4 DAY FORECAST

SURF REPORTWith Steve Harris from Suburban SurfThis week still looks pretty sad in the hope for a longoverdue swell. From Tuesday to Thursday there is an inconsistent E/SE ground swell with waves only around the one to two-foot mark. Winds through to Friday will be tending northerly with lighter NW in the morning. Spots to check would be the open beaches for more swell early, then the northerly corners in the arvos. Saturday has a southerly change

with SW winds early, followed by a SE change. However, waves will be even smaller Saturday around the half to one-foot mark. Hopefully there is a small southerly ground swell predicted to build for Sunday arvo. So hit the open beaches. However, winds will be from the E/NE, making it a bit messy. High tide is between mid-morning and lunchtime all this week and the water temp is still sitting around the 20-degree mark. A spring suit for the early morning is

a good call. Good surfing and here’s hoping for at least some rideable waves.

My Weekly Preview is a high-quality magazine delivering more of what matters to the Sunshine Coast. Following on from the hugely successful My Property Preview, which was the Coast’s leading real estate and property magazine for more than three years, My Weekly Preview features news, business, motoring, socials, health, lifestyle content and more, as well as the most up-to-date information on local real estate. Delivered fresh every Friday. We’re also conscious of the environment at MWP – all our home delivered magazines are wrapped in biodegradable plastic.

EDUCATION FEATURE

My general attitude to life is there are many

more good people than bad. For every story you hear of someone doing something wrong, there are dozens of people who are doing great things with little recognition. Which is why it was so gratifying to hear about the response to MWP’s

cover story last week, ‘Caring for the carers’. Organisers of the special pamper day for 30 carers

have been overwhelmed by community support – but like any event they could always do with extra help. So if they ask your business for a donation in the coming weeks, please help out if you can.

Talking of good people - well done to all of you who donate blood. I saw a great sign at Nambour Hospital that summed up the situation perfectly: one in three people will need a blood donation, but just one in 30 people donate blood. This week’s cover story takes a close look at the issue, and gets to the heart of where the blood goes once you donate.

Also in this edition we head west, to Exmouth for a swim with the whale sharks. That story is over in our travel section. If you are planning to put your house on the market soon, head over to My Property Preview, where we have advice on arriving at the right price. And speaking of the right price, Dianna Mullins has been shopping in Cotton Tree for our style section.

I look forward to talking with you again next week.

If you have an aversion to needles, the idea of slapping down your arm for a nurse to draw the

precious red stuff out of your veins must be what nightmares are made of. But for thousands of Sunshine Coast locals, a regular trip to the blood bank is no big deal, an hour or two every few weeks that ends with a free cuppa and a sandwich.

As I sat in the Maroochydore Blood Donor Centre recently waiting my turn, I contemplated where my bag of blood would go, and who would benef t.

On my most recent visit, the Australian Red Cross Blood Service nurses were after my plasma, and in fact they don’t talk about ‘blood’ but ‘blood products’.

According to the Blood Service spokesperson I chatted to, “Whole blood donations are separated into their components [red cells, platelets and plasma]. After processing, red cells are refrigerated and can be stored for up to 42 days. Platelets are stored at room temperature for up to f ve days. Plasma is frozen and can be stored for up to 12 months. Plasma is the straw-coloured f uid in which the red cells, white cells and platelets are suspended.

“It carries lots of nutrients, and it’s liquid gold to patients who

need it. Plasma is used in a lot of cancer treatments, and for people with immune disorders. Donors can give a plasma-only donation or it can be extracted from a whole blood donation.”

It took about 45 minutes for the Blood Service staff to liberate about half a litre of plasma from me. During the process, whole blood was drawn out and into

The Blood Service spokesperson identifies three key barriers to donation: the first is giving up the time; the second is a needle phobia; the third is simple lack of awareness about the nation’s need for blood

The benef t of the plasma-only donation for the Blood Service is that it yields a lot more plasma than the service could get from a whole-blood donation.

“Of the three components in blood, plasma is the most versatile component and is used to make 18 different products vital in creating immunisations, treating cancer, third-degree burns, leukaemia,

a machine that separates the plasma from the rest of the blood (the red and white cells and the platelets), which was then pumped back into me via the same arm.

While it takes longer to donate plasma, donors can give more often – every two weeks is f ne. Whole blood donors have to wait 12 weeks between donations, but it takes only about 10 minutes to give a bag of blood.

severe trauma and a range of other conditions,” the spokesperson says.

After donation, the Blood Service tests the blood for various infections including HIV and hepatitis B and C to ensure the products are safe. And then off it goes to save lives and improve the health of countless Queenslanders.

