WESTERNMC.COM PHONE 303-744-9000 FAX 303-744-8300 March 28, 2014 RE: Kentucky Ridge Fire Project To All Residents: Update to ongoing repairs resulting from the Dece mber 15 th  fire to adjacent property to the North of Kentucky Ridge. The phase layout for work to be completed is as follows: Phase I   Securing and sealing of severely damaged buildings, 7-8. This includes removal and replacement of severely damaged, or missing, windows and entry doors. This phase has be en completed. Phase II   Removal and replacement of the roof’s at building 7 -8. Including all vent pipes, HVAC (roof), waterproofing. This phase has been completed. Phase III   This work is weather and temperature dependent. Removal and replacement of all remaining damaged windows. Removal of decks on North elevation of buildings 7 and 8. Removal and replacement of damaged stucco, reinstallation of the decks on the North elevation of buildings 7 and 8. The temperature must remain above 40 degrees 24 hours a day during this  process. The majority of this work is on the North elevation of all of t he buildings requiring us to account for the temperature of the sha ded areas on these sides. Phase III will also include electrical, exterior lighting, HVAC plumbing (for A/C units). To av oid any unnecessary damage all of this work will run as concurrent as possible. For example windows will be replaced on units scheduled for stucco a da y or two before the tear off. After the stucco is torn off electrical and HVAC repairs will be made as the waterproofing and wire mesh is being installed. The stucco tear off is tentatively scheduled to begin on April 7 th . This will, again, be completely weather dependent. The weather ou t to 10 days is monitored d aily, as well as researching the  predicted forecast up to a month out at a time. The stucco will occur as follows: 1. 4568 E Kentucky Cir (Eastern wall and two North windows) 2. Building 8, 4581-4587, (North Elevation) 3. Building 7, 4561-4567 (North and East Elevations) 4. Building 9, 4582-4586 (Around windows on North elevation) 5. Building 10, 4562-4568 (Around windows on North elevation) 6. Building 11, 4548 (Around replaced windows on North East elevation) 7. Building 6, 4541-4547 (Around replaced entry doors and North East elevation of 4547)

Phase IV- Interior repairs. Phase IV cannot begin until all disturbances to the buildings have

 been complete. Additionally the work being completed in this phase has to follow a very specific

order to prevent the incurred smoke damage from resurfacing. This process is as follows:1.  Drywall Repairs*

2.  Removal of attic insulation*3.  Seal attic framing*

4.  Install new Attic insulation*

5.  Clean all walls and ceiling*6.  Seal prime and paint walls and ceiling (2 Coats)*

7.  Clean all baseboards*

8.  Paint all baseboards (2 Coats)*

9.  Mask and paint prep entire unit*10. Ozone interior of the unit*

11. Clean doors and windows (inside and out)*12. Paint door and window openings*

13. Clean seal and paint entry doors, both sides*14. Clean heat/A/C registers and ductwork*

15. Seal and paint closet shelving*

16. Clean outlets and switches*17. Clean and deodorize carpeted areas*

*This work is dependent upon address and building, you may receive some, none or all of the

work described.

The above list is a general overview of what will occur for the attic and an example of the work

for one room. It will be the same for every room, with bathrooms and kitchens including thecleaning of originally installed accessory’s (toilets, tubs, sinks).

The insurance company has approved repairs based upon the wording from the Insurance Policy

and Declarations for Kentucky Ridge. Please read below for the owners responsibilities based on

the insurance policy.

5.9.11 Owner’s Insurance Responsibility. Insurance coverage on the Improvements beyond any

Standard Residence Options, furnishings and other items of personal property belonging to an Owner and liability

insurance coverage within each Residence and upon each lot shall be the responsibility of the Owner thereof. Such

Owner’s furnishings and personal property insurance and liability insurance shall be primary with respect to any

such losses occurring at a Residence.

Please note that if there is smoke damage to the interior contents, personal property, furniture,etc. And these items are not cleaned properly or removed from the premises they will cross

contaminate the unit after the interior cleaning and smoke mitigation procedures have been

completed to the property. The property of Kentucky Ridge, its board, the property managementcompany, the insurance company, and the contractor cannot be held responsible for future smoke

smell in the unit from cross contamination if items are not cleaned properly.
