Lease Language

The following lease language is an example of what is included in most leases. Please check your store lease for any potential exceptions.

Alterations, Repairs, and Changes

7.01 ALTERATIONS BY TENANT. Tenant shall not make any alterations or additions to the Demised Premises, or make any holes or cuts in the walls, ceilings, roofs, or floors thereof, or change the exterior color or architectural treatment of the Demised Premises, without on each occasion first obtaining the consent of Landlord and if such consent is granted Tenant shall carry such worker’s compensation and general liability insurance and such other insurance as Landlord may require naming Landlord as an additional insured. Tenant shall submit to Landlord plans and specifications for such work at the time Landlord’s consent is sought. Such alterations or additions will be performed in a good and workmanlike manner in accordance with the approved plans and specifications and in compliance with all requirements and shall be performed and completed by Tenant in an expeditious manner. The cost of any such alterations or additions shall be paid in cash or its equivalent so that the Demised Premises shall at all times be free of liens for work, labor, services or materials claimed to have been performed or furnished for or on behalf of Tenant or anyone holding any part of the Demised Premises through or under Tenant.

7.02 REPAIRS BY LANDLORD. Landlord shall make necessary structural repairs to the Demised Premises (but excluding windows and window frames, doors, plate glass, store fronts, showcases and signs) and shall keep in good condition and repair the foundations and roof of the Demised Premises. Landlord shall not be required to make any such repairs where same were caused or occasioned by any act, omission or negligence of their respective officers, employees, agents, customers, invitees or contractors. Landlord shall not be required to commence any such repair until notice shall be received from Tenant specifying the nature of the repair. The provisions of this Section shall not apply in the case of damage by fire or other casualty or by eminent domain, in which event the obligations of the parties shall be as provided in other sections of the Lease.

7.03 REPAIRS AND MAINTENANCE BY TENANT. Except for repairs required to be performed by Landlord under Section 7.02, Tenant shall make all repairs and replacements to, and shall keep clean, neat, safe, sanitary, in good order, repair and condition (including all painting and decorating necessary to maintain at all times a clean and sightly appearance) and free of vermin, the Demised Premises, including both inside and the outside, and any equipment facilities and fixtures therein. In making repairs, Tenant shall use materials equal in kind and quality to the original work. Tenant shall repaint and refurbish the demised Premises at reasonable periodic intervals to assure that the Demised Premises is kept in a first-class and attractive condition through the Term. Tenant shall keep in full force and effect during the Term hereof a maintenance contract for the HVAC system and shall deliver to Landlord a copy of the same and all renewals thereof. The provisions of this Section shall not apply in the case of damage by fire or other casualty or eminent domain, in which event the obligations of the parties shall be as provided in other Sections of this Lease. All alterations and repairs hereunder or performed by Tenant under Section 7.01 shall be performed by contractors approved by Landlord and all such work shall conform to existing structures and quality at the Shopping Center.

In addition: it would be prudent to have the following items in your store at all times – Small tool box containing a hammer, wrench, screw driver, nails, screws, nuts and bolts, etc….; Flashlight; Step stool; Step ladder; Extra light bulbs and ballast’s; Plunger; Restroom supplies; Broom, mop, and bucket.

Premium RulesIn order to provide a safe, secure and pleasant shopping environment, we ask for your cooperation in complying with the rules of conduct to be followed by all patrons.

The following activities are prohibited at the Center:1. Loitering2. Presence without shirt or shoes.3. Use of obscene language or gestures.4. Running, horseplay, throwing objects or debris.5. Disorderly or disruptive conduct of any nature.6. Standing or gathering in groups in such a way as to cause an inconvenience to others.7. The playing of radios or musical instruments, not part of any activity approved by Center Management.8. Yelling, screaming or similar behavior or making noise of sufficient volume to interfere with or be

disruptive to the operation of the Center.9. Consuming alcohol anywhere other than in an area designated for that purpose.10. Sitting in areas other than areas designed for that purpose.11. Distribution of any kind of literature, conducting surveys, engaging in protests, or solicitation without

prior permission of Center Management.12. Use of skateboards, roller blades/roller skates on Center property, or bicycling on common areas of

Center other than as allowed on roadways for access to the Center.13. Possession of any article defined as a weapon, whether illegal or not, unless the person possessing such

weapon is law enforcement personnel required to carry such a weapon.14. Any act defined by federal, state or local low, statute or ordinance as a criminal act.15. Taking unauthorized photographs of the Center property, storefronts or other area and events without

the consent of Center management.16. Entering any area of the Center not open to the public.17. Failure to comply with traffic controls and/or traffic personnel and posted speed limits at the Center.18. Defacing, damaging or destroying any property at the Center.19. Threatening or harassing any person.20. No smoking, except in an area specifically designated for smoking.21. No photographing or video taping without prior consent of the center management team.

