less than one per cent of the $4 billion worth of property bought on the Coast. Th ese fi gures certainly put some things into perspective and it may not seem like foreign investment on the Coast is high, but it is the third highest in the state behind Brisbane and the Gold Coast. It seems the Chinese and Brits love our real estate the most, and if I may fl y the Aussie fl ag here for just a moment, may I be so bold to say, why wouldnt they? Th e Coast is paradise and Australia prides itself on its multiculturalism.     Brisbane

    Its hardly a secret that the Sunshine Coast is a major magnet for overseas visitors thanks to its wide appeal as a holiday destination, but what is perhaps less well publicised is that foreigners looking to buy property in the region are investing millions of dollars in real estate here.

    A 2009-10 report by Colliers International reveals the Coast is Queenslands third most popular destination for overseas investors aft er the Gold Coast and Brisbane, with British citizens making the region their number one choice.

    Th e report shows that during the 2009-10 fi nancial year, $29.3 million was spent on Coast property by people who are either foreigners living overseas or foreigners living here on temporary visas. (In about the same period, the Real Estate Institute of Queensland reports that in total $4 billion worth of property was bought on the Coast.)

    Since the 2002-03 fi nancial year, the Coast has cemented itself in third position in the state and the Sunshine Coast director of Colliers International, Nick Dowling, says there is a good reason for this high placing.

    Its obviously because of the Coasts proximity to Brisbane and the desirability of the lifestyle here, he says. From a purely investment point of view, its because we have had really good capital growth historically. A lot of foreigners who choose to invest in property here are doing so because they have holidayed here and are choosing the place with their heart but also using their heads to take advantage of the good growth.

    And its a real United Nations of investors who are going through the applications process with the Foreign Investment Review Board, a key Federal Government checkpoint that ensures Australian citizens arent shut out of markets and that jobs are created by the injection of overseas capital.

    While the Colliers report shows Chinese investors have knocked the British off top spot thanks to major investment on the Gold Coast, the Sunshine Coast market is dominated by Brits (30 per cent) and South Africans (29 per cent), who accounted for more than half the total sales in 2009-10.

  • data provided is on the capital cities and perhaps the Gold Coast. In terms of overseas clients, the Sunshine Coast is considered regional, which might make it unappealing in the fi rst instance, and thats where we come in.

    Our clients are very much impressed by the Coast when we introduce it to them as an option.

    British national and Sunshine Coast resident Paul Stapleton is a foreigner who was drawn to the Coast. He had been living in Maroochydore for two years before he entered the property market, but while he had to go through the FIRB processes, he says he found the restrictions placed on foreigners to be fair and still accommodating.

    Other overseas states represented include Hong Kong (six per cent), France (four per cent), New Caledonia (four per cent), and China, Italy, the United States, the Netherlands and Zimbabwe (each with two per cent). And they all appear to be attracted to one thing solid capital growth.

    While the natural beauty, proximity to Brisbane and good infrastructure all rightly make the Coast desirable to many investors, its the steady, consistent growth in real estate values that appeals most to those looking to make long-term gains.

    Th e director and head of research and acquisitions of Birtinya-based Investor Property, Mal Cayley, has seen a rise in the number of foreign investors buying property on the Sunshine Coast and expects the trend to continue.

    We do a lot of business with overseas clients and Id say about 30 per cent of our clients are foreign-based, he says. To put that in perspective, about 30 per cent of our clients are from the Sunshine Coast, so our overseas clients who mainly come from South Africa, but we also deal with many nationalities such as British and Malaysian make up a signifi cant portion of our business.

    Mal says his clients have a range of diff erent backgrounds and personal plans but they all share the common goal of looking to make long-term gains from their investments theyre not in it for the short.

    One of Mals main roles is to sell the Coast to his clients because not much is known about the region by people overseas. He says most of his clients come to him through referrals from existing ones and the number of foreign investors he deals with has doubled in the past 12 months.

    A lot of people will be sceptical about the information they have on the region so will come here to see for themselves.

    He predicts his overall foreign client base to make up 50 per cent of his business within the next 12 months to two years and that appears to be as existing clients shed light on the benefi ts of investing on the Coast to others.

    Very few people understand the Sunshine Coast, Mal says. Th ats largely because most

    Australia, which means he no longer comes under the FIRB regulations, but when he bought his fi rst property in Australia he was here as a non-resident working on a business visa. Th is meant that he had to make an application to the FIRB to obtain permission to buy a property before he was able to get a mortgage.

    It was quite a painless process and only took a couple of weeks once I had fi lled in the application and provided the necessary documents to my mortgage advisor, Paul says. Th e hardest part of it was the waiting and wondering if I was going to miss out on getting a block of land because someone else had been able to put a deposit down while I was still waiting to hear if I had been approved by the FIRB or not.

    One of the FIRB restrictions state that foreign investors must not buy existing properties so as not to take them out of the existing housing pool, so Pauls choice of property was limited. Essentially, he had two options buy a block of land and build a place from scratch, or buy a brand-new house or apartment that had never been occupied.

    I never felt restricted by that particular regulation, he says. It was always my intention to buy a block of land and build

    a house on it because thats not something you can readily do in England, and I loved the idea of being able to have a say in the design of the place I was going to live in.

    Like Paul, Mals clients dont have much of a problem with the requirements to buy new or build. He says the main aspect they focus on is the long-term capital growth and they can maximise that growth by purchasing land and building on it.

