ABOUT SPRINGWOODS VILLAGE

Springwoods Village is a 1,800-acre, mixed-use community 20 miles north of downtown Houston designed

to combine preservation of the existing ecosystem and a walkable, urban environment, with easy access to

jobs, retail, entertainment and nature, while instituting high sustainability standards on all residential and

commercial construction – an approach never before used in master-planned communities located in and

around the Houston area. The community will serve up to 50,000 workers and residents through diverse

housing options and amenities that balance nature, urbanism and diversity.

The existing forest and Spring Creek ecosystems are protected and preserved during the construction

phase, using best practices in sustainable design and infrastructure. The community is directly connected

through the Springwoods Village Nature Preserve to the Spring Creek Greenway, Houston’s premier

regional greenway system, providing the Springwoods Village community with access to 33 miles of trails,

recreation and natural ecosystems.

The community is a short drive to Bush Intercontinental Airport. Bordering the east side of the property, I-45

provides convenient access to The Woodlands and downtown Houston. The Grand Parkway, currently

Description Springwoods Village is a 1,800-acre, mixed-use community 20 miles north of

CityPlace, formerly known as Springwoods Village Town Center, is a 60-acre,

Planned Springwoods Village will offer a variety of homes including luxury rental homes,

Amenities urban-style compact housing and single-family dwellings with yards. The

community will have 4,500 to 5,000 residential units at build-out accommodating

12,000 to 15,000 residents.

Springwoods Village will be a walkable community and will be home to

Keith Simon

Keith is Executive Vice President of CDC Houston, Inc., a subsidiary of Coventry Development

Corporation of New York, and is the Community Development Director for Springwoods Village. He

previously worked for Design Workshop, Inc. in Denver and Caudill Rowlett Scott in Houston, where

he specialized in community planning projects ranging from 20,000-acre new developments to 20-

acre infill neighborhoods.

Keith also is the Community Development Director for the 3,500 acre RidgeGate community in

Lone Tree, CO.

He serves on the boards of numerous improvement districts, residential associations, economic

development agencies and transit management associations. Keith is an honors graduate of

Michigan State University.

Darryl Jones

Darryl has 25 years of experience working on a variety of mixed-use projects in the public and

private sectors. He is the development manager for Springwoods Village and RidgeGate, a 3,500

acre mixed-use master planned community in Lone Tree, CO. He oversees marketing, design

review, works with land buyers on purchase agreements and project entitlements, monitors and

maintains timelines toward land purchase closings and engages in government relations as

needed.

Darryl is a certified City Planner by the American Institute of Certified Planners (AICP) and has

extensive experience in real estate development and regulation, urban design, and planning

processes. He has served as Director for the Metro Housing Coalition in Denver and past president

of the Home Builders Association of Metro Denver, and currently serves as chairman of the Lone

Tree Chamber of Commerce board.

Darryl earned his Bachelor of Arts degree in landscape architecture from the University of California

at Berkeley and a master’s degree in city planning from the Massachusetts Institute of Technology.

With 20 years of experience in the construction and development industry, Leo is the construction

manager for Springwoods Village. He manages all design efforts, coordinates project agreements

Leo’s career started in industrial construction, but has evolved into nearly every segment of the

development industry, including single- and multi-family residential, commercial, industrial and

Leo has a Bachelor of Science in construction management and a Master of Business

Administration from the University of Denver.

Bill Walker With more than 15 years of experience, Bill Walker is a project manager for Springwoods Village. He assists the team in the management and coordination of all construction projects for the master-planned community. Prior to joining the CDC Houston team, he was a project manager for Talbert and Bright, Inc.; senior engineer and client service manager for Post, Buckley, Schuh & Jernigan; aviation department manager for Prime Engineering Inc.; project engineer for IMDC, Inc. and KB Technologies; and a civil engineer for Argus Consulting and Barge Waggoner Sumner & Cannon, Inc. Bill earned a Bachelor of Science in civil engineering from the University of Tennessee at Chattanooga. Clayton Benedict Clayton Benedict is a project manager for Springwoods Village. In this role, he assists the Springwoods Village development team in the management and coordination of all construction projects for the master-planned community. A. Springwoods Village is now open to the public. Construction is nearing completion on the

Energy headquarters construction is well underway and is scheduled to open in January 2015.

CHI St. Luke’s Health broke ground for its health, wellness and medical campus in June 2014.

