We are a registered Housing Society in the name of ‘Mahalaxmi Multi State Cooperative Group Housing Society Limited’. We aim to provide good quality housing at a�ordable prices to our members. Enclosed herewith is a copy of the Registration

Society Activity in Zone L, DelhiThe Management of ‘Mahalaxmi Multi State Cooperative Group Housing Society Limited’ will provide low cost, quality residential apartments in Delhi’s newest Sub-city Zone ‘L’. Zone ‘L’ will focus in providing adequate shelter along with physical and social

infrastructure for assigned population under the Master Plan 2021.

L Zone at a Glance‘L’ Zone is the largest and shall consist the maximum numbers of residential units amongst all the zones. ‘L’ Zone is at the most prime location and will be the hottest property. The zonal plans for the zone have been published by the DDA which explain the development

process and the features of the zone.

There is a huge advantage by investing in Zone ‘L’, Delhi. The zone is neighboring the new Sectors of Gurgaon i.e. 104,107,108,110 and 111 located on Dwarka Expressway. The Delhi government is developing the Haritima Tourist Complex for setting up an adventure sports complex and an eco park. DDA is coming up with a state-of-the-art 18- Hole golf course spread over 173 acres in Dwarka, a second diplomatic enclave is to be developed as part of Dwarka Phase 2, The Indira Gandhi International Airport is close by and two roads

UER-1 and UER-2 have been proposed to run along this zone.

Also there will be zones for commercial and semi commercial which will accommodate a

The Zonal Development Plan is prepared under the provisions of Master Plan for Delhi and as per Delhi Development Act, 1957. It provides a link between the Master Plan and layout

plans.

Zonal Development PlanA Zonal Development Plan means a plan for each Zone (Division) containing information regarding provision of social infrastructure, parks and open spaces, circulation system etc.

The Zonal Development Plan for Zone ‘L’ (West Delhi-III) has been approved by the Central Government, vide letter No. K-12011/23/2009-DDIB dated the 8th March 2010 under

Section 9(2) of Delhi Development Act, 1957.

The regularisation of Cultural, Religious (including Spiritual), Educational and Healthcare institutions shall be subject to ful�llment of the Conditions as given in chapter no. 2.8.7 of

the Zonal Development Plan (report) / Government directions issued from time to time.

Indication of In�uence Zone along MRTS / Major Transport Corridor (as well as indication of uses other than residential & facility Corridor) shall be undertaken at the stage of Layout Plans / Local Area Plans, as per provisions of MPD-2021 & the Guidelines / Conditions, as

noti�ed by DDA with the approval of Government of India from time to time.

Highlights of Masterplan Delhi 2021The vision for 2021 is to make Delhi a global metropolis and a world class city, where all the people are engaged in productive work with a decent standard of living & quality of life in a sustainable environment. Hence the need for appropriate planning & action to meet the challenge of population growth & migration into Delhi; provision for adequate housing, particularly for the weaker sections of the society; upgradation of old and dilapidated

areas of the city; provision of adequate infrastructure services.

Location and AreaThe Zone ‘L’ covers an area of 21933 Ha. which is bounded by the following:

1) This zone is located in between NH-8 and NH-10.2) Delhi-Rohtak Road and Zone ‘N’ in the North.

3) Dwarka and IGI Airport in the East.4) Gurgaon in the South

5) AIIMS (Village Badsaw, Dist. Jajjar) in the West

O B J E C T I V E S & C H A R A C T E R I S T I C S

The Basic objectives of Zonal Plan for Planning of Zone ‘L’

To provide adequate shelter along with physical & social infrastructure for assigned population.

To provide work centers

Conservation of environment.

Public, Private and Community participation to remove bottleneck and delay in the assembly of land through mix of land acquisition and new assembly techniques involving public and

private sector (land owner).

Redevelopment of existing built up area, regularization of existing unauthorised colonies as per the policy of the Govt. with the objectives to provide basic infrastructure and to improve the environment by development of proper road width, parking facilities, community facilities.

Integration of transport network with the other parts of the city.

