REAL ESTATE WEEKLY MAPLE RIDGE PITT MEADOWS FRIDAY, JUNE 26, 2015 info@rew.ca 604-435-7977 I t spans 130 acres, an area three times the size of Granville Island. When com- plete, it will be home to more than 15,000 residents, making its population larger than the City of White Rock. This com- munity will comprise 7.2 million square feet of residential space, 250,000 square feet of retail space, and 260,000 square feet of office space, plus a brand new elementary school, four daycare centres, and 25 acres of parkland – an area bigger than Gastown. Yet, surprisingly, despite being poised to become the larg- est single development site in Metro Vancouver, River District remains a mystery to many. A Grand Scope Now over a decade in the mak- ing, the vision of River District is of five interconnected neighbour- hoods, providing 7,000 homes ranging from townhouses to low- rise apartments to high-rise tow- ers. The development has already garnered Wesgroup a number of accolades for community engage- ment and the extensive remedia- tion required to bring the once- industrial site back to life. Now the vision is becoming reality. On the site’s western edge, where Romer’s Burgers is already a popular dining spot, Polygon has already built around 600 homes in the first three phases of this community. They are cur- rently marketing a fourth project, Rhythm, while their fifth and final contribution is in the permitting process. All future buildings will be built by Wesgroup. Breaking ground in July or August this year, One Town Centre will introduce the neigh- bourhood’s the first tower component. The town centre is designed to become a central shopping, dining and services hub that Ben Taylor, Wesgroup’s director of sales, says will be the heart of the community. TD Bank has already set up its first BC mobile branch to have an imme- diate onsite presence. Taylor anticipates the public plaza and commercial compo- nents will be complete within three years, and the High Street, with what Wesgroup hopes will be an eclectic mix of boutique retail, will be done within five. There will also be a 14,000square-foot, residents- only amenity building including an aquatic centre, state-of-the- art fitness facility, yoga/dance studio and squash courts. Future phases of residential development further east will be completed gradually in the fol- lowing five to 10 years, with the timeline until total completion of the master plan likely to be around 15 years. Making the Community Work Peeter Wesik, Wesgroup’s president, says Wesgroup has adopted four cornerstones that aim to make up a vibrant, happy place to live. Schools, he says, are buyers’ number one must-have element, and there are two sites set aside for schools at River District. “Schools, especially elementa- ries, bring a natural, authentic social network,” he explains. Shopping ranked number two. “There’s a social aspect to shop- ping within your own commu- nity that increases a neighbour- hood’s desirability.” Proximity to nature is Wesgroup’s third component. Wesik stresses that from day one, River District has been planned to capitalize on its location, including parks, trails, a songbird strategy and a salm- on preservation scheme. Finally, Wesik notes, walk- ability is critical to a communi- ty’s health. “It’s about creating communities where people can simply park their car after work and walk or bike everywhere. River District is designed to be highly walkable.” Even though the site is not near any current transit hubs, transportation options are com- ing. For those homeowners who prefer to live without a car, car- share companies are on board at River District. It’s also antici- pated that TransLink will pro- vide high-speed shuttle service to the Canada Line and SkyTrain stations. Legacy for the Future “What I find exciting is see- ing how River District will grow and evolve,” Wesik says. “In five years, I’ll be able to bring my grandchildren here for lunch and walk my dog along the river. We’ll go for ice cream, check out the farmer’s market, and hope- fully catch a sunset or two.” What’s Happening in the River District? MAPLE RIDGE PITT MEADOWS FRIDAY, JUNE 26, [email protected] • 604-435-7977

It spans 130 acres, an area three times the size of Granville Island. When com-

plete, it will be home to more than 15,000 residents, making its population larger than the City of White Rock. This com-munity will comprise 7.2 million square feet of residential space, 250,000 square feet of retail space, and 260,000 square feet of offi ce space, plus a brand new elementary school, four daycare centres, and 25 acres of parkland – an area bigger than Gastown.

Yet, surprisingly, despite being poised to become the larg-est single development site in Metro Vancouver, River District remains a mystery to many.

A Grand ScopeNow over a decade in the mak-

ing, the vision of River District is of fi ve interconnected neighbour-hoods, providing 7,000 homes ranging from townhouses to low-

rise apartments to high-rise tow-ers. The development has already garnered Wesgroup a number of accolades for community engage-ment and the extensive remedia-tion required to bring the once-industrial site back to life. Now the vision is becoming reality.