Q. Why did CDC Houston, Inc., decide to build this development now?

A. Houston is one of the most powerful cities for commerce in the United States. Therefore, the

population and resulting commute times continue to grow. Current and future residents of the city

are demanding a newer, greener, smarter way of suburban life where work, family, and nature co-

exist in close proximity rather than via long commutes.

Q. How many homes and what type will be built?

A. A range of homes are planned, from luxury apartment rentals and urban-style compact housing to

single-family dwellings with yards. There will be 4,500 to 5,000 residential units at build-out, with

single-family homes’ prices ranging from $100,000s to $1 million.

Q. Who is building residential properties?

A. Taylor Morrison and Sullivan Brothers Builders are building single-family homes and townhomes,

and Fein is building two luxury rental properties.

Q. When will the development be ready for corporate and residential move-ins?

A. The first ExxonMobil employees have moved into the new campus in May 2014 and Southwestern

Energy employees will move into their new building in January 2015. The Belvedere welcomed its

first residents in June 2014. Additional completion dates will be announced as they are confirmed.

Q. How many square feet of office and retail space will be built?

A. Preliminary projections indicate about nine million square feet of commercial space (office,

retail, medical, civic) at build-out.

Q. Which companies/employers and retail (shopping and dining) partners have been secured?

A. We will announce those agreements when they are formalized. The first phase of retail will include

three waterfront restaurant sites and the construction of two Class A office buildings.

Q. Which hotel brands have been secured for development on the property?

A. Woodbine and Intermountain Management will develop a Residence Inn, and Woodbine will

develop additional three hotels in Springwoods Village. We will announce the additional agreements

when they are formalized.

Q. What types of recreation will the development include?

A. Thirty-three miles of trails plus recreation facilities including a boat launch and natural ecosystems in

the Spring Creek Greenway will be accessible to the Springwoods Village community and its visitors.

Including the 150-acre Springwoods Village Nature Reserve, there will be over 290 acres of

publically accessible parks with six park corridors. Spring Grove Park will be the primary amenity

park for the community and will include a dog park and walking trails. CityLake Park corridor will

have recreational amenities such as a small-scale outdoor amphitheater and preserved forest

habitat.

Q. What is the current status of the planned medical facilities?

A. In May 2014, CHI St. Luke’s Health purchased 23 acres to develop a medical campus in

Springwoods Village. Phase 1 of CHI St. Luke’s Heath campus, will include 180,000 square feet of

emergency services, diagnostic imaging, ambulatory surgery and a medical office building, is

currently under construction and is expected to be completed in 2015. The overall size, scope and

timing of the medical facilities are still to be determined, depending on the needs of the growing

community, but the project’s long-term master plan includes a 300-bed hospital and more than

600,000 square feet of medical office space.

Q. What is the current status of CityPlace?

A. The initial office component phase of CityPlace development will include two Class A office buildings

with a combined total of 420,000 square feet of office space for single or multi-tenant users,

shopping and dining. The first building will be delivered in the fourth quarter of 2015. Some of the

retail and restaurant tenants in CityPlace will be ready for public announcement in mid to late 2014,

with move-ins by the end of 2015.

A. The cost is estimated at $10 billion.

Q. What makes Springwoods Village sustainable?

A. Springwoods Village is a mixed-use community designed to combine preservation of the existing

ecosystem and a walkable, urban environment, with easy access to jobs, retail, entertainment and

nature, while instituting high sustainability standards on all residential and commercial construction

– an approach never before used in master-planned communities located in and around the

Houston area.

A network of bike paths and walking trails will connect all areas of Springwoods Village with its

neighbors, helping reduce traffic and fostering a sense of community. In addition, all development

within Springwoods Village is required to comply with a rigorous set of design standards aimed at

maximizing energy and resource conservation.

The master plan uses a holistic environmental approach that identifies environmentally sensitive

habitats as well as preserves and enhances open spaces. CDC Houston, in partnership with Trees

for Houston and Clark Condon Associates, has created a comprehensive sustainable landscaping

program for Springwoods Village including a 14-acre tree farm to supplement park and roadway

plantings, LED street lighting, reclaimed water from the Springwoods Wastewater Plant for non-

potable uses and native plants and soils to create regenerative landscaping for parks and

streetscapes capable of self-maintenance and low-water consumption.