Red Cross Blood Service statistics show one in three Australians will need donated blood products during his or her

HAVE YOU EVER WONDERED WHAT HAPPENS TO YOUR BLOOD ONCE IT’S EXTRACTED FROM YOUR VEINS? AS MWP DISCOVERED, THERE’S MORE TO A BLOOD DONATION THAN MEETS THE EYE – AND MORE PEOPLE IN NEED OF IT THAN MOST OF US WOULD IMAGINE.

life, and yet only one in 30 Australians donates blood each year. So why aren’t more people donating?

The Blood Service spokesperson identif es three key barriers to donation: the f rst is giving up the time; the second is a needle phobia; the third is simple lack of awareness about the nation’s need for blood.

A needle phobia is one thing, but for Australians who think they don’t have time to donate, the spokesperson says, “The need for blood is constant. Every week Australia needs 27,000 blood donations to meet patient demand. We’re not actually short on blood, but we regularly have low appointments, and we need to f ll all our available appointments to ensure we have constant supply for patients.”

She adds, “We are focused on increasing the number of young donors to ensure blood supplies for the future. Young donors are the least likely to give blood on an ongoing basis.”

Blood Service data shows that of the 125,000 people aged 20 to 29 who gave blood last year, less than half returned to make a follow-up donation. This f gure is in stark

The Blood Service spokesperson tells MWP, “Cancer patients are the biggest users of donated blood in Australia, accounting for around 34 per cent of the nation’s blood use. Chemotherapy treatments kill off the good cells along with the bad, and can stop the body from being able to produce certain blood cells. Cancer patients therefore rely on donated blood to survive the treatment. It’s because of blood donors that many cancer patients are now in remission.”

Statistics from the Australian Red Cross Blood Service shows that 40 per cent of Australians who don’t donate blood believe road trauma is the main reason why patients need blood. “Yet road trauma accounts for just two per cent of Australia’s total blood usage, the least of all major causes,” the spokesperson says.

HOW BLOOD IS USED IN AUSTRALIA: 34% – Cancer patients

19% – Anaemia and related causes

18% – Open heart surgery and burns victims

13% – Heart, stomach and kidney disease

10% – Orthopaedic patients, including fractures and joint replacements

4% – Pregnant mothers, new mums and young children

2% – Road trauma

contrast to the 110,000 people in the 50 to 59 age group who gave blood last year, where more than 70 per cent returned to donate within 12 months.

“With an ageing population, this statistic poses a serious challenge to the Blood Service’s ability to meet patient demand,”the spokesperson

says. “Donor retention is critical to the successful forecasting of blood collection against projected demand. We would like to see more young people returning to give blood and becoming more loyal donors because donor retention is literally the lifeblood of the organisation.”

Maroochydore’s Jan O’Shea lives with an immune def ciency disorder and is a benef ciary of the Blood Service’s products. She needs regular infusions of immunoglobulins or antibodies, which help f ght infection and disease.

O’Shea tells MWP, “I don’t produce antibodies in my blood so every week I have what they call a subcutaneous injection of the immunoglobulin into my stomach.”

Before she began administering her own weekly infusions, she went to Nambour Hospital every fortnight to receive infusions via intravenous drip. It was a process that would take about three hours.

“I am constantly battling the elements because while I get the antibodies, that’s a very small part of the immune system.”

She has to avoid public places like shopping centres because exposure would compromise her immunity. While her life is still restricted, without the infusions it would be even harder.

“It is so amazing that for 14 years I have sat next to people who have received weird and wonderful products – [blood] is used in so many ways. It’s not just car accidents and operations. The decision to stop work, live from your life’s savings and super, and try to maintain a reasonable standard of living will be the biggest single financial decision you’ll ever make.

Who’d attempt that without some expert advice?

So, maybe you are saying to yourself that you could adjust to a lower income. That’s a brave decision in itself, but you need to be sure you are not missing out on anything you are entitled to. And its not just about finance. You need to ensure

you keep your mind and body active in your leisure years too.

So where do you start?

You get informed by educating yourself and seeking advice from experienced professionals. When you are dealing with a family company like ours, that has been helping people with their retirement for more than 26 years, you find yourself in capable hands. No matter what you do… we ‘get’ you. Our clients range from retired business people to retirees who are reliant on Centrelink.

On Tuesday, 10th February at 6pm, ES&A Financial Services are hosting a forum to start the conversation on your retirement planning.

No sales pitch, nothing to sell....just good old fashioned experience to share.

Topics to be discussed include:

• Do you have enough money to retire?

• How do you invest when you are living from your investments?

• What new challenges will you take on?

• Where are you going to live?

• What is your plan if your health changes?

• What part can Centrelink play in your retirement

• Is there a right time to stop work?

Consider this…If you stopped work today, at age 60, you will likely be retired for 24 years, according to The Australia Bureau of Statistics.

That’s the same as if you had stopped work in 1991. How much has life changed since then? Imagine having not worked for the last 24 years! Wow! But that’s effectively all retirement is!

