family home. “This building has had a long and interesting history, which I would say is part of its huge appeal,” says the owner. “It was built in 1742 and at one time housed not only the village pub, but also the bakery and the green grocer’s, so it’s always been an integral part of Wardington,” says Louise. “My parents bought the property back in 1999, at which time the whole property was trading as a pub. However business had slowed down quite dramatically in the past few years and so as a family we decided to transform this lovely old building into a really beautiful family home, and we’re all so pleased with the way it has turned out.”

“The front and side of the house are built from the most stunning Horton stone, so it’s hugely characterful and very beautiful to look at – in actual fact it’s hard to tell that it was once a pub. The rear of the property has been rendered with K Rend, meaning no maintenance and internally it retains features such as the gorgeous exposed stone fireplaces, the original doors and a number of lovely old beams. However, we wanted this to be a house that would suit modern living and so the layout on the ground floor has a very open feel. There’s a large and welcoming reception hall and we added a good-size boot room for muddy boots and paws, each of the bedrooms are generously proportioned and we’ve incorporated all the mod cons one would expect in a house of real quality. In my mind it’s the ideal family home and as the renovation work was only completed just recently, to all intents and purposes it’s a brand new house.”

“The property sits on a very quite road in the heart of the village – you know it’s rush hour when two or three cars go past – so the house is very peaceful as is the garden,” continues the owner. “At the moment it consists of a small lawn, a raised Indian sandstone patio and another gravel seating area, part of its attractiveness is the low maintenance, but equally a blank canvass for a budding gardeners stamp.

“The house as a whole is just lovely, but if I had to pick a favourite room it would probably be the main bathroom,” says Louise. “We kept the original oak floorboards, which took three whole days to sand. We added a gorgeous slipper bath, a Fired Earth sink and a big walk-in shower. It’s a part of the house that I personally put a lot of time and effort in to and I’m incredibly proud of the results.”

“The village is only small but it has a wonderfully vibrant community,” says Louise. “There are cinema nights, safari suppers and there’s always something going on a the village hall, and all of our day-to-day needs are catered for in nearby Banbury.”
