Project Description Buhl Investors LLC is proposing to redevelop an existing 17,010 SF industrial property located at 6150 Baker Road in Minnetonka. The redevelopment plan would include a three-story addition and expanding the use of mezzanine storage as well as incorporating an internal loading bay for mini-storage use. The existing zoning of the Subject property is Industrial (I-1) and the proposed plan adheres to zoning designations. Land uses in the surrounding area to the North are largely industrial in nature, with office and retail uses found in the broader surrounding market. While some medium and low density residential uses do exist to the South, the subject property and industrial neighbors have been in operation as industrial uses since the 1980’s. The proposed development makes use of the existing zoning designation while upgrading the image and density onsite. The property will be operated by Extra Space Storage (NYSE: EXR), the nation’s second largest storage owner and operator in the nation. Hours of operation are anticipated to be as follows:

Buhl investors is the developer and owner of the proposed project and has completed a similar redevelopment at 5051 Hwy 7 in St. Louis Park, MN. The project contemplates increasing the gross building area from 17,010 SF to 89,425 SF, incorporating multi-level climate controlled storage in a newly built and connected building to the West of the existing structure. The loading bay is being oriented to the north, to limit street visibility. The property will maintain the same entrance off Baker Road as is currently utilized and will upgrade the storefront to provide a “retail store” entrance. The property will provide 19 parking stalls which is more than sufficient for this use. A parking factor for mini-storage is not specifically outlined in the zoning ordinance, but a typical parking demand for a facility of this type would be around 12 stalls.
Buhl Investors is a real estate investment management firm based in Minneapolis, MN. Management has over $500 million of collective real estate investment expertise and recent investments ranging from distressed debt, office, charter school, industrial, R&D/Lab, self-storage and retail. Peter Deanovic, founding principal of Buhl Investors, was previously one of four investment managers at CarVal Investors managing the North American Real Estate strategy.