Tania Marshall shines a light on girls with autism

Hans Asperger once said that “for success in science and art, a dash of autism is essential” and Sunshine Coast psychologist Tania

Marshall couldn’t agree more. She has dedicated her working life in recent years to shining a light on the creativity and gifts of those with autism, particularly young girls.

“In my line of work the focus is often on def cits – on a child’s weaknesses,” Marshall says. “Instead of talking about what these girls can’t do, let’s celebrate neurodiversity.

“Women with autism often have incredible gifts and can be very creative, just look at celebrities like Susan Boyle and Daryl Hannah.”

In order to empower young girls who have autism, Marshall published a book last year called I am Aspien Girl – The Unique Characteristics, Traits and Gifts of Females on the Autism Spectrum, which features photos and stories about some of her clients written from their points of view.

“I want to give young girls a positive identity so they don’t end up as adults who view themselves as ‘freaks’ or ‘weirdos’ – or as having something ‘wrong’. Currently, there are no therapeutic workbooks for girls – no books that offer self-esteem examples for young women with autism,” she says.

Originally from New Zealand but having spent most of her life in Canada, Marshall’s interest in psychology began more than 20 years ago when she was working as a volunteer in a day shelter for the homeless, where she witnessed the challenges of those with mental illness and developmental conditions.

She went on to study psychology and became particularly interested in autism and Asperger’s. She soon discovered there was a lack of resources and diagnostic tools available for girls with the condition.

“The majority of autism studies have been based on boys. Girls have been neglected in the research and the problem is that often they present very differently. Boys tend to externalise. It’s more obvious when a boy has autism. Girls

WORDS: Angela Takats

are able to mask their behaviour. They are skilled at mimicking their friends in order to f t in. They are able to f y under the radar,” she says.

Diagnosis means girls can receive the support and tools they need to help them function at school and process their thoughts and feelings.

She says if young girls remain undiagnosed their world can fall apart when they reach puberty.

“When you combine autism with adolescence you get the perfect storm. Some of these girls have spent 13 years bottling up their feelings. This can result in eating disorders, self-harm, suicidal thoughts and personality disorders, which is why early diagnosis is so important,” she says.

Following the success of I am Aspien Girl, which has been translated into Spanish, Chinese,

Portuguese and Italian, Marshall will be releasing more books this year that celebrate the positives of life on the autism spectrum.

As part of her push to inspire young women, Marshall has also created an online forum where girls with autism can share their stories, as well as connect with each other.

Called the Be Your Own Superhero Project, the website features dozens of photos of girls from all corners of the globe – from London to Manila.

“Most girls on the Spectrum know they are different. They’ll often tell me they feel like they are from another planet, which is why I wanted to create Aspien Girl and base her on a superhero character so that her strengths not weaknesses are the focus.”

What is autism?Autism is a lifelong neurological condition, present from early childhood, which is characterised by diff culties in communicating and forming relationships with other people. The condition causes issues with the use of language and abstract concepts – as well as managing emotions and sensory sensitivities. It can also involve repetitive or obsessive behaviour.

Maleny Dairies gives farmers a fair go Going global with your business

Maleny Dairies is encouraging other operators to pay dairy farmers above-average prices for raw milk in order to keep the industry alive.

“Queensland is 120 million litres short on milk domestically a year, and that’s just because the price of raw milk is way too cheap and farmers are opting out,” says Ross Hopper, the man behind Maleny Dairies.

He says the Australian dairy industry is being crippled because farmers are not being paid enough. “You pay the right price for the raw milk – there is a future. And we’ve got farms lining up to

For business owners wanting to export products to international customers, the second intake of the council’s Export and Global Capability Program is now open.

The program aims to help guide businesses through their export journey and identify potential international markets for their products and services.

“Council’s export program provides participants with the tools to develop an export strategy and understand Free Trade Agreements, logistics and pricing,” Economic Development portfolio councillor Stephen Robinson says.

Businesses participating in the program will receive an evaluation of their export readiness, masterclass workshops and one-on-one coaching.

“The recent success of Sunshine Coast company RADAQUA in completing a lucrative aquaculture project in China is a great example of the exciting export opportunities that are well within reach of local businesses,” he says.

There are limited places remaining for the second intake for February 10. For more information about the program or to register call 5475 9932.

SWIMMING WITH SHARKSWhale watching gets a lot of press, but there’s another interaction you can have with giant sea creatures in Australian waters – and it’s unforgettable. WORDS AND PHOTOS: Sam Walker

The water was the colour of sapphires – a dark but bright blue.

It looked deep and cold but there was no time to worry about that; it was a case of jump in or miss out.

What we were about to see below the surface was too amazing to miss.

The view, under the water, was surreal. Shafts of light pierced the surface as we peered expectantly into the bright expanse. It was another world.

