THE MASTER PLANLondon Luton Airport is the UK’s fifth busiest airport with more than 12 million passengers in 2015 and a 50% increase to 18 million customers expected in the next four years. All UK airports are experiencing heavy passenger traffic as we travel more frequently – London Luton Airport particularly so as the UK’s fastest growing major airport in 2015.

The airport was recognised as an integral part of the London airport system in 1978 and has expanded dramatically in recent years with the growth of both scheduled and holiday destination flights.

A massive investment programme is currently underway at London Luton Airport to support a planned 50% increase in the number of passengers within the next four years. A six-year leaseback of the car parking space(s) will be in place upon completion. The lease guarantees rental income for the first two years at 10% per annum. This guaranteed income becomes immediately available after your stage-one contract is completed.

Projected returns rise to 11% in years three and four and then 12% in years five and six. By agreement, the investor and Park First can call for the lease to be ended on the second and fourth anniversaries should they wish to do so.

The leaseback also carries a option-to-renew at the end of the six year term, which if taken gives the investor a further six years, mirroring the initial lease and income it produced.

Park First believes this is strong commercial property investment opportunity. There are many options open to investors once the guaranteed lease period comes to an end.

Multiple options available include…

Negotiate a new lease term. Park First would be happy to look at possibly extending the leaseback already in place once it comes to an end. Other airport parking/supplier companies may wish to rent your parking space exclusively on a longer-term basis, typically from 1 year up to 10 years.

Use an individual or multiple parking management agent(s) to let out and manage the letting of your parking space(s). Park First will share information and results on the top ten managing agents we use to create our own bookings whilst we are still under the leaseback term, you can then negotiate terms of business with them directly yourself, or Park First’s after sales team would be happy to do this on your behalf, on an individual basis.

Use your parking space exclusively for your own parking requirements. As the operational services are all taken care of by the service charge you pay, simply use your parking space for family or friends at any time you like with exclusive easy access. While you will not receive rental income from your asset it should continue to appreciate in capital value.

Sell your parking space. Park First will help to resell your parking space at your request, at any time during your ownership subject to a 5% commission. We will market the parking space to potential buyers with a view to obtaining the best possible price for your investment. Other commercial estate agents also offer this same service, which you are of course free to instruct.

What is the capital cost?The market valuation of one car parking space is £37,500. Parking spaces are sold below market value, giving capital growth from day one. You pay £25,000 and receive an asset valued at £37,500.

We believe airport long stay parking spaces are the most cost-effective parking facilities producing the highest yields on the market today. Multiple parking spaces can be purchased using one Land Registry ‘Title Deed’. This saves on completion costs on larger property investment portfolios.

What rental income can I expect?

Parking space rental starts at £75 per week. This produces a guaranteed 10% yield on your investment within the first two years per annum. This then is predicted to rise to 11% return in years three and four then projected to surpass 12% return in years five and six.

What costs will I incur when my parking space is let with Park First Management (PFM)?

What costs will I incur if my parking space is vacant?

Where do parking spaces fit within my investment portfolio?

A 15% management charge will be deducted from the rental income received. Annual service charge will be invoiced and payable per annum. The annual ground rental charge is also payable.

Full details of all these charges and the rental returns are outlined in our current price list.

All percentage returns are quoted after management and service charges have already been deducted. Please refer to the price list within this brochure for a full detailed breakdown. Investors are free to let or manage their own spaces at any time using any agent they choose.

You will incur no management fees while your parking space is empty. The only fee you will incur is your annual service charge and annual ground rental.

A parking space is a long term asset backed income generating commercial property, which has excellentprojected capital growth. Parking spaces underpin and help diversify any investor’s future investment portfolio.
