Coachella Valley Distressed Sales February 2013 - REO and Short Sales

SALES BY CITYOnly Palm Desert and La Quinta increased sales in February; all other cities, including Palm Springs, were either unchanged or down. Most of the decline were in cities with the highest levels of distressed selling showing that their markets, which have been driven primarily by investor purchases, are starting to dry up.
DISTRESSED SALESDistress sales continue to decline and the ratio is now approaching only one sale in four. A little over a year ago it was 50 percent of the total. This pattern of decline is found in all the cities in the valley, and we believe distressed sales will continue to decline through out the year.

DISTRESSED SALES BY CITYThis chart shows the last three years of distressed sales in each of the eleven cities in the valley. The cities of Palm Desert, Palm Springs and La Quinta are now less than 20 percent of sales. At the rate banks are pushing through foreclosures, we see the fi nal end of this problem by this year. The need to do short sales should gradually fade as further price increases reinstate home equity.
COACHELLA VALLEY HOUSING INVENTORYHousing inventory remains fairly low as we enter the buying season. It is important that inventory keeps from rising any further as we move through the best part of the housing year. In fact, we expect the inventory rise, which has happening since September, to stop for the next three months as the rate of home sales increases. We do not want to see it exceed 4,500 units by this summer.