We swam frantically after our guide, f ns kicking, excitement building.

Visibility was fantastic and thankfully, despite appearances, the water temperature was sitting at a very balmy 27 degrees. And, in the distance, one of the biggest f sh in the ocean was heading straight for us.

[ T R A V E L ]

A whale shark. The sight was amazing as this massive creature

powered gently forward, on what appeared to be a collision course, but somehow passed us by, only metres away.

And suddenly we were swimming like crazy to try and keep up with it – an impossibility as it effortlessly cruised forward, leaving us in its wake.

It was the f rst of four swims we would do with two whale sharks on a glorious April day.

These gentle giants of the ocean are mostly teenage males, about f ve metres in length – small in comparison to their older counterparts, which can grow to 18 metres.

Nonetheless, the experience was amazing. We were on a snorkelling charter just outside

Ningaloo Reef off of Exmouth about 1200 kilometres north of Perth, a region these juveniles

visit between April and June to feed on krill. They frequently swim just metres below the

surface, making it possible to view them with snorkelling gear and without the need for diving equipment and expertise.

The whale sharks are certainly a drawcard to this isolated town on the west coast. But Exmouth has plenty to offer those looking to explore this rugged coast.

Back on land, the mercury was sitting somewhere in the mid-30s, baking the scrubby landscape under another of Western Australia’s perfect blue skies.

The region around Exmouth is a rugged desert-like environment with dirt the colour of red bricks, speckled with short, rough shrubs as far as the eye can see.

It is an area that was predominantly known for farming, f shing and oil exploration until the 1960s, when Australia signed an agreement with America to establish a communications base in the area and Exmouth was built to support the needs of the base and American military personnel stationed there.

Today, tourism is the main source of income for the town and Exmouth has plenty to offer visitors.

Ningaloo Reef’s close proximity to land makes it easy to explore. At nearby Coral Bay you only need to stand in knee-deep water to have big f sh swimming between your legs.

The area is regarded by many f shing

enthusiasts as one of Australia’s premier f shing destinations and the Ningaloo Coast is one of the world’s most important nesting grounds for green and loggerhead turtles.

If you want to take a break from the beach you’ll f nd walking trails and stunning vistas in Cape Range National Park.

For something a little less active, the lighthouse is a major drawcard – especially at sunset. Take some chairs and some cheese and wine and enjoy the show – the sky changes from harsh blues to warm oranges and soft pinks as the sun sinks lower. With 360-degree views it’s not surprising it draws a crowd. But it is the sapphire-coloured water and the giants

below the surface that are the real must-see.

What you should know about listed interest rate securities

Australian listed interest rate securities have been unable to avoid the increased

volatility observed across global markets in recent months, while the combination of falling benchmark interest rates and an uptick in domestic credit spreads have added to near-term challenges.

The requirements of Basel III banking regulations and a slow credit growth environment will restrain earnings-per-share growth (and therefore dividend-per-share growth) for the banks in the years ahead, which in turn will feed through to share price performance. With many listed interest rate securities offering

an effective margin of more than three per cent above short-term bank bill rates, we see these instruments as a viable attractive way to retain exposure to the banking sector without the same level of volatility that an equity investor would expect.

A weaker-than-expected third quarter GDP result has prompted investors to rethink their views around the trajectory of the cash rate, with a growing chorus suggesting the RBA’s next move may be downwards, to address an economy struggling to grow at trend levels, gradually rising unemployment and subdued wages growth.

Market forward interest rates suggest that a 0.25 per cent decrease could occur in the third or fourth quarter of 2015, bringing the cash rate to 2.25 per cent. This has obvious implications for interest rate securities but these lower rates will also begin to f lter through into term deposit rates, making cash look even more unattractive on a relative basis, especially for self-funded retirees.

In addition, longer-term interest rates continue to fall, as they have for much of 2014. This has led to a ‘f attening’ of the yield curve, reducing the incentive for investors to tie up their money for longer periods of time. For example, at the start of 2014 a 10-year interest rate swap was yielding 4.69 per cent per annum, but by early December the yield had fallen to 3.53 per cent.

The Financial Services Inquiry has recommended that Australian banks should hold more capital to place them among the top quartile of banks globally, and to better protect themselves, the f nancial system and economy from exogenous shocks.

One way the banks may look to bolster capital levels would be via further issuance of Tier 1 securities, such as hybrids, that feature new loss-absorption characteristics (also known as Basel III compliant securities).

The risk for listed interest rate security holders is a reduction in liquidity, as new issuance attracts the

Creating digital stories just got a whole lot more interactive and fun with the latest release of The Adventure Creator app. In an age where students are consuming so much content in the form of digital games, it is refreshing when an app comes along that encourages them to be the creators and to use their imagination to devise a story others can enjoy.