Animal/Pet PolicyAnimals specifically trained to assist disabled persons are always welcome.Pets: Must be accompanied by a responsible person.

Must be restrained on leashes at all times.Must not be disorderly, disruptive, or threatening to any person at any time. Must be properly cared for including provisions for water and removal of litter.May not be left unattended in automobiles.Pets are allowed in common areas except for food court. Please check store policies for regulations.Are not permitted in stores by employees or owners for long periods of time.

NOTE: Grove City Premium Outlet’s Code of conduct is posted at each foyer in the food court!

Section 2

Store MaintenanceRules and Regulations

1. Tenant will supply replacement light bulbs, ballasts, etc., for interior lighting of the demised premises.

2. Tenant will provide and maintain adequate, functioning fire extinguisher(s) readily available within the demised premises. Tenant will provide fire egress to all areas particularly to all exits as required by Code.

3. Tenant will provide and maintain a small first aid kit available within the demised premises in the event of cuts or minor injuries.

4. Tenant will keep the demised premises in a neat and clean condition and will maintain the demised premises and tenant’s personal property therein as an attractive shopping area in accordance with the general character of the shopping center.

5. Tenant will keep the windows and doors of the demised premises clean inside and outside. However, tenant will not permit the cleaning of any windows or other exterior maintenance and janitorial services to be performed except by such person(s) as will be approved by landlord and except during reasonable hours designated by landlord for such purpose. Window cleaning contractors must clean exterior windows prior to 11 am. All contractors must show proof of insurance, with required limits and naming landlord as additional insured – specific requirements can be obtained in the management office.

6. Tenant’s window displays and other displays in or on the demised premises will be in good taste and in keeping with the best standards of the retail trade. (Refer to Store Front Criteria.) Tenant will not place any signs outside of the demised premises, or in or upon the windows of the demised premises, without the consent of landlord. NO handwritten paper signs will be allowed AT ANY TIME.

7. Tenant will comply with all applicable smoking regulations. No smoking will be allowed within the demised premises; customers and invitees will be so advised when violating this rule. Designated employee smoking areas are located in each service area and in each courtyard. Tenant employees will not smoke under any courtyard canopies.

8. Tenant will comply with all regulations concerning the disposal of trash from the demised premises and will not throw, discard or deposit any paper, glass or other matter of any kind, except in designated receptacles, or create litter or hazards of any kind. In general, all trash from daily operations should be placed in plastic garbage bags, securely tied at the top and deposited in the appropriate dumpster. No trash or boxes may be left in front of or at the rear of or outside of the demised premises. All cartons must be crushed flat. If tenant needs to dispose of debris that does not go in the trash compactor such as metal, shelving, wood, etc., it will be the tenant’s responsibility to haul such material from the property. (Contact Grove City Premium Outlets Operations Manager for assistance.)

9. Tenant will not deface, damage or demolish any part of the demised premises or any sign, light standard or fixture, landscaping materials or other improvements within the shopping center, or the property of any customers, invitees or employees situated within the center.

10. Tenant will not use, permit or suffer the use of the demised premises, or any part thereof, for any purpose other than for the retail sale of the items identified in tenant’s lease. Specifically, but not by way of limitation, tenant will not use, permit or suffer the use of the demised premises, or any part thereof, as living, sleeping of lodging quarters, or other residential purpose. Nor will tenant store or stock in the demised premises any goods, wares, merchandise or other property except such as are reasonably required for the conduct of tenant’s business in the demised premises.