Q. How many jobs will this development create?

A. The local economy will benefit due to job creation. The community is expected to serve a

workforce of 35,000-50,000 employees at build-out. Further, continued construction over the next

15-20 years is expected to provide tens of thousands of jobs.

Q. How does the 381 agreement between CDC Houston and Harris County Improvement

District 18 work?

A. Springwoods Village is owned by Springwoods Realty, with CDC Houston managing and

developing the land on the firm’s behalf. Springwoods Realty will front the cost of infrastructure

improvements in the area, funneling that money through Harris County Improvement District 18.

The district is an independent entity capable of issuing bonds and levying taxes. As the area within

the district develops, those buildings will generate property tax revenue for the county. Under the

381 agreement, the county will reimburse 65 percent of the new tax revenue each year back to the

improvement district. Springwoods Realty will then be reimbursed through a financing agreement it

has with the improvement district.

HOME BUILDERS

FEIN - THE BELVEDERE

Fein, a leader in high-end multifamily development, construction and property management, has been

selected as the exclusive multi-family developer within Springwoods Village. Since 1989, the Houston-

based company has developed approximately 10,000 luxury apartments in Houston and the Southwest,

including Denver, Tucson, San Antonio and Austin.

Opened in May 2014, The Belvedere at Springwoods Village is a four-story multi-family rental community

located just a short walk from the ExxonMobil campus and occupies just over six acres. The community

has achieved a National Association of Home Builders’ Green “Bronze Level” certification, thanks to

features such as dual-pane low-emissive glass windows, energy efficient AC/heating systems and door

step recycling collection. Residents enjoy convenient access to their cars as the project surrounds a multi-

level cast in place concrete parking garage.

The Belvedere offers common amenities such as a two-level clubhouse including fitness facilities with

SULLIVAN BROTHERS BUILDERS - HARPER WOODS

Houston-based Sullivan Brothers Builders (SBB) is building Harper Woods, a neighborhood featuring 88

homes - townhomes and small single-family homes priced from $375,000 to $600,000+ for floor plans

ranging from 1,600 square feet to 3,000 square feet.

Harper Woods will feature a public art space, small parks and green spaces that maintain the integrity of the

natural environment while providing family enrichment areas. Adjacent to Harper Woods will be walking

trails that lead to various amenities situated within Springwoods Village.

Harper Woods includes some of SBB’s most energy efficient homes and will meet or exceed LEED Gold

star rating. Energy Guard Foam Insulation is used in combination with highly efficient HVAC systems and

best construction practices. SBB also offers solar paneling as a preconstruction option for home buyers.

All SBB homes include large front porches and landscaped front and backyards to encourage interaction

with neighbors and foster the lifestyle of the great traditional neighborhoods.

In most SBB homes, reclaimed wood floors are used to not only create a beautiful interior, but to also be

environmentally friendly by reusing flooring rather than filling up landfills.

TAYLOR MORRISON - AUDUBON GROVE

Taylor Morrison was selected to build Audubon Grove, a secluded collection of 51 single family luxury homes

starting in the mid $400s on large lots, nestled in the forest near the Springwoods Village Nature Preserve,

with the ExxonMobil campus located to the northeast and Town Center to the east.

Every home Taylor Morrison builds within Springwoods Village is LEED certified. Five floor plans, ranging

from approximately 3,190 square feet to 5,473 square feet, offer plenty of living space, with up to seven

bedrooms and five baths available.

The Maplebrook model home is now open in Springwoods Village. The two-story home offers approximately

5,149 square feet of living space with five bedrooms and 3.5 baths as well as a large family room, formal

living room and dining room.

With more than 100 years in business, Taylor Morrison is currently constructing communities in Arizona,

California, Colorado, Florida, and Texas.

Audubon Grove’s construction began in late 2013, with model homes now open and first residents expected

Plans Announced for CityPlace in Springwoods Village

JLL selected to lease office space

Houston, June 19, 2014 — A development venture comprising Patrinely Group, CDC Houston and

USAA Real Estate Company, today announced project details for the new CityPlace, formerly known

as Springwoods Village Town Center. The 60 acre fully integrated, mixed use development will provide

the Houston community with a new destination of choice that integrates working, shopping and living,

with over four million square feet of Class A office space located above ground floor retail, a luxury

urban multifamily community, and a full-service luxury hotel.