The Adventure Creator app is based around compass points where the author creates a story based on directions. Students are developing literacy skills while also learning important navigation concepts. This app is aimed at nine to 16 year olds and assumes some prior knowledge and skills.

The Adventure Creator app is available for iPad IOS for $4.00 with In-App purchases.

It’s fair to say that former Maroochydore State High School captain Rubie Orman

enjoys adventure and a challenge. The 17 year-old has two humanitarian aid trips to Cambodia under her belt and she plans to take on a demanding study program this year.

The OP2 student from Mudjimba has enrolled in the University of the Sunshine Coast’s Deans Scholars Program, which gives high academic achievers the chance to fast-track a combined degree in Science and Science Honours.

“I have always been incredibly interested in science and being able to complete a four-year degree in just three was an opportunity that I could not pass up,” Orman says.

Her study at USC will give her a solid grounding in science and health, will include a research project, and lead on to either a career in animal ecology or to further study in the f eld of medicine.

USC is Rubie’s next adventure

Gearing up for a big year

Last year Rubie won the prestigious Schultz Toomey O’Brien Lawyers Young Achiever Award for her humanitarian aid efforts in Cambodia over two years.

“On both trips to Cambodia, I stayed in an orphanage and taught the children basic English and I also got to travel to poverty-stricken villages and help build houses for the homeless,” she says.

The University of the Sunshine Coast is gearing up for its biggest year yet, with a record number of people receiving offers in January to begin study this semester.

A total of 3175 offers for places at USC have been made so far by the Queensland Tertiary Admissions Centre QTAC – up f ve per cent on this time last year – with further offers to be made.

The inf ux of new students is

tipped to boost the university’s student population to 11,000 by the time semester one classes begin on Monday March 2.

The Bachelor of Nursing Science remains USC’s most sought-after degree, followed by other health-related programs like paramedic science, sport and exercise science, occupational therapy, psychology and biomedical science.

USC’s vice-chancellor, Professor Greg Hill, congratulated those who received offers and encouraged all new students to join in orientation activities from February 23 to 27.

“A university education opens many doors for students and graduates,” he said. “I’d like to encourage our new students to make the most of the opportunities that will

be presented to them.” Hill says 2015 would be an

exciting year for the university, with the introduction of some new degrees like animal ecology and criminology and justice, and the planned completion of a massive engineering education complex.

For more details about studying at USC contact the University’s Student Administration Off ce on 5430 2890.

“I really enjoyed being able to help those in need and, if I choose to become a doctor, I will be involved in lots of humanitarian work.”

An estimated 3900 new students will begin studying at USC this semester, with Orientation Week to be held from February 23 to 27 before classes begin on March 2.

Whether you’re looking for a career change or have just finished high school,

QIBT’s nationally accredited Diploma of Nursing and Diploma of Health Sciences provides the skills and knowledge to work in a variety of health professional settings.

The Queensland Institute of Business and Technology (QIBT) provides a well-designed degree pathway leading to a selection of progressive and professionally recognised health degrees at Griff th University. So with a slight change in pathway, students can still achieve their study and career goals.

Based on campus at Griff th University’s Mt Gravatt and Gold Coast campuses, QIBT students have full access to university facilities and study the same advanced subject matter as f rst-year students who attain direct entry.

QIBT’s Diplomas of Health Care and Health Sciences are exclusive to Griff th’s Gold Coast

Considering a career in health or nursing?campus, home of Griff th’s Health and Knowledge Precincts’ Health Centre and Gold Coast University Hospital.

The co-location of QIBT, Griff th University and these new state-of-the-art facilities create an ideal hands-on environment for the clinical training of nurses, doctors and future health professionals. Students are immersed in an environment that mirrors real facilities and experiences, using real simulation equipment and technologies.

Mature-age student Samantha Blinco began her pathway into health via the Diploma of Health Sciences, in February 2014.

“After considering my options for study, I had my heart set on Griff th University, Blinco says.

“I f nished high school seven years ago so I found QIBT to be an excellent pathway to pursue my study goals. The classes at QIBT are really small and interaction is really encouraged. They offer a lot of

support services and resources to ensure your success and readiness for university.”

This month Blinco will enter second year of the Bachelor of Nutrition and Dietetics at Griff th University.

Other unique features of the QIBT pathway include the availability of bridging subjects, which can be studied in addition to the diploma, to equip students with the foundational knowledge required to better succeed in their health study program.

Bridging subjects are offered to Australian diploma students absolutely free and enable students to still complete their diploma in less than one year.

QIBT is hosting information evenings in February at the Mt Gravatt and Gold Coast campuses. To register your interest, visit qibt.com.au/griff th or email [email protected].

[ 32 ] MY WEEKLY PREVIEW \ FEBRUARY 6, 2015 MYWEEKLYPREVIEW.COM.AU

Of the many off-roaders, soft-roaders and all-wheel-drive machines in the Nissan range (and there were about nine at last

count), the X-Trail has best hit the sweet spot with Aussie families.