11. Tenant will operate the heating, ventilating and air-conditioning system servicing the demised premises in such a manner so as to provide (1) adequate heat, ventilation and air-conditioning in and to the demised premises during all business hours of the center and (2) sufficient heat during all other times so as to prevent freezing of all pipes within the demised premises. Tenant will maintain and keep in effect an annual contract for quarterly maintenance by reputable contractor as approved by landlord. All copies of maintenance work should be forwarded to Grove City Premium Outlets operations manager.

12. Tenant will not carry on any trade or occupation, or operate any instrument or apparatus or equipment which emits any odor or causes any noise or sound discernible outside the demised premises and/or which may be deemed offensive in nature. Tenant will not use any televisions, flashing lights or other devises in a manner so as to be seen outside of the demised premises. Tenant will not install or permit to be installed in, on or about the demised premises, any audio, video or radio transmitting equipment, diathermy equipment, x-ray equipment or any other material or equipment which would cause any interference with, or interruption of radio or television reception or transmission anywhere in the center.

13. Tenants will not obstruct the passageways, driveways, walks, roadways, exits, and entries into any part of the center used in common with other tenants. Tenants may not prop open front doors.

14. Tenants should make every effort to coordinate all deliveries prior to the hours of the center opening for business to the general public.

15. Tenant will promptly execute and deliver whatever instruments may be required to carry out the intent of any provision of the lease.

16. Tenant will not use any common area for any purpose, other than ingress, egress and parking, and such other common purposes as may be designated by landlord from time to time. Tenant, its employees and/or agents, will not solicit business in the parking or other common areas, nor will tenant, its employees or its agents, distribute any handbills or other advertising matter in or on the parking or other common areas, or in or on any automobiles parked therein, except as may be expressly permitted by landlord in each instance (in writing).

17. Tenant will be open for business during the days and hours established by landlord.

Current standard operating hours are: Monday – Saturday…..10am – 9pmSunday ……………….10am – 7pm Hours are extended for sale or holiday events and subject to change.

18. Tenant will not use the plumbing facilities for any purpose other than that for which they are constructed. No feminine products, grease or foreign substance of any kind will be disposed of thereof, and the expense of any breakage, stoppage or damage (whether on or off demised premises) resulting from any breach thereof will be borne by tenant.

19. Tenant will not operate in or on the demised premises or in any part of the center any coin or token operated vending machine or similar device for the sale of merchandise other than one pay telephone (including, without limitation, pay lockers, pay toilets, scales, amusement devices and machines for the sale of beverages, food, candy or commodities.)

20. Tenant will not place or maintain any display of merchandise, or otherwise conduct any business (including, with limitation, the storage of any merchandise or other property of tenant,) in any areas of the center outside of the demised premises.

21. Tenant will keep its display windows and sales areas illuminated and its signs and exterior lights lighted each and every day of the term during the hours designated by landlord. All blade, storefront and elevated signage is the maintenance responsibility of the tenant.

22. Tenant will not enter upon or have access to any roof at the center without landlord’s express prior consent in each instance.

23. If the demised premises are or become infested with vermin, tenant will at tenant’s expense, cause the same to be exterminated from time to time to the satisfaction of landlord and will employ such exterminators and such exterminating company or companies, as will be approved by landlord. The coordinator must show proof of insurance with required limits, naming landlord as additional insured – specific requirements can be obtained in the management office.

24. Tenant and its employees will, at all times, observe all traffic regulations, including but not limited to posted speed limits, employee parking (see exhibit I for permitted locations) and loading zones.

25. Tenant must provide in writing dates and hours of inventory counts when it impacts normal operating hours. This must be on designated letterhead.

26. Tenant is responsible for all door locks; door maintenance, weather stripping, and door kick stoppers.

27. Tenant is not permitted to engage in any storage unit/POD agreement or any rental truck agreement in which either of these units are left on the property overnight. Pad rental fees apply to these activities and specific drop locations must receive prior approval. See the management office to schedule these activities.

28. Open door policy, all stores are provided with a sticker “Our Door is Closed to Save Energy”. This policy keeps the center cohesive and provides a more pleasant shopping experience for the guest as well as ADA guidelines! Memo provided on following page. 90° and above, all doors must remain closed.

29. If tenant repairs front door hinge and opts for piano style, they need to ensure that they do left and right sides of door and paint to match the trim. Otherwise, replace with existing style

Trash & Recycling Procedures

1. Garbage, trash, loose debris, etc will be kept in sanitary and adequately closed containers within your store at all times.