    Foreigners oft en get caught out by B- or C-grade properties because of the build or buy new restrictions, because many of those type of developments tend to be on the fringes of towns if you are looking for house and land, Mal says. But here on the Coast my clients are liking developments such as Ivadale Lakes, Brightwater, Birtinya Island and Sunshine Cove because they are very well located and not so susceptible to the fl uctuations in capital growth that fringe developments can be.

    Th ere is equity in the property from day one when its been built by the investor.

    Paul bought a block of land in Caloundras Bellvista development at the end of 2007 and built a three-bedroom house on it. He was even able to take advantage of the First Home Owner Grant, although as a foreign investor he wasnt allowed to claim the entire grant.

    Now he is a permanent resident, and he is keen to become a citizen once he has been in the country long enough to meet the criteria for citizenship, but he feels being able to buy property here even as a non-resident helped with his decision to stay.

    Since his purchase, the FIRB has tightened its regulations slightly and now foreign investors must sell their property if they leave the country to live elsewhere. While that wouldnt have aff ected Paul because he intended to stay here and get permanent residency, he understands that the FIRB regulations work to ensure fairness and to give Australians the best chance to buy houses for themselves.

    I dont know how many people worked on the house but there would have been quite a few who eff ectively had work because of me

    I suppose, so I can see why the FIRB wants foreign investors to build new places, Paul says. I would be annoyed if I was a resident and rich foreign investors were allowed to come in and buy all the existing houses, which would mean I couldnt get on the property ladder.

    Mal predicts a very bright future for foreign investment on the Sunshine Coast thanks to the planned infrastructure improvements over the next few years. Its my clients strategies to create wealth over a long period of time so while they will eventually seek to sell, they will look to hold the property for a long period of time, he says. Rents are improving on the Coast and there is strong price pressure.

    Mal adds, Th ere is $22 billion of planned and budgeted for infrastructure on the Coast and the $2 billion hospital is going to be a signifi cant part of that. Its an entirely new prospect and will have a great number of private projects that will be connected with it. Th en theres the new CBD at Maroochydore and the growth in major businesses setting up here.

    Th ere are no worries over the long term for investors here. Even if the next one or two years arent great, theres still money to be made and I believe the fi ve-year picture for the Coast is outstanding for investment.

    2011 might be an average year for property but I see it as the start of a great period for the Coast.

    A snapshot of whos doing what in the industrySelling up after 40 yearsLong-time local real estate agent Jean Hamer is getting ready to say goodbye to her prized beachfront apartment in Quontro at Alexandra Headland. A patented winding mechanism was added in 1956. Come Saturday morning, Australian towns buzzed with the roar of this machine, invented by Mervyn Victor Richardson in 1952. While it wasnt the worlds fi rst rotary mower, it was cheaper, lighter and more powerful than anything that came before, and by 1958, Victa Mowers employed 3000 people to build 143,000 machines a year.

    dual-fl ush toilet in 1980. While previous generations of water-

    wise Aussies were happy to pop a brick in the cistern to lessen the

    fl ush and save on this precious resource, Bruces invention is saving water in every home every day.

    Where theres smokeOkay, so we didnt invent it (our ancestors were cooking meat outside not long aft er they discovered how to make fi re) and we certainly arent the only nation to do it (even the Poms enjoy the odd barbecue), but what is more Australian than chucking a couple of snags on the barbie? Th ese days, though, tofu burgers, seafood kebabs and chicken wings sit on the hotplate alongside the traditional sausages and steak.

    A place for dadA bloke (especially an Australian one) needs a shed. While its traditionally been a practical place to fi x the lawn mower, knock up some shelves and house the Holden, there is now a suggestion that a mans psychologically wellbeing is tied in with having a shed a place to escape, to tinker and to think, and somewhere to hang those tasteful calendars that mechanics like so much.

    Winging itStep one, take an old car tyre and slice it twice along half the tread to create a long neck. Step two, turn the remaining sides inside out. Step three, spray paint white, draw on a beak and some eyes and hey presto, you have a tyre swan. Fill the base with soil and plant in some pansies and your tyre swan is both functional

    and beautiful. Pop in your garden and celebrate your Australian-ness.

    Thats coolAn Australian brand of cooler, the Esky has come to mean any sort of portable beer-chilling device. You can oft en fi nd several Eskies in an Australian home, from small, one-meal-sized coolers to hulking units that once fi lled with ice and beer become permanent fi xtures at barbecues, on camping trips and for when the electricity is cut. Also doubles as a spare seat when you have friends over.

    I had to have itA small bottle of coloured sand, tiny animals made from sea shells, fl uff y koala toys, and tea towels with handy maps, scone recipes and bush ballads. Who hasnt at one time picked up an overpriced Sydney Harbour Bridge snow dome or decorative boomerang key ring and said, I need one of these. We are perhaps in one of the few nations on earth were homes are fi lled with tacky souvenirs from our own country. But its just un-Australian not to.

    Around 30 people came along to the auction of 17 Broadmeadows Road on Sunday aft ernoon, drawn by the homes dual-living potential and central Maroochydore location. According to marketing agent Lee Sutherland of RE/MAX Property Associates, bidding opened at $360,000 and quickly progressed to $400,500 before he and auctioneer Grant Cheatham entered into negotiations with the highest bidder. We spent about half an hour negotiating, and managed to get an off er of $420,000, Lee says. Th e property was then placed on the market

    and, with no further bidding, was sold under the hammer. Lee says the buyers are a couple from Brisbane who will move to the Sunshine Coast in the future and are looking to operate a home-based business from their new property.

Henzells Agency sales manager Jason Jaeger says the interest in the event was a good sign

    for the year to come. Th e level of bidding was a positive sign, as was the attendance, he says. Its a really good start to the year.