The legendary Patrol might have the robust reputation and others like the Murano and Juke might be more sporty and funky, but the X-Trail is the package with the broadest appeal.

Now in its third generation, the X-Trail has been one of the Japanese maker’s most successful models and consistently so, pushing towards 150,000 sales in Australia since it f rst arrived in 2001.

The X-Trail has changed personality quite a bit

X-Trail delivers space, economy & comfort

during that time keeping up with (and sometimes leading) the f ckle trends in the light SUV market.

But there is no doubt it has reached its most highly evolved form – bigger, smarter and better equipped than any of its predecessors.

The f rst generation model gained plenty of interest but polarised buyers with its rather odd interior sporting the instrument panel strangely pushed to the centre of the dash.

It was replaced by a more successful second iteration that was much more conventional to the point of being downright boxy in its exterior design.

Finally, though, Nissan has produced an X-Trail that, like Goldilocks, is just right.

Its modern, sleek, exterior lines that embody Nissan’s smart new design language are matched by an equally classy interior and a ref ned, eff cient driving experience.

It is slightly bigger than previous models, and for the outdoors-minded it boasts improved off-road ability and a handy 1500-kilogram towing capacity. In a nod to its target market, it will also be offered in two-wheel-drive only form in its most basic models.

Nissan boasts this new X-Trail is family proof, with its blend of around-town practicality, reasonable off-road capability and the option of squeezing in as many as seven people, although the seven-seat option is restricted to two-wheel-drive versions of the ST and ST-L variants.

When this new model arrived mid-last year, it offered the choice of two four-cylinder petrol engines that have since been complemented by a diesel variant.

There are three trim levels – ST, ST-L and the f agship Ti grades – with a generous list of standard equipment across the range.

With a starting price of $27,990, the entry-level ST offers a modest two-litre, four-cylinder petrol engine pushing out 106 kilowatts, with standard kit including a f ve-inch LCD display screen, Nissan Connect smartphone connectivity, rear-view camera and active ride control.

We tested the mid-range ST-L model (from $36,190 with CVT auto, or $2000 more with seven seats) featuring a punchier 2.5-litre petrol four with a more generous 126 kilowatts and 226 Newton metres of torque.

The X-Trail will never be confused with a performance machine but its buyers are not looking for speed or, for that matter, particularly robust off-road capability.

It’s a car unashamedly aimed at young urban families who want practical space, economical performance and a generous touch of comfort and

Details: Five-door, f ve- or seven-seat mid-sized SUV with choice of two four-cylinder petrol or four-cylinder turbo-diesel engines; six-speed manual or Constantly Variable (CVT) transmissions.Tech stuff: 2.5-litre, four-cylinder petrol engine produces 126kW, 226Nm; X-Tronic Constantly Variable Transmission with manual shift function.Features: Airbags, vehicle dynamic control, ABS with brakeforce distribution, reversing camera, alloy wheels, daytime running lights, 7-inch colour monitor with satellite navigation and digital audio, leather seats with power adjustment, dual-zone climate control.Thirst: 7.9L/100km.Verdict: An Aussie family favourite gets better.Bottom Line: From $36,190 (ST-L model as tested) plus onroad costs.

NISSAN X-TRAILtechnology. And the X-Trail delivers that in spades.

Spending the additional eight grand on the ST-L gets you an around-view monitor, satellite navigation, digital radio, leather seats, and dual-zone climate control.

Those splashing out on the top-spec Ti (from $44,680) can also expect blind-spot warning, a sensor-activated tailgate, lane departure warning and another safety system called Moving Object Detection.

Like its sedan sibling the Altima, the X-Trail is endowed with Nissan’s imaginatively named Zero Gravity

seats, claiming that by supporting occupants from pelvis to chest they reduce strain on spine and muscles, improving blood f ow and reducing fatigue on long trips.

We didn’t get to test that claim on an extended journey, although the leather-trimmed pews of our test vehicle were adequately comfortable and supportive.

All three models get the X-Trail X-Tronic Constantly Variable Transmission (CVT), which epitomises the impressive progress made by these smooth-shifting gearboxes in recent years. It delivers seamless, smooth acceleration without the f aring or engine roaring often associated with early CVTs. The base-model ST 2WD is the only variant offering a six-speed manual.

Despite the relatively modest output of our test machine’s 2.5-litre four, the X-Trail gets up and rolling quite impressively. And the long ratios of the CVT mean that once at cruising speed either around town or on the highway, progress is maintained with a minimum of effort from the engine.

That, in turn, helps deliver some more than acceptable fuel economy. Nissan claims an overall thirst of just 7.9 litres per 100 kilometres and our week-long test came close to matching that f gure.