2. Cardboard and trash will be delivered by store personnel to compactors by route designated by center operations.

3. Please do not leave trash and/or boxes behind your store, even for short periods of time. This activity causes exterminating issues as well as wind blown debris around the center. Even with good intentions (of getting to it later) these issues will arise. Also, for those who use Styrofoam packing, please unload in your stock room and bag for trash.

4. Never use common area trash receptacles to discard store trash.

5. When using the compactors: Please be sure to read all warnings and procedures posted on the garbage/cardboard compactors. Never, leave debris in the bin without compacting. Please be sure and deposit the correct debris in the correct compactor: CARDBOARD IN THE

RECYCLING BIN AND ALL OTHER LOOSE DEBRIS IN THE REFUSE BIN (BLUE DUMPSTERS)

Do not, under ANY circumstances get into, or stand on top of a compactor or cardboard bin. Do not put any non authorized items (see 6 below) in the compactors. Flatten all cardboard and bag all loose debris.

6. Do not leave debris (shelves, fixtures, racks, crates, pallets, carts) not intended for the compactor behind your store and especially do not discard in or around the compactor or anywhere else on property. It is the merchant’s responsibility to haul all items not intended for compactors, off the property.

7. Please ask all personnel taking smoke breaks to please dispose of their cigarette butts in the proper ash receptacles.

8. Fines of $250 per occurrence will apply to violators.

9. Please do not dispose of any chemical substance or grease down the storm drains in the parking lot and courtyards. This is a violation of the Department of Environmental Protection and violators may be fined in excess of $10,000 and imprisonment.

10. Specialty Leasing tenants will be assed a bulk monthly rate, invoiced though IEM center trash broker.

11. Florescent lamps or other lighting materials that may contain mercury may not be disposed of in trash compactors or waste receptacles at this Shopping Center. This policy is in accordance with regulations by the State of Pennsylvania and the U.S. Environmental Protection Agency.

Construction Rules

1. Check-InAll tenant contractors are required to check in with the center’s General Manager or Operations Manager in the Management Office. Contractors will not be permitted to start work until:

2. All utilities must be immediately be reverted into the contractor/store’s name.

Contractor furnishes proper evidence of required insurance coverage. Contractor furnishes copy of building permit. Contractor furnishes names and phone number (office and home or local) of contractor’s

supervisory personnel. Contractor furnishes names and phone numbers of prime sub-contractors. Contractor acknowledges receipt via an executed original copy of these construction rules. Signs turnover checklist. Letters from utility companies stating utilities have been turned over.

The tenant or its contractor will furnish landlord with all required documents prior to commencing construction. Failure to do so will entitle landlord to stop the construction work until such documentation is furnished.

3. Insurance RequirementsTenant’s contractor shall provide evidence of Insurance and same shall remain in force for all days in which the contractor remains on site. A copy of our most recent insurance requirements can be obtained by calling the management office at (724) 748 - 3875

4. Proper Disposal and/or cleaning of water based materials and hazardous waste

The general contractor and/or the on-site coordinator for the tenant contractor will be held responsible for all sub-contractors and vendors involved in the tenant improvement job, for the proper disposal and/or cleaning of water based materials and hazardous waste.

It is the contractor’s responsibility to monitor the activities of all persons involved in the tenant improvement job, and to see that the following rules are abided by.

Under NO circumstances are the storm drains to be utilized for the disposal of any liquid or product. Any hazardous waste material (including oil-based paints, enamels, chemicals, etc.) must be

disposed of through legal and approved methods. Under NO circumstances are hazardous waste materials to be disposed of in any trash bin, storm drain, and sewer drain or landscaped area.

Any cleaning of tools, surfaces or equipment involving a water-based or latex substance, must be done within the tenant space and all by-product of that substance, must be processed through the sewer/plumbing system.

If the tenant space does not have water and/or plumbing facilities, arrangements for water and cleaning/disposal as noted above, must be arranged through the management office.

Under NO circumstance are the public restrooms to be used for the above noted conditions, or any other condition associated with the improvement of the tenant space.

Any contractor found to be in violation of any of the above will not be allowed on-site to perform work at the Grove City Premium Outlets or any tenant space in the future.

