Rui Ponte earned a Masters of Architecture degree with honors from Tulane University in New Orleans, Louisiana. He also holds a Bachelor of Science degree from Catholic University’s School of Engineering in Washington, D.C. Mr. Ponte has received numerous awards for his design work.
With over 23 years of experience as a practicing architect, Mr. Ponte is active in the design and construction management of various building types. Founding his own fi rm in 1989, he has set strategic direction in the practice of architec-ture. Mr. Ponte has steadily developed a client base of private and institutional clients who have valued the technical knowledge, design and construction management capabilities he brings to their projects.

Mimar Ponte Mellor team has provided rehabilitation/ renovation services to numerous housing authorities including the Housing Authority of Baltimore City (HABC), Prince George’s County Housing and Community Development, Montgomery County Housing Opportunity Commission, Havre De Grace Housing Authority, Prince George’s County Redevelopment Authority, City of Frederick Housing Authority, U.S. Department of Housing and Urban Development and numerous non-profi t developers including HEBCAC, Harlem Park, Hope IV and Druid Hill Development.
In particular, over the last 20 years, MPM has provided comprehensive planning and construction management services for more than 300 residential properties including multi-family housing, special needs housing, affordable/ low-income housing, institutional, and municipal facilities.

We worked closely with the developer, the regional planning authority and local citizens groups to understand and address relevant concerns to ensure timely approval. The project exceeded client and lender expectations in terms of appearance, adaptive re-use of existing structural components, timeliness and above all return on investment. As a confi rmation of the project’s success, the project has been leased to American University as a law and graduate student dormitory with only minor specifi c modifi cations to the original building plan.

Mimar Ponte Mellor completed design for this Bethesda, Maryland project consisting of 11 upper bracket apartment units, each customized to buyer tastes. This project is a best-in-class project for W. C. & A. N. Miller Companies in terms of building materials, MEP systems and amenities. The project consists of a concrete frame structure over underground parking in a very confi ned zero-lot-line urban location.
MPM took the project from Conceptual Design through Montgomery County Park and Planning Review, into Architectural Development and through Construction Documentation. The project was completed with sales setting a record for Bethesda condominium properties.

Mimar Ponte Mellor provided professional architectural and interior design for a comprehensive renovation of common areas and management offi ces for Fairfax Towers Apartment Building in Falls Church, VA, a 14 story, 450 unit, luxury apartment building. The scope of work included re-planning of the main entrance, concierge areas, mailroom and public meeting spaces while creating an upscale image with premium fi nishes.

RAVENSWORTH APARTMENT BUILDINGAnnandale, Virginia.
Mimar Ponte Mellor was retained to redesign the public spaces and apartment units for AIMCO’s high-rise Ravensworth Towers in Annandale, Virginia. The Main Lobby and corridors were re-planned, new fi nishes and furniture were selected and specifi ed, and construction drawings documenting the changes were prepared. The work was completed in a phased operation to maintain a rental revenue stream and to avoid displacing building occupants.
The building was given a more contemporary, up-to-date overall image. New contemporary fi nish selections have been softened with some more traditional, elegant architectural elements, to appeal to the current long-term mature residents.

Poe Homes is located west of downtown Baltimore at the intersection of North Fremont Avenue and West Lexington Street. Construction of the development was completed in 1941. This project consisted of two phases; Phase I included site upgrades for ADA compliance and the design/renovations of the management offi ce. Phase II consisted of ADA modifi cations of 30 one-bedroom units.

East Baltimore Home RepairBaltimore, MD
Mimar Ponte Mellor completed the repair/upgrade of individual existing rowhomes located in Historic northeast Baltimore redeveloped area of the East Baltimore Development Institute. MPM worked with Baltimore Community Lending under a grant program for the rehabilitation loan program.
Plans were developed for most effi cient use of space. All modern amenities were provided within decent size rooms. Responsibilities included fi eld survey, programming, Planning, interior design, architectural and electrical design. Produced Preliminary conceptual sketches, study models for details, stairs etc., schematic design, design documents, construction documents, bidding documents and was responsible for construction administration/ coordination. Extensively detailed plans and specifi cations were prepared.