Surprisingly, the bigger 2.5-litre engine enjoys superior economy to the smaller two-litre version, suggesting the base-model powerplant is working overtime.

Soft-touch f nishes complement the unfussy layout of basic functions while information is conveyed to the driver via crisp, clear instruments.

The X-Trail is impressively competent on the road. It handles predictably and has no major vices in its ride or during changes of direction.

The electronic rear cargo hatch is another high-end feature bound to f nd favour with families or those tasked with dropping off kids or carting home the weekly shopping.

It’s fair to say we couldn’t f nd much fault with the X-Trail.

The foot-operated parking brake, a device favoured by American buyers and manufacturers, is a slight irritant but hardly a deal-breaker.

COVER STORY

The old real estate adage that your house is worth only what someone will pay for it rings true time and again. But that doesn’t mean

you can’t get some idea of what the value of your home is – it just takes a bit of time, and research.

While your real estate agent will use his or her experience to reach an asking price for your home, it doesn’t hurt to do your own digging as well.

Your f rst step in f nding a value for your home is to head to open homes of properties in your area, or other areas that have listed properties

Off cial sales statistics such as median house prices might also throw up a few interesting numbers, but remember these statistics can be skewed, for example by one big sale in your region. Sure, take a look at these stats, but read them with caution.

You can always engage the services of a professional property valuer, who will take into account past sales, forecasts and any upcoming projects such as infrastructure investment or large developments in your suburb.

If you’re ref nancing or looking to use the equity in your home to buy an investment property, your bank will require a valuation anyway. If you’ve done your own research give this to the valuer, who should also use this to arrive at a f gure.

While there are no guarantees that you’ll get the price you want for your home, with the research and work you’ve done, you should be given a lot of conf dence that the sale price or reserve you’ve set on your home is fair and sensible.

Comparing your property to recent sales is perhaps more helpful than looking at what hasn’t yet sold

Name your priceBefore listing your property for sale, it’s

important to get an idea of just how much your most important asset is worth.

By Jemma Pearson

What if it doesn’t sell at auction? If you’ve tried to sell your home at auction and it’s been passed in, you might be feeling disheartened, especially if you’ve had a lot of input into working out the reserve price. But straight after the auction it’s a good time to take action, to work out what can be done to quickly secure a buyer for your home.

Many home owners who watch their homes pass in at auction soon f nd a willing buyer, because some buyers are not in a position to buy under auction conditions – for example, they might not have been able to secure f nance in time. A good agent will be talking to many potential buyers moments after the unsuccessful auction to f nd out why the home didn’t sell.

The f rst step you should take is to ask your agent for feedback from the potential buyers. Unfortunately, a home might be passed in because of the price. Even if you’ve done your research and set a realistic reserve, the buyers on the day might be unwilling to buy at that price. If you plan to relist your home, consider dropping your price. A reduction of even just a couple of grand can be enough to tip a buyer or two over the line.

If there are still no potential buyers, it might be that your house has a presentation problem. This is where feedback from the auction day can be so valuable. A good agent will quickly pass on this feedback to you, especially specif c complaints – such as the bathroom walls were an ugly colour or the fourth bedroom lacked a built-in robe. A small investment to f x these issues before relisting might pay off with a quick sale.

The psychology of pricingWe all know the tricks of car yards and white goods retailers. That family runabout isn’t $30,000 but $29,990, and the last fridge you bought cost $999 rather than a neat $1000. Consumers, however savvy, will always see $5.99 as cheaper than $6. Remember this when it comes to putting a price on your property. Want $700,000 or more for the family home? Price it at $690,000 and see how you go.

comparable to your own. Look at the features of the property and compare them to your house. But remember that while these homes might be listed for a certain price, it doesn’t mean they will be selling for that price. That’s why it’s also important to do some research on what has recently sold. Comparing your property to recent sales is perhaps more helpful than looking at what hasn’t yet sold.

There are a range of online calculators that can give you an idea of the price of your home, and while it’s worth tinkering with these, remember, they can only ever give you a ballpark f gure. It might be worth trying out several, to arrive at an average.

ARIES [Mar 21-Apr 20] Your Valentine’s stars encourage impulsiveness in relationships. Some singles will fall in love at first sight – while attached rams are in the mood for affection. The moon/Uranus/Jupiter aspects are a combustible combination so avoid saying things that you later regret.

TAURUS [Apr 21-May 21] One of your most admirable qualities is your ability to ride through tough times with a dependable demeanour. Attached bulls – this Valentine’s Day, find a dream you can share together. Singles – love is waiting online or a friendship could turn romantic.

GEMINI [May 22-Jun 21] With Saturn sauntering through your relationship zone, avoid taking your partner for granted. If you are attached, you need to work on the relationship. “Love doesn’t just sit there like a stone. It has to be made like bread, remade all the time, made new” (Ursula Le Guin).