5. License RequirementsTenant will employ only contractors licensed and workable in the state of Pennsylvania.

6. Work AreaAll of contractor’s work, storage of materials, construction office, etc., must be confined to within the demised premises. Landlord will have no responsibility or liability whatsoever for any loss or damage to property belonging to tenant or its contractor and left in the demised premises or anywhere else.

7. DeliveriesDeliveries will be made only through entrances and routes designated by Landlord. All deliveries through the public shopping area must be completed before 10:00 am, once the Center is open. Landlord will establish delivery routes, which are subject to change.

8. ParkingParking for construction personnel will be permitted in landlord designated areas only. See Exhibit I

All tenants must register their vehicles at guest services desk. Place the parking pass in the upper left corner of the rear window. If the parking policy is violated, the perpetrator will be subject to fined per lease agreement.

9. Loading ZonesLoading zones will be kept open for deliveries when possible. Parking in loading zones is strictly PROHIBITED. Delivery vehicles must be completely unloaded at curbside and then moved out. Unattended parked vehicles in loading zones will be tagged or towed at the expense of the tenant serviced by the vehicle.

10. Pre-Opening Services Electricity:

If necessary, tenant’s electrical contractor will be responsible to provide temporary power and lighting for the demised premises, per code, with ground fault protection. Landlord is not setting meters. It is the responsibility of the tenant to contract to set up power. Generators may be needed.

Water:Water for construction purposes will be made available by landlord.

Telephone:Pay telephones are not available. Contractors are advised to make telephone arrangements with Century Link prior to arrival for construction telephone service.

Center Security

Emergency Procedures and Evaluation Plan

ObjectivesThe purpose of this plan is to give a basic guideline in the event evacuation of the center becomes necessary due to an emergency situation.

Overview In the event an evacuation of the center is needed due to an emergency situation, center management or

a representative of center management will contact the store manager/manager on duty with instructions. Refer to your corporate guidelines for emergency closing procedures in the event of an incident

requiring evacuations of your tenant space. Each tenant manager shall be responsible for accountability of all staff member on duty at all times. Meeting areas have been designated in the main parking lot (see attached map). Once at the designated meeting area, tenants should remain there to await further instructions. Your

assistance may become necessary to access tenant spaces to search for possible hazards and to avoid unnecessary damage to tenant space.

Also be aware that certain instances that may require evacuation of the center may not activate the fire alarm system.

The attached Exhibit II is a routing guide to provide balanced egress in an emergency condition. The specifics of any one emergency may require revisions to this routing as the emergency may dictate.

Helpful HintsFire – In case of a fire emergency, dial 911. Fight the fire only if ALL of the following are true. Everyone has left or is leaving the building. The fire department has been called. The fire is small and confined to the immediate areas where it started (waste basket, cushion, small appliance, etc.). You can fight the fire with your back to a safe escape route. Your extinguisher is rated for the type of fire you are fighting and is in good working order. You have had training in the use of extinguishers and are confident that you can operate it effectively. If you have the slightest doubt about whether or not to fight the fire. – DON’T. Instead, get out, closing the door behind you.

Gas Leak – In case of a gas emergency, dial 911. Then contact security, avoid the use of portable radios, avoid switching electrical gear within the affected area, and evacuate your space.

Power Emergency – Follow your corporate policy on this issue. *Notify security or center management of your situation.

Bomb Threat – Follow your corporate guidelines on this issue. In the event it is a suspicious package, do not attempt to move it. Always notify security or center management following such call.

Tornado – Take shelter in the center of the building away from any heavy furniture or appliances above or in a small room (closet, bathroom, etc.) or under sturdy furniture.

Tips to Combat Shoplifting

Shoplifting is a serious problem across the retail industry. To help fight the problem, here are some quick and easy tips to help deter shoplifting at your store.

Shopper Behavior To Look Out For Shoppers who wear coats on warm days. This may be a clue that the shopper is using the

coat for something other than keeping warm. Shoppers who handle a lot of merchandise and take a long time to decide what to buy.

These shoppers may be searching for opportunities to pick up merchandise without being seen.

Shoppers who loiter near stockrooms. These shoppers may be waiting for the right time to enter the stockroom and steal your merchandise.

