Lend Lease’s Showground Hill development continues to capture the imagination of buyers with the project’s latest residential release. “The Green” was the top performing project across the inner Brisbane apartment market for the March quarter 2012, according to research from Place Advisory, achieving 61 sales. Glen Steedman, Lend Lease Project Director for Showground Hill – the $2.9 billion redevelopment of Brisbane’s RNA Showgrounds, states that the interest from buyers highlights the appetite for the project’s unique offering. “Buyers have taken advantage of the opportunity to be the first to secure a residence at what will be an exciting, new mixed-use precinct located less than two kilometres from the city centre,” said Mr Steedman. “Purchasers have been attracted to the quality design of the apartments, the mix of available product to suit all lifestyles and budgets and the wonderful amenity buyers will have at their doorstep, all within a stone’s throw of Brisbane’s CBD.” Ekka fans and Brisbane horse stud owners Lisa and Tim Wong, love the area so much they will eventually call it home, in their two bedroom unit at Showground Hill. Lisa and Tim purchased their apartment in a high position so they could see the proposed shopping precinct, the fresh food markets and the Showgrounds. “We wanted to be able to see the Showgrounds and the fireworks, and that’s what we will achieve with our apartment. We can’t wait to move in,” said Mrs Wong. Mr Wong said the position was perfect for them and would be attractive to investors as well. “We may rent it out initially but we really want it there for ourselves. It’s so close to the city, Fortitude Valley and public transport,” said Mr Wong. The couple breed Morgan horses at their Samford Stud and display them at The Ekka. Mrs Wong said their Showground Hill apartment will be a perfect retreat at the end of the Ekka day. “We will finish showing our horses by 6pm and instead of driving back to Samford we can retire to our unit, sit on the balcony and enjoy the atmosphere.” Mr Steedman said Lend Lease has utilised its international experience in urban regeneration projects and successful approach to place making to ensure that Showground Hill will be a vibrant place for people to live, work and play. “For us, successful place making is all about people. Showground Hill will be designed for people, with something for everyone, from a fantastic retail high street with boutique retail, cafés and restaurants, to the permanent fresh food markets and over half the 22ha site being dedicated to open space, with inter-linked green spaces and landscaping,” said Mr Steedman. A range of apartments are currently available for purchase across Showground Hill’s first residential release, ‘The Green’, which include a mix of one and two bedroom apartments, ranging in size from 55 sqm to 134 sqm and priced from $330,000. Lend Lease’s Showground Hill development continues to capture the imagination of buyers with the project’s latest residential release. “The Green” was the top performing project across the inner Brisbane apartment market for the March quarter 2012, according to research from Place Advisory, achieving 61 sales.

“Purchasers have been attracted to the quality design of the apartments, the mix of available product to suit all lifestyles and budgets and the wonderful amenity buyers will have at their doorstep, all within a stone’s throw of Brisbane’s CBD.”

Ekka fans and Brisbane horse stud owners Lisa and Tim Wong, love the area so much they will eventually call it home, in their two bedroom unit at Showground Hill.

The Showground Hill Sales and Information Centre is open weekdays from 11am – 5.30pm and weekends from 10am – 4pm at 482 St Pauls Terrace, Bowen Hills.

A major milestone has been reached in the site works to make way for the first residential and commercial buildings at The Green, Showground Hill.

Last month the Lend Lease Project Management and Construction team handed over the Enabling Works to the RNA.

The handover signifies completion of works associated with the stormwater culvert installation to enable the first stage of The Green and also allowed commencement of the RNA’s bump in for the Ekka.

The works have included the installation of a 1,000,000 litre inlet chamber underground, about the same size as an average house,

and a series of culverts between Constance Street and the proposed main street, and from there to St Pauls Terrace.

In Little Water Street, the culverts are around 9m wide and 3m high, considered to be the biggest culvert works underway in Brisbane. The culverts will ensure the 90ha Water Street catchment is safely conveyed through the site, effectively upgrading a brick arch drain that has been around since the first days of Ekka on the Showgrounds site.

Once Ekka 2012 is over, another stormwater line will be installed for the new Royal International Convention Centre and work will begin on the public plaza area where the old administration building is today.

The RNA’s world-class $59 million Royal International Convention Centre (RICC), is projected to attract more than 220 events and 30,000 visitors annually.

Due to open in April 2013, the 22,000 sqm multi-level centre is set to hold international, national and local business events, which in 2010-2011 pumped a total of $211 million into the Brisbane economy.

In its first nine months of operation, about 140 events are expected to be held at the RICC – estimated to be worth an additional $20 million to the local economy.

The only convention centre currently under construction in Australia, the RICC has created 240 jobs already in partnership with project developer Lend Lease – 120 in its current construction phase, plus a further 120 new staff positions.

The RICC is part of stage one of Australia’s largest Brownfield development and the most significant urban renewal project in Brisbane since Southbank – the $2.9 billion 15 year RNA Showgrounds Regeneration Project.

Construction on transforming the iconic Industrial Pavilion, known to the public as the show bag pavilion, into the RICC will finish this December, with the ground floor ready in use during the 2012 Ekka.

RNA Chief Executive Brendan Christou said the historic regeneration of the RNA Showgrounds – a famous Queensland social heritage and cultural landmark – will cement its place as a leading national and international events precinct.

“After many years of planning, it’s wonderful to see the Industrial Pavilion undergoing a long overdue transformation into the RICC,” he said.

“The RICC has been designed to cater for Brisbane’s significant growth with state-of-the-art facilities which the community and visitors to the Ekka can enjoy all year round.”

The RICC features three exhibition halls, seven adaptable meeting rooms, two board rooms, a large commercial kitchen, approximately 280 car parks and fronts a revitalised Ekka Plaza area.

The RNA Showgrounds is Brisbane’s biggest indoor/outdoor events venue and attracts almost a million visitors a year.

Introducing the Royal International Convention Centre

Next year’s Royal Queensland Show (Ekka) is set to be transformed by the RNA’s new $7.5 million plaza which will provide an exciting open plan flexible exhibition space which can be used by the public all year round.

The 7,000 sqm plaza forms part of stage one of Australia’s largest Brownfield development and the most significant urban renewal project in Brisbane since Southbank – the $2.9 billion 15 year RNA Showgrounds Regeneration Project.

The plaza’s design and plans were unveiled at the Ekka Media Launch in Brisbane today with construction set to start following completion of this year’s Ekka in August.

RNA President David Thomas said the new plaza would be located in front of the Royal International Convention Centre with works expected to take about six months and be completed by mid-February.

“Construction will be undertaken by Lend Lease and includes the removal of several buildings, including the RNA Administration Office, which is planned to occur after the Ekka is over.

“The new plaza will feature state of the art Wi-Fi and fibre optic facilities; upper and lower terrace areas; more than 5,000 small to medium shrubs, plus almost 50 eight metre high trees providing immediate shade.”

Mr Thomas said the RNA designed the plaza to incorporate the rich history of the showgrounds and the Ekka by linking the heritage elements in a flexible space which flowed to the convention centre.

“We are thrilled the ground floor of the convention centre will be in use for the show this year and will house our largest competition – The Royal Queensland Dog Show – plus our popular Agricultural Hall and horticulture exhibits,” he said.

“Next year visitors to the Ekka will be able to enjoy this brand new plaza area and the convention centre in its entirety. This is why the RNA embarked on our legacy setting regeneration project, as it ensures the Ekka remains here at the showgrounds – its rightful birthplace – for future generations to enjoy.

“The regeneration will also provide state-of-the-art facilities for our competitors, exhibitors, visitors and animals to enjoy at the Ekka each year.”