MAE was commissioned to provide master planning concept themes for this major redevelopment project. The plan for Suitland community outlines the vision for a 33-acre redevelopment project, which includes the entirety of the proposed 22-acre Suitland Manor project site. A mixed-use, urban town center, where a combination of new offi ces, retail and entertainment venues, and high and mid density housing will be developed to form a lively, pedestrian-friendly neighborhood.

NAZARIO DEVELOPMENT – LAUREL MIXED-USE
MIMAR PONTE MELLOR delivered full service architectural and engineering design and construction administration services for the new Grant Plaza offi ce building located in the center of the historic district in the City of Manassas, Virginia. Opened in the spring of 2009, the highly detailed, traditionally inspired brick façade is a welcome addition to the historic fabric of the old blocks near the County Courthouse. The project brought together two small city land parcels to form a solid city corner lot. The architecture expresses the corner boldly, with a partial rotunda, cornice and detailed ironwork reminiscent of building from the late 1800s/early 1900s that make up some of the older city core.
MIMAR PONTE MELLOR worked closely with the City of Manassas Architectural Review Board for approval of the design concept. The building contains retail space on the fi rst level and offi ce space on levels two through four. This project is the second offi ce building in downtown Manassas.

Responsibilities of the Architect included complete site, MEP, living unit design, and interior fi nishes through construction drawings. Construction administration services included extensive value engineering evaluation studies, project bidding, performance analysis, life-cycle costing studies and on-going support services for construction management. Development of this project which required the conversion of an existing offi ce building shell into a residential building, not only involved architectural issues but re-zoning and change of use requirements.
MIMAR PONET MELLOR worked with senior staff to create identity through a new logo and reinforcement of the DMI “brand” through careful repetition of interior design elements in every offi ce location. As one of the region’s fastest growing service providers, DMI’s space needs did not keep pace with the business growth and create a fl exible template that could be used at various offi ce locations to adjust higher staffi ng as needed.

The proposed Red Line is a 14.1 mile, east to west transit line. MIMAR PONTE MELLOR provided design services for the Security Square Mall and Highlandtown Stations. MIMAR PONTE MELLOR also provided architectural, planning, structural, and civil engineering as well as quality control services for numerous other stations. We provided 3D rendering for all 19 Red Line stations.

MIMAR PONTE MELLOR was responsible for all work relating to the expansion, addition of two fl oors and alterations of the facade facing the main terminal. The top level of the garage was developed as an enclosed orientation lobby, providing access to various terminals through moving walkways and sky walks. Principals of MIMAR PONTE MELLOR provided input to the design of the observation gallery.

BALTIMORE WASHINGTON INTERNATIONAL AIRPORT – SOUTH WEST AIRLINE CONCOURSE RETAIL CONCESSION
MIMAR PONTE MELLOR PARTNERSHIP SUCCESS MIMAR PONTE MELLOR partnered with RTKL Associates to develop designs and specifi cations for 140,000 square feet of new and redeveloped retail and concession space, including six new food courts.
This project included the design and planning of Concourses A/B Food Court; Mini Food Courts for the Concourses A, B, C, D and B/C/D Landside Terminal; and Retail Space for the existing B,C,D,E and B/C/D Landside Terminal.

A new 50,000 square foot Consolidated Car Rental Facility and one of the fi rst in the U.S. to utilize an innovative “mall” approach to car rental. MIMAR PONTE MELLOR assisted Michael Baker in developing the design and production of the construction documents. Additional supporting structures include: A 6,000 – space parking garage, maintenance facilities and a car wash.
CUSTOMER SERVICE BUILDING, BWI AIRPORT, LINTHICUM, MARYLAND
The facility has a central atrium for a one stop shuttle. Rental car counters are distributed “radially” around the lobby in a “mini-mall” concept for parity. The project creates a multi-agency Customer Service Building that affords parity between the respective agencies with regard to customer service and convenience. The primary design concept is building effi ciency and custom-er-friendliness; effi ciency of travel and maximizing comfort from the passenger loading zones to the customer agency service space to the ready/return.

OUR PROCESS
Design Development showing interchangeable panels for easy adjustment of bus route. We recommended that route informa-tion be placed facing passengers rather than the bus drivers.
Direction from MTA was to include a wave element that is painted on buses.
Connections to other modes of trav-el have been added to increase brand awareness for MTA. End of line destinations have been added for smaller signs to aid wayfi nding.
