As I sit in my office, looking out the window at the slowly falling autumn leaves in the lead up to Thanksgiving, I can’t help but think, it’s so beautiful in the Hamptons at this time of year. It sparks a conversation I have had repeatedly with clients and friends since I started to sell real estate here almost 2 decades ago.

I wish I had a dollar for every time I’ve heard these questions:

“You live out there full time?”

“What’s it like during the off-season?”

“Don’t you get bored?”

The answers, I’m happy to say, all these years later, remain the same:

“Yes.”

“Busy.”

“Never.”

Yet 30 years ago, when I was just a summer weekender looking to golf, windsurf or go to the beach, I was clueless about what to do here after September. Sure, I could easily point you to the best windsurfing spots at Napeague. Or recite the ins and outs of the Montauk Downs reservation system. Or tell you where to get the best lobster roll. I just never thought about the Hamptons much beyond May to September. Now having lived and worked here for almost 20 years, I’ve watched the tempo of this region with very close interest. It’s not just about the beach anymore; it’s not even just about the Summer.

There are many off-season riches. Incredible autumns, when the weather is superb and the water can stay warm into October. Farm stands, north and south of the highway, where the assortment of local bounty is dazzling. Restaurants open year-round with surprisingly busy weekends that can still be relaxing. Even winter is hospitable with big skies, peaceful landscapes and easy left turns. For certain, the Hamptons — as a place to live, visit or invest — has evolved. What was once just a summer getaway from Memorial Day to Labor Day is now a breathtaking and year-round country retreat. With each passing year, this is a place where those with busy lives elsewhere invest more of their precious leisure time and make much more use of their homes. The splendors here ensure one is unlikely to regret such a decision. Of course, the real estate market has been both a mirror and catalyst for this dramatic transformation.

Anyone who has tried to find a parking spot on the Main Streets of East Hampton or Southampton on a mid-winter’s Saturday or Sunday knows there is indeed life after Labor Day. With an influx of friends and associates buying homes out East, winter weekenders now have like-minded people to meet for lunch or invite over for dinner. Play dates for the kids or golf and tennis have become easy to arrange. This year’s very robust market has done nothing to dampen the spirits of brokers and their clients who have invested significant dollars in the Hamptons.

Benchmarks were set in many areas, including my own business. In 2014, more than 30 of my exclusive listings went to contract or closed. I participated in nearly $200 million dollars of real estate transactions. Inventory that sat for some time quickly started, and continues, to disappear. All of this before year’s end as savvy buyers race to keep ahead of the bonus babies sure to appear early next year. Not surprisingly, in 2015, I do not foresee any let up and at almost every price range. Top brokers are juggling eager buyers and showing listings each weekend.

So in January, when you return from St Barth, Palm Beach or Aspen, and you’re watching the snow fall from your own office window, keep in mind the Hamptons is not in hibernation. We’ve been busy working with your friends and associates to find them their East End retreats. And we’re ready for you when you are. Perhaps you’ll be in your own Hamptons home by next Thanksgiving.