Shoppers with packages, newspapers, umbrellas, baby strollers, and large bags. Such accessories can help shoplifters conceal and remove merchandise from your store undetected.

Shoppers who walk with short or unnatural strides. This may indicate that a shopper has hidden something in his or her pants.

Be particularly alert for shoplifters when you store is less crowded.Shoplifters hate crowds because they make it difficult to shoplift without being detected.

What to do if an employee sees a shopper who is acting suspiciously.The employee should approach the shopper and ask if he or she needs help. If the shopper says no, the employee should tell the shopper that he or she would be nearby. This puts the shopper on notice that he or she is being watched, which greatly deters shoplifting.

Employees should be stationed throughout the store.The presence of employees in direct line of sight will discourage shoplifting.

Employees of clothing stores should keep an eye on the number of items with which a shopper enters and leaves the dressing room.Shoplifters may put on clothes in the changing room and wear them out, without paying. The sight of a watchful employee can be a big deterrent to a potential shoplifter.

Have staff near all exits.By having an employee near each exit, shoplifters will know that if they leave your store carrying an item they haven’t paid for, they will likely be seen.

Cashiers should staple shoppers’ shopping bags shut with the receipt on the top.Sealing the shopping bag makes it difficult for shoplifters to mix unpaid items with paid ones.

Mount convex mirrors high on the walls.These mirrors help scare off shoplifters because they know that someone can see them from a distance and around the corners.

Keep displays low in height.Try to keep displays no more than two or three feet in height. Tall displays provide cover for shoplifters, making it easier to steal.

Space display cases for better visibility.The more open your layout, the more difficult it will be for shoplifters to steal.

Keep small, expensive items locked in glass displays.Small items are the easiest to shoplift. If you sell small, valuable items, put them under lock and key behind a glass display. Employees should take out an item only when a shopper asks to examine it up close and should not walk away from the customer. Only show one item at a time.

Do not place expensive items near the front of the store.Items placed near the front of the store are more tempting targets because shoplifters can pick them up and be out of your store without passing store employees.

Grove City Premium Outlets is fortunate to be situated in an area in which a strong local as well as tourism business clientele provides a consistent consumer base. The regions consumers are sophisticated, professional and fashion-conscious.

Our marketing efforts include building relationships with key members of our community. This continues to help us develop and grow a regional and tourist customer base. Membership in organizations such as Visit Pittsburgh, Mercer County Convention & Visitors Bureau, Grove City Chamber of Commerce, Mercer Chamber of Commerce, Destination Greater Pittsburgh and the The Chamber that services the northern suburbs of Pittsburgh.. We are also active in our local Chambers and CVBs which create opportunities to market to the domestic and international travelers visiting the regions attractions rich in heritage and culture. We continue to build partnerships with corporations, hotels, and tour operators. We attend tradeshows and participate in FAM Tours, ensuring tour operators and travel planners are aware of and excited about Grove City Premium Outlets. We continue to participate in several high profile off-site events allowing us to gain visibility in the marketplace.

In addition, we host many on-site events that continue to heighten the public’s awareness of the Center. The AAA/CAA “Show your ID and Save” program is a great success, as are the AAA/CAA events, for which we partner with AAA/CAA. We also continue to foster and build our Shop & Stay packages, which continue to grow and be successful.

On the international scene, Grove City Premium Outlets is represented in Premium Outlets comprehensive international & domestic tourism marketing program. On-going efforts have resulted in increased visitorships at Grove City Premium Outlets and throughout the Premium Outlets portfolio. Consumer MagazinesSelect regional publications are utilized to carry the fashion/image-driven message to consumers. TelevisionPittsburgh network affiliate stations are utilized to convey the Center’s upscale image in programming environments that capture the target audience (Women, age 25-59).

Tourism Publications and Travel GuidesTravel guides assist in efforts to promote the Center as a travel destination, attracting and driving visitors to the Center. These publications have wide distribution points including visitor centers, hotels, travel-related conferences and industry events. Communication

The Grove City Merchant Newsletter is published bi-monthly and provides information on events and center operational issues. This is sent via e-mail to stores able to provide internet (not intra-net) e-mail addresses. Current copies can also be picked up from the office at anytime.

