As you walk in the front door, the beautiful floors welcome you to the open floorplan of your new home. The main area of the home features a spacious living room with a corner fireplace that walks out to your private patio. The kitchen has ample counter-space and overlooks the dining area. The home also features two spacious bedrooms with lots of closet space as well as two full bathrooms. The Victoria Crossings condominium community in the Manchester Lakes section of Springfield is a beautiful neighborhood located only minutes away from Kingstowne. The condo buildings are built right next to a peaceful lake with relaxing walking paths and sidewalks throughout the community. Because the community is located within Manchester Lakes, residents have access to the great neighbor-hood pool, tennis courts, and playground. The location of the neighborhood is amazing with the exciting Kingstowne area just around the corner and downtown Springfield just a few minutes down the road. Springfield features a metro, a VRE com-muter train, and an Amtrak station.

The special features of the home along with the great community and convenient location make this a great place to call home.

Dear Prospective Buyer,

This is where it also started for me, lots of memories and milestones happened here. After graduating college and been working for a couple of years, in 2006, I’ve finally decided to become an adult, move out of my parent’s house, and find a place that I can call it my own.

I always liked the Kingstowne community, it has the vibrancy of urban living, minus the stress and noise of actually being in the city. You can walk or bike to lots of ethnic restaurants, shops, and a movie theatre. It’s conveniently located between 2 Metro Stations (Franco-nia-Springfield and Van Dorn), going downtown for night of fun or to a Nats game is a cinch.

I had lots of intimate gatherings with friends, the open-floor plan was great. I hosted 16-20 guests at a time and there was still plenty of room to move around. One great thing about my condo, my friends still talk about it today, there’s ample visitor parking spaces, nobody have to ever find a spot a quarter of a mile away.

When I got married in 2008, I simply love the feeling of coziness this condo gives. On weekends, my wife will be sleeping in; while I’ll have time to myself like cooking breakfast in the kitchen, reading newspaper, or surfing the web in the other room. The moment she calls me, I’ll be in our master bedroom in an instant, greeting her. These are those humble memories I’ll cherish forever.

My story ends here, but this will be the start of yours.

Best Wishes,

Ken

Dear Prospective Homeowner,

Welcome to 6420 Boulevard View! We adore our home, and are eager to show you what makes it so special. We won’t tell you about everything we like—we’ll let you see some things for yourself—but we wanted to mention a few of the things that we have fallen in love with about it over the years.

We fell in love with this house the very first time we saw it—as we rode by it on our bikes. It was so welcoming and stately, surrounded on all sides by azaleas and cherry blossoms and holly and mag-nolia trees in a quiet neighborhood along the Potomac River. We eat dinners out on the patio in our very own “secret garden.” We run on the GW trail that passes right by the house, and romp with our dogs at the park and nature trail across the street. The location is really special: it feels tucked away in nature-- we routinely see deer and foxes and bald eagles-- but is less than 10 miles from D.C.!

Inside is equally charming. We re-furbished the hard wood floors in nearly every room, but kept the original tile in the master bathroom. The sunroom, which has a wall of large windows on three sides, and exposed brick on the fourth, making it a great spot to enjoy coffee and the paper in the morning. Steph has spent many hours studying for Nursing School in our library, and loves the custom-built bookshelves and beamed ceilings in there. While she was working, Joby used the attached garage as his own personal fitness center. It has cable TV, and enough room for an exercise bike, StairMaster, home gym and weight set, with room to spare for storage.

In the kitchen, Steph loves looking out through the window over the sink into the large, fenced back yard, where she watches the dogs play and imagines little kids of our own running around. And both of us love to curl up under a blanket by the fire place in the living room.

Upstairs, the house is laid out smartly, with three big bedrooms that feel both spacious and cozy. The attached master bathroom gives Joby and Steph privacy when out of town guests visit (which happens a lot!).

Joby loves the easy commute—a short, straight shot along the river up the GW Parkway to D.C., and both love being minutes from Old Town, and within walking distance to the Belleview Shopping Cen-ter, which has a brand new Safeway, Post Office, 24 hr CVS, and our favorite pizza joint, Primo.

It will be hard to say goodbye to our first home as a married couple, and all the wonderful memories we created there, but we are looking forward to another family getting a chance to enjoy this special place and make memories of their own in 6420!

Best,

Stephanie and Joby Ryan