CANCER [Jun 22-Jul 23] If you are attached, this Valentine’s Day is the time to transform your relationship so it is deeper and more emotionally satisfying. Singles – avoid being a clingy crab. Nurture your self-esteem and enjoy being on your own.

LEO [Jul 24-Aug 23] Lions are born romantics, but love is not always a bed of roses. With Saturn in your romance zone, you need to face the fact that there’s more to love than passionate declarations, candlelit dinners and kisses in the moonlight.

VIRGO [Aug 24-Sep 23] Stop criticising others and complaining about the long list of things that you can’t control – whether it’s politics, world events or the weather. With Venus and Mars both moving through your relationship zone, it’s time to enjoy and appreciate your partner.

LIBRA [Sep 24-Oct 23] Are you disappointed that your partner (or potential partner) isn’t perfect in every way? Live in the real world! Your mantra is from Ann Landers, “Love is friendship that has caught fire. It is quiet understanding, mutual confidence, sharing and forgiving.”

SCORPIO [Oct 24-Nov 22] Scorpios can too easily get caught up in relationship failures from the past, or dating disasters from the present. Let it all go! You can’t improve your present partnership – or find a fabulous new love – if you are still brooding over a broken heart.

SAGITTARIUS [Nov 23-Dec 21] Sagittarians love to chat but with Saturn in your sign you’ll need to strive to be more thoughtful. Stop talking long enough so that you hear what your partner has to say. So, on Valentine’s Day, heed the wise advice of Paul Tillich, “The first duty of love is to listen.”

CAPRICORN [Dec 22-Jan 20] Ambitious Capricorns often place all their eggs in the career basket – then your personal life suffers from neglect. Don’t make the mistake of putting work before relationships! Your job (or public role) is incredibly important, but it must never take the place of love.

AQUARIUS [Jan 21-Feb 19] Aquarians adore freedom and plenty of personal space, as you savour spending time with a very special person – you. But with Jupiter in your relationship zone (until August 11) you’ll find increased enjoyment from being extra generous and attentive towards your partner.

PISCES [Feb 20-Mar 20] With Mars and Venus both visiting your sign, it’s time to be bold and beautiful. Attached fish – be authentic and tell your partner how you really feel. Single Pisceans – don’t settle for second best. Have the confidence to wait for the right person to come along.

FISHING REPORTwith Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Mud crabs are around Bli Bli Islands, but a few are female or empty. Look for whiting around Chambers Island using yabbies. Flathead are taking trolled lures along the banks at Twin Waters, while there are trevally at Twin Waters weir with live baits or poppers working well. SURF: Find tarwhine up to a kilo at Mudjimba using worms or yabbies. Dart and whiting are at Maroochy North Shore with pippies and worms best. Bream and sweetlip are taking pilly pieces off Mooloola rock walls, using un-weighted baits, in close.OFFSHORE: When conditions allow, sweetlip, parrot and moses perch will be at Murphy’s Reef with dawn and dusk best using squid. Pearl perch and squire are on the Barwon Banks with pillies and cut baits preferred. Mackerel are about in numbers but a search is always required. FRESHWATER: New freshwater rules came into effect on February 1, so check with Department of Fisheries for all new laws. They mostly apply to funnel, opera house traps, baits and different species size and bag limits. Lake Borumba is closed to all water activities due to a blue green algae problem.

DIGITAL CHOICE

Okey dokey, maybe a road trip is on the cards. I suggest heading straight to Noosa or Double Island – on the Rainbow Beach side. Or head south to the super bank! Or even Lennox. Angourie should be amazing too! For those who own a stand-up, Mooloolaba rivermouth could be a lot of fun on the low tide, but be warned – have a heavy-duty leg rope as it is a long swim if it gets snapped off! It seems to be a straight swell so fortune favours the brave. Now for all of you who think you are getting to old. The latest pictures from Hawaii shows a 65-year-old man paddling into a 30- to 40-foot wave at Jaws. Pretty impressive! Of course they have not found him yet but that is not my point. Just kidding!

The views across the lake from Maroochy Boulevard

beautifully showcase what we, and indeed those who have

chosen to call Sunshine Cove home, have achieved. What

isn’t so apparent from this view however, is the next exciting

instalment in the story of our Sunshine Cove community.

The next few weeks will bring into focus our next chapter

with the launch of our latest residential release. The

Mackenzie Precinct. Mackenzie is our first land release

across the lake, where the waterfront blocks will take

advantage of stunning north facing aspects, whilst other

allotments will benefit from beautifully landscaped parklands

that run throughout Mackenzie.

Mackenzie will make available the largest selection and

variety of waterfront allotments, parkfront terraces and

laneway allotments. Making the best of our brilliant coastal

life isn’t a dream, it’s well within your reach at Sunshine Cove

and Mackenzie, right in the heart of Maroochydore.