On the site’s western edge, where Romer’s Burgers is already a popular dining spot, Polygon has already built around 600 homes in the fi rst three phases of this community. They are cur-rently marketing a fourth project, Rhythm, while their fi fth and fi nal contribution is in the permitting process. All future buildings will be built by Wesgroup.

Breaking ground in July or August this year, One Town Centre will introduce the neigh-bourhood’s the first tower component. The town centre is designed to become a central shopping, dining and services hub that Ben Taylor, Wesgroup’s director of sales, says will be the

heart of the community. TD Bank has already set up its fi rst BC mobile branch to have an imme-diate onsite presence.

Taylor anticipates the public plaza and commercial compo-nents will be complete within three years, and the High Street, with what Wesgroup hopes will be an eclectic mix of boutique retail, will be done within fi ve. There will also be a 14,000square-foot, residents-only amenity building including an aquatic centre, state-of-the-art fi tness facility, yoga/dance studio and squash courts.

Future phases of residential development further east will be completed gradually in the fol-lowing fi ve to 10 years, with the timeline until total completion of the master plan likely to be around 15 years.

Making the Community WorkPeeter Wesik, Wesgroup’s

president, says Wesgroup has adopted four cornerstones that aim to make up a vibrant, happy place to live.

simply park their car after work and walk or bike everywhere. River District is designed to be highly walkable.”

There’s been a lot of buzz surrounding the Fraser Valley’s hottest cottage and RV resort. Now there is even more reason for excitement! During Bridal Falls RV Cottage Resort’s Grand Opening, Saturday, June 27, they will unveil Canada’s only 24’ wide two bedroom and two bathroom cottage as well as its state-of-the-art 12,000 square foot Clubhouse.

“Our new two bedroom and two bath-

room cottages are the country’s largest park model cottages,” says Ron Sturm, owner/partner in the resort. “And the club-house and outdoor pool (with deck lounge chairs) are ready just in time for the sum-mer.”

The log cabin features event facilities for weddings or business use, dining room, 55-seat theatre, gym, games/cards rooms, lounge, dance fl oor and reading/library area.

“There is also a 2,000+ square foot sun deck, looking out over the gardens, the pool and hot-tub deck,” adds Sturm.

Bill and Linda Nokes were sold as soon as they visited the resort.

“When we saw the show cottage and how beautiful the setting was, we decided we wanted to live here full time,” says Linda. “We’ve been in resorts in Phoenix, Arizona and throughout California, but we had never seen such gorgeous cottages along with all these amazing amenities. We were also impressed with the price, by far the best value compared to anywhere else in B.C.”

Nestled amongst the Cascades Mountain Range, close to three lakes and unparal-leled fi shing on the Fraser River, Bridal Falls RV Cottage Resort is a year-round commu-nity where buyers have the option to put their RV on their lot or purchase a cottage.

“We are the only year-round resort devel-opment in North America to off er 100 amp service, cable and natural gas to every lot,” says Sturm. “But what distinguishes us from other RV parks is our location at the centre of the Fraser Valley recreation hub, only minutes away from everything.”

The cottages feature fully covered decks, natural gas, a stainless steel kitchen appli-ance package and bedrooms with built-in storage above the bed along with night

tables. (Upgrades include a washer and drier, skylights and sliding patio doors.)

Bridal Falls is a Mecca for the outdoor enthusiast - You are minutes away from numerous lakes, rivers, including Cultus, Chilliwack and Harrison lakes; as well as golf courses, parks and the Bridal Falls Waterslides. In addition, bike or hike the many local trails or meander the Cheam Lake bird sanctuary.

“There is salmon, sturgeon and fl y fi sh-ing on the Fraser River, which is only fi ve minutes away,” says Sturm, adding the staff can assist with guided fi shing tours.

Mark your Calendars: Saturday, June 27th from 11 a.m. to 4 p.m. celebrate the Grand Opening and enjoy a FREE country-style barbecue, activities, giveaways and fun for the whole family. P.S. Bring your bathing suits.

During the Grand Opening only you can purchase your own cottage from $199,900 or lots from $94,900 – this is a whopping $15,000 SAVINGS.

The Bridal Falls RV Cottage Resort Presentation Centre, located on Cheam Road, in Bridal Falls, is currently open daily from 11 a.m. to 4 p.m. For more information or to book a private viewing, call 604-745-4104, email [email protected] or visit www.discoverbridalfalls.com.