Merchant Meetings Typically 4- 6 meetings per year are scheduled from 8:00am to 9:00 am. Attendance is mandatory (at least 1 representative from each store must attend).

Memos Are distributed as needed to communicate information or for response. Memo’s requiring responses can be faxed to us at 724-748-4944 or dropped off at The Management Office. We recommend that stores have a process for handling memos to ensure they are seen and read by a manager.

E-mail We welcome and encourage e-mail communication to and from our merchants as a quick source of response. Please update us with your applicable address. You can e-mail updates to [email protected]

Fliers and Sales EventsWhether it is one of our annual Sidewalk Sales, Presidents’ Day, or the Day after Thanksgiving, stores are encouraged to support each sale. These events will be heavily advertised with the message that stores are offering savings more than 25%-65% (off retail). Fliers may be produced for several sale events including AAA and Government & Military events, as well as Sidewalk Sales. Please be sure to respond whenever promotional surveys are distributed to your store. (Please see page 4-7 for Sidewalk Sale Display Guidelines). Sidewalk Sales require majority Tenant participation.

Premium Website The Premium consumer website is the perfect place to list store promotions on an on-going basis. Please have your corporate office email sales listings to [email protected] to have them added to the website. All sale submissions must include a start date and an end date to be posted.

Table TentsThe Information Center will place your 5” X 7” table tent inserts in table tents located in the Food Court. Reservations for space are made quarterly for one week. The tenant must sign up for a time period by contacting the information center at 724-748-3875. The inserts must be provided to the Director of Marketing and Business Development for approval before being placed in the table tents. The size required to fit the tents is 5” X 7” and the inserts are to be professionally prepared (cannot be done on home/office computer). There is no cost for this optional advertising.

Brochure Display SpaceThe Information Desk is the perfect place to display your store/company brochure. The brochures must be professionally produced and measure 4” x 9” inches. Brochures also cannot list non-Premium locations. Please drop brochures off at the Management Office to be approved or email artwork/proof to [email protected] prior to printing.

Sky Banners, Standees, Table Vinyl AdvertisingMaximize your on-site exposure for your store. Detailed information on these opportunities can be discussed with the Director of Marketing and Business Development.

VIP Coupon BooksThe Center annually publishes a coupon book that provides extra savings to our customers. These books have a price/value of $5 and are sold at the information center. Coupon books are complimentary to all those traveling by motor coach, VIP Shoppers and customers who are being targeted in special promotions, we kindly ask that you send customers inquiring about the coupon book to the Information Center. If you would like your store to be included in the book, please contact our Director of Marketing and Business Management. The production of books takes place every April and solicitation for participation/offers begins in January.

Posting of Job OpportunitiesThe Information Center posts updates to the “Employment Opportunities Board” located in the Food Court. Contact the information center to fill out an employment opportunities form; it will then be posted on the board. For any tenant not yet open, the Information Center will distribute applications and accept completed applications on their behalf. As part of the centers Grove City Chamber membership, jobs are also posted at no charge to the Grove City Chamber website which is shopgrovecity.com.

Store DiscountsThe Information Center compiles a current list of tenants at the Center who offer discounts to other Center employees. If you offer discounts to other Center employees, please inform the Information Center so your store can be added to the list. Please state the amount of discount, whether there are any restrictions or exclusions, and if the offer is reciprocal only.

AAA, 50 Plus, Military, and Government DiscountsWe encourage merchants to participate in the events held for AAA, 50 Plus Shoppers, Military, and Government throughout the year.

Sidewalk Sale Display Guidelines

Your table is an extension of your store. All of the things you care about inside your store—the image you project, the message your brand name communicates, the customer service you provide, etc.—are as important during a sidewalk sale. Use the flexibility of this temporary set-up to be creative. Oftentimes, creativity leads to greater sales, which increases your bottom line!

How are you going to attract customers to your table, rather than to your competitor’s?

DO Be sure to participate—if you’re not out there and you’re competitor is…. Lost and FoundThe Information Center is the Center’s Lost and Found Collection Point. Any article found in your store should be turned over to the Information Center as soon as possible. Please contact the Information Center by dialing 724-748-3875 and they will have Security come to your store for the item(s). Do Not leave the item(s) at the Information Center. Every article is documented in our “Lost and Found Book.”