“CityPlace is an innovative development located at the nexus of Interstate-45, Grand Parkway and the

Hardy Toll Road. We anticipate that the new project will make a lasting mark and will help shape

Houston for future generations,” said Dean Patrinely, managing principal of Patrinely Group, the

venture’s managing general partner. “CDC Houston, USAA Realco and Patrinely Group are committed

to making CityPlace the most accessible, premier 18-hour destination in Houston.”

Designed with a diverse mix of offerings, CityPlace will complement other Springwoods Village

developments including the new 10,000-person ExxonMobil corporate campus, which now has its first

occupants; the 1,500-person Southwestern Energy (SWN) headquarters, which completes in

December 2014; and the recently announced CHI St. Luke’s Health medical campus.

The initial office component phase of CityPlace development will include two Class A office buildings

with a combined total of 420,000 square feet of office space for single or multi-tenant users, shopping

and dining. The first office building, a five-story structure, will offer a total of 147,000 square feet with

flexible 28,000-square-foot floor plates. The second structure is a 10-story office building will have

nearly 295,000 square feet of leasable space and efficient floor plates that total 29,200 square feet.

Designed by Gensler and built by Harvey Builders, both buildings will be located at the eastern end of

CityPlace, near the full service luxury hotel and CityPlace Plaza and lake and park system, just west of

I-45. Each structure will have 9’6” ceilings with floor-to-ceiling glass, private elevated terrace garden

areas, ground floor dining and shopping and an adjacent covered parking structure and will achieve

LEED Gold certification. The first building will be delivered in the fourth quarter of 2015.

Patrinely Group has selected JLL as the exclusive office leasing agent for CityPlace. JLL’s Ronnie

Deyo, Chrissy Wilson and Chris Dekker will lead the leasing and marketing efforts. Transwestern Retail

has been selected as the leasing agent for the retail space in CityPlace. Transwestern’s Nick

in Growing Springwoods Village Area

Leading Regional Health Care Provider to Expand Healthcare Delivery in North Houston

HOUSTON, May 9, 2014 – CHI St. Luke’s Health has purchased 23 acres of land at the corner of the

new Grand Parkway and Holzwarth Road in Springwoods Village.

The medical campus will include an ambulatory medical center and medical office building which is

expected to be complete in the late 2015. The facility will provide emergency services, diagnostic

imaging and outpatient surgery to the residents and employee population in Springwoods Village and

surrounding areas.

balance, prevention and community health,” said Debra Sukin, President, CHI St. Luke’s The

Woodlands Hospital and Lakeside Hospital. “St. Luke’s has been providing compassionate healthcare

clinical programs, new models of care and cost-effective treatment options.”

With an initial investment of $110 million, the new campus will include a 55,000-square-foot

ambulatory medical center and a 100,000-square-foot medical office building with space for more than

30 physicians. Additionally, CHI St. Luke’s is committed to investing as much as $70 million over the

next five years for future developments, including a master plan for future hospital and campus

expansion that will enable the organization to continue to provide high-quality care with the continued

growth of Springwoods Village. CHI St. Luke’s has hospitals in The Woodlands and in The Vintage, a

development east of Springwoods Village. The new facility will be more convenient to an estimated

300,000 individuals living and moving to the area.

Environmental Impact Award on Springwoods Village for its holistic, sustainable design. The award

recognizes organizations for their efforts in preserving and protecting the environment in north Houston.

and placing high sustainability standards on all home and commercial construction - an approach not

Extended Stay Hotel Will Help Establish a New Hotel Submarket in North Houston

HOUSTON (March 12, 2014) – Woodbine Development Corporation and InterMountain Management

(IMM) announced today they have purchased 3.25 acres in Springwoods Village to develop an

extended-stay hotel. The new hotel, a 128-room Residence Inn, is scheduled to open in summer

2015 and is the first of three select-service hotels Woodbine will develop in Springwoods Village.

Currently in the design phase, Residence Inn will serve the ExxonMobil campus, Southwestern

Energy headquarters and other employers in the area, and will be the third project developed by

Woodbine and IMM since the companies joined forces in 2012. Woodbine, known for its extensive

hospitality and mixed-use projects, also plans to develop a full-service hotel in Springwoods Village’s

Town Center.

“Since teaming with IMM two years ago, we’ve discovered incredible synergies for the projects we’ve

taken on together,” said King Scovell, Woodbine’s vice president of development. “We’re glad to be
