The undersigned, JUAN R. LUNA hereby applies to have the landhereinafter described brought under the operation of the PropertyRegistration Decree, and to have the title thereto registered andconfirmed:

AND DECLARE1. That the applicant is the owner of the land (by virtue of a DEED

OF ABSOLUTE SALE), together with the building andimprovements thereon with the exception of the following: theeastern portion beginning Lot 1 and 3 bounded by the fence onthe north is the property of Mr. Genesis Kenth Luceda residingat Block 3 Lot 23, Nolaza Street, Barangay Olympia, MakatiCity.

The said land consisting an area of FIVE HUNDRED EIGHTYSIX (586) SQUARE METERS is situated, bounded anddescribed as shown on the plan and technical descriptionattached hereto and made a part hereof.

That said land at the last assessment for taxation was assessed atTWO MILLION FIVE HUNDRED THOUSAND(P2,500,000.00), Philippine currency, and the buildings andother improvements at FIVE HUNDRED THOUSAND(500,000.00), Philippine currency.

2. That to the best of my knowledge and belief, there is nomortgage or encumbrance of any kind whatsoever affecting saidland, nor any other person having interest therein, legal orequitable.

3. That the applicant has acquired said land in the followingmanner: By virtue of a DEED OF ABSOLUTE SALE dated

March 30,2014 contracted between Lina A. Catalan, the rightfulvendor and owner of the property and herein applicant for a

consideration of THREE MILLION (P3,000,000.00) inPhilippine currency.

That said land is an exclusive property of the applicant.

4. That said land is occupied by the following person: Juan R.Luna as the bonafide owner of the said property.

5. That the names in full and addresses, as far as known to theundersigned, of the owners of all adjoining properties, of the

person mentioned in paragraphs 3, and 5 and of the personsshown on the plan as claimants, are as follows:

a) Genesis Kenth Luceda, with a residence at Block 3 Lot 23, Nolaza Street, Barangay Olympia, Makati City.

6. That the applicant is single.

7. That the applicants full name, age, citizenship, residence and postal address are as follows:Juan Rizal Luna, of legal age, single, Filipino, and a citizen and

bonafide resident of No. 183 Barangay Poblacion, Makati City.

8. That the following documents are attached hereof and made a part hereof:a) A Tracing cloth plan approved by the Bureau of Lands;

b) Two blue print copies of the plan;

c) Three copies of the technical description certified by theRegional Technical Director;

d) Three copie s of the surveyors certificate;

e) A Certificate of last assessment of the property inquadruplicate;

f) Original muniments of title in the possession of the hereinapplicant.