Characteristics of the Zone

Forests: As per the information received from the Forest Deptt. of GNCTD, the Najafgarh block has 2 protected forests in village: Mitraon and Jainour.

Police / Para Military Campus: Three major institutional campuses related to police / para-military forces are existing in the zone. The campus of Border Security Forces is located in the Revenue area of village Chhawla, whereas campus of Central Reserve police Force (CRPF) is located in village Jharoda Kalan and Air Force Station, Dhansa is located in village Isapur. These

campuses are existing for more than a decade.

Zonal Plan Proposals

Consistent with the Master Plan framework and provisions, the policies for Zonal Development Plan have been detailed out. The plan ensures retention of both green area and green belt for ecological balance as well as promotes development of areas in terms of activities / facilities.

Proposal Land Use for Zone 'L'To accommodate about 20 lakh population following land use distribution has been

proposed as shown in the Table below:

Golf Course in Dwarka The Delhi Development Authority (DDA) will create an 18 hole state-of-the-art golf course in Dwarka, where domestic and international championships can be held. . The project is coming up at Dwarka Sector 24, next to the proposed diplomatic enclave & international convention centre planned by DDA. The golf course will also be very close to the Indira Gandhi International Airport. Spread over an area of 173 acres, this golf course would be DDA's biggest. It will be much bigger than DDA's two existing golf courses at Lado Sarai

(110 acres) and Bhalswa (100 acres), but smaller than the Delhi Golf Club (220 acres).

Football Stadium in DwarkaThe Delhi Development Authority (DDA) is coming up with a state-of-the-art football stadium in Dwarka. Planned to be spread over an area of 24 acres, the football stadium will be able to seat 5,000 spectators. A �nal survey of the site in sector 19, Dwarka has been conducted. The site has already been levelled and construction is expected to begin soon,

once all approvals are received.

Apart from the football stadium, DDA is also constructing two new sports complexes in Dwarka’s sectors 17 and 8. A sports complex in Dwarka’s sector 11 is already operational.

Becoming a Member‘Mahalaxmi Multi State Cooperative Group Housing Society Limited’ is bringing ‘Tres Belle Park’ comprising of apartments of 2 BHK, 3 BHK and 4 BHK. The number & category of apartments shall be decided after receiving su�cient number of bookings of apartments in speci�c categories. We do not levy seperate charges for PLC / Club charges. Being a society registered under the Societies Act, we cannot make any preferential allotment with respect to particular �oor or location. Allotment is purely on a Draw basis presided over by the registrar. We hope you will appreciate that every member must be given an equal footing. Hence, we shall not entertain any such request from any member.

Availability of MembershipAllotment and approval of membership is purely on �rst come �rst serve basis.

Payment ScheduleThe payment shall consist of two parts: Land Cost and Construction Cost. Payment towards the the same will be decided as per the conditions and details mentioned in the Payment Plans. Once construction commences a Construction Linked Payment Plan (CLPP)

will be designed & all members shall adhere strictly to the said plan.

Cost EvaluationThe Land Cost is �xed as on date. There will be no escalation on the Land Cost parameter. With regards to Construction Cost, we have taken into consideration our Architects estimation. The estimate is based on possible prices of construction material in the year 2014. However, any major escalation in the basic cost of the materials will be factored into the costing and shall be shared by all the members proportionate to the category of �at

chosen by them.

Estimated Timeframe for Completion and PossessionGoing by current indications we have all the reasons to expect construction to begin by early 2015. Since this is a new project area with open land, the construction is likely to progress at a swift pace. Hence, we estimate a completion time of 36-48 months from the

start of construction.

Surrender of MembershipA member can surrender their membership by written application from the original

member and the amount shall be refunded as follows:

Share Money: Rs. 100

Refund: Full amount including Land Cost, Construction Cost etc, shall be refunded to the member when any new member replaces him/her, then only a refund shall be made.

Transfer: The member can transfer his/her membership after paying charges decided by the society at the time of transfer.

*An NOC will also be required before the transfer of membership.
