PRESIDENT’S CORNER — SCOTT MILLER

I am pleased to report that things are looking good at the Mana Kai. At the 2017 owners’ meeting we added three new board members to replace Carol Perry and Roby Ogan, who sold their condos, and Don Dill who decided not to run for re-election.

With his finance background, Ken Oato was elected Treasurer of the association, and has the unenviable task of filling Roby Ogan’s shoes. Roby has been helpful in the transition to make sure that the annual audit of the financial statements was completed and the tax returns are reviewed and filled.

Cindy McLaughlin was elected Secretary of the association, replacing Carol Perry, and will head the landscaping committee, coordinate the association’s website and edit this newsletter.

Dennis McKillop continues the commercial airline pilot tradition at the Mana Kai and has an interest in assisting with the construction projects that make up a good part of our spending each year.

We are truly fortunate to have these people on our board of directors; Larry is an accomplished architect, licensed in California and Hawaii, Bob is a former president of one of the largest construction companies in Seattle, and Gary is the former owner of a filtration company and an expert in air conditioning systems. These people know how to manage projects and they work closely with our General Manager Doug Ray, to get them done in a timely and cost effective manner.

And I would be remiss in not applauding the work of Doug Ray and his staff. In addition to their day to day jobs, their friendly attitudes and demeanor make sure guests feel like they are vacationing at a very special place…. a place where Heaven meets Earth, the Mana Kai Maui.

TREASURER’S REPORT - KEN OATO

ALOHA MANA KAI OWNERS!

Thank you for your trust and faith by electing me to the AOAO Board and the Associations’s Treasurer. For those of you not having the opportunity to review my resume, here’s a quick summary of my background. I was born and raised on Oahu. Thanks to the Air Force, I relocated to Anchorage, AK in 1971, where Jane and I still reside. We have been married 38 years and honeymooned at the Mana Kai. Jane’s parents, Dave and Eleanor Franke were original owners of MKM Units 315 and 802 along with Steve and Jane Hafling. Currently, Jane and I are part owners of both units. Professionally, I was in the banking industry for 29 years; mainly as a mortgage lender, equipment leasing officer and a commercial loan officer with several banks in Alaska. Since 2002 I have been the CFO (Chief Financial Officer) for an Alaskan company, Trailboss Enterprises, Inc., with nine subsidiaries and two joint venture partnerships. Although I continue As CFO, I have been gradually relinquishing my duties on the way to retirement. I look forward to providing the level of financial reporting you have been receiving. The following is a summary on the financial status of the Association as of April 30, 2017.

CAPITAL IMPROVEMENTS

Aloha Mana Kai Owners! April meetings covered many topics and new and ongoing projects at the Mana Kai! One huge project going on now is the installation of a new 5 layer liquid membrane coating for the roof. All solar panels had to be temporarily removed and reinstalled. This is being overseen by Bob Barrett and Doug Ray, and should add 15-20 years to the life of our roof. A beautiful new grill area is now open for our owners and guests, thanks to Gary Young and Doug Ray! This has been years in the works due to various roadblocks, but now it is finished and has a system in place to warn users when wind is being directed into the rear vent of the grill hood. Instructions are in place and users must read them so as not to damage the grills. FYI…these grills are not permanent because the land is leased, however, they look as though they are.

The new fitness Center is wonderful and filled with top of the line Precor Equipment, thanks to Gary Young and Scott Miller! The new board room is open for business with upgraded audio and video equipment completed with WIFI access, and a brand new Business Center is open equipped with two computer systems, including Apple and Windows base, and HP printer….all done to achieve a higher standard for our resort…Exquisite!!!

Other necessary projects include replacing 14 stacks bathroom roof exhausters and vent cleaning. In September we will begin painting existing unit exterior entry and closet door frames, in preparation for replacement of exterior doors and hardware in 2018.

Continuing the Boards effort started several years ago with an Exterior Critique of the building, an architectural engineering firm has been chosen to produce a long range improvement plan for MKM that will be both functional and aesthetic concerning exposed piping and updating materials with addition to adding new elements, to stay competitive in South Maui and add value for MKM owners. In 2018 we hope to give the lobby and beach front exterior a fresh look, and down the road work on the front entrance. A walkway is being planned for the road coming into MKM.

CAPITAL IMPROVEMENTS CONTINUED

We have gotten quotes to replace the deteriorated and unsightly service yard fence with a permanent plastered masonry wall that will blend with the building and this will be done soon. We have removed the old Autograph Trees from the parking lot because Doug has tried everything to prevent the bird droppings on parked cars. It has been a terrible problem, and a nuisance for everyone…new trees will be planted and kept maintained and trimmed to eliminate the problem. A 3 track system is being designed by Denis McKillop to help save the grass in and around the shower area where there is heavy traffic. Coconut Trees have been taken down. This is an ongoing project to keep people safe and trees healthy. Landscaping is constantly being maintained with the help of Doug Ray, Thom Foster, from Island Plant, and head of landscape maintenance at MKM, and the Landscaping Committee.

As part of the AOAO, commercial tenant RHA maintains approximately 50% of the MKM units. The RHA runs the front desk. The RHA began renovation of units April 2017. Currently 16 units are undergoing renovation at various stages, full renovation pictures below. Any time units are under renovation, either in the RHA rental program or not, it causes disruption throughout the entire building. As disruptive as it is, owners must realize that this improves the MKM property and the value of their own unit. There is a possibility of a small number of renovations in 2018 in the RHA program.
