Dear Residents, Families, Staff, Board, and Friends of La Posada,

We hope you will enjoy our 2019 annual report. As we prepared the annual report for 2019 amidst the pandemic, this year’s theme To Live Your Best Life became even more important and is illustrated in the pages that follow. Last year was another strong year for La Posada as we maintained our commitment to residents, staff, and the broader community, and continued to thrive and grow.

Occupancy grew steadily throughout the year, helping to offset the fourth minimum wage increase. Fifty-five families moved to campus including 17 families who were previous depositors of Nakoma Sky. Average occupancy on the campus rose to 92% at year end and is expected to continue to grow in 2020 with 22 families waiting for renovations to be completed for move in and 32 families still on the wait list. Presales have been successful with 17 new Pavilion Homes to be started in 2020 with a planned completion mid-2021.

There were many highlights in 2019. In June, the Board approved the acquisition of 24.43 acres near the entrance to La Posada. FICO is leasing back this acreage and will continue to farm pecans until such time as La Posada intends to develop it. To help enhance the safety of those coming and going from campus, the Town of Sahuarita installed a new traffic signal at our main entrance. Residents generously funded $130,000 in scholarships to assist employees in fulfilling future career dreams. Foundation donors contributed more than $800,000 for a new outdoor amphitheater called “Center Stage” (construction to start in 2020).

This year also marked the completion of 34 years of leadership by Lisa Israel who transitioned into the role of President Emeritus at the end of April. La Posada’s Board of Trustees ensured a sense of continuity in leadership and culture with the promotion of Joni Condit, a 21 year employee, to President and CEO effective May 1. A dedicated team of experienced officers and management continue to provide high quality programs and services so that residents can live their best lives.

And most important, relationships between all of those who live and work on campus continue to flourish. La Posada is an exceptional place with more than 750 creative, active, and generous residents, and more than 600 employees. The 2019 elected Resident Council, led by Jim Lynch, provided a steady hand and positive influence as the CEO leadership transitioned May 1. We are fortunate to have the leadership of a talented and diverse Board of Trustees who speak and act with one voice to support our mission, “To maximize the well-being of seniors,” guiding our organization toward a strong and successful future. As we look back on 2019, we are thankful and appreciative of your continuing interest and support.

• Many residents have great longevity in La Posada community living. During 2019, Marjory Margulies and Marion Carlisle each celebrated 25 years of residency on campus. Marjory still thrives in the same garden home that she and her husband secured in 1994, and Marion does the same now in La Joya.

• Resident volunteers on the Media Services team, led by Don Flood, played a key role in campus communications, recording and producing key resident events such as the Forums, Great Decisions, and the annual resident musical for viewing on the closed-circuit La Posada TV network.

ResidentsThe Year 2019 was filled with Resident Highlights

• Tim Taff, Living Well-Lifestyles Clay Studio Instructor, facilitated a popular resident sculpture group, providing projects including landmark totem poles and other outdoor art to enrich the campus.

• Since it started in 1993, over 240 issues of The Resort Report have been published at La Posada. This unique piece is completely driven, written, and edited by residents. It’s a creative outlet to share memories, stories, art, poetry and photography with their fellow residents.

It is easy to say, but can be hard to put into practice. La Posada truly believes in this saying and reinforces it in many different ways. It starts with the initial onboarding when our values and expectations are shared with the new team member. But most importantly is valuing the

person and the role they will have in making La Posada the special place it is. New hires frequently tell us how much they appreciated the onboarding experience helping them to understand the La Posada culture. It goes on from there with the initial welcome, orientation, and training they receive in their department. Each and every employee is valued and appreciated. including the 401K plan with a match, the scholarship program to support additional education, opportunities to obtain US Citizenship and employee wellness. Employee recognition takes many forms and demonstrates their value to La Posada. These recognition programs include You’re a Star cards, appreciation luncheons, satisfaction bonuses, a silver dollar on each employment anniversary and a pie at Thanksgiving. To share some of the metrics that back up what is written on this page we have included some key graphs from our annual Employee Satisfaction Survey. The results are outstanding and do prove that La Posada is “The best place you will ever work.”

In the final months of 2019, marketing and construction of 17 new Pavilion Homes showed great progress. La Posada’s financial performance in 2019 continued with very healthy results. We understand that financial well-being is essential to a strong sense of resident security and well-being, and this foundation positions the organization for continued growth and innovation. Many years of good financial health have improved our organization’s ability to hold down resident fee increases, and to navigate uncertainty in our housing market and regulatory environments. A financial highlight of 2019 saw campus-wide residential occupancy rise above 90% and finish at 92.3%, positioning the organization for a strong start in 2020. This had not happened since a decade earlier, in late 2009 into early 2010. Occupancy is cyclical and somewhat unpredictable, so La Posada looks to manage operations at changing occupancy levels. Market portfolio losses of ($3.6 million) at year-end 2018 were recovered by month-end February 2019. These market gains persisted throughout 2019, standing at $5.3 million at month-end December. In July 2019, the La Posada Board of Trustees authorized the purchase of 24.43 acres of pecan orchard from Famers Investment Corporation (FICO). This was a natural addition to the La Posada campus, a notch in the scenic footprint of the campus, especially visible along our entrance. An indefinite agricultural lease was signed with FICO for this land, to productively hold the land for future master planning and development. An 80-acre proposed construction site for develop-ment in Oro Valley remains in La Posada’s control, after the Nakoma Sky project was suspended in June 2018 due primarily to rising costs and lack of available skilled labor at that time. With significant investment to date, and a continued strong interest from prior depositors, efforts continued to find a feasible path to offer the La Posada experience for seniors in that location.

At year end, most of the architectural expense related to the prior Nakoma Sky design was classified and written off as an impaired expense, reducing the change in net assets by ($2.8 million). The introduction and reservation process for 17 new free-standing Pavilion Homes began in the final quarter of 2019. The homes will be situated on 6 acres on the north edge of the La Posada campus, and will provide Independent Living occupancy under the current Resident Services Agreement. By year end, 11 homes had Construction Agreements and $5.5 million in deposits had been received from 8 families. As noted the last two years, the corporate supporting organization (“parent”), Posada Life, remains dormant as we await compelling reasons to activate. La Posada at Park Centre, Inc., the core business for this group of corporations, continued to do well. The pipeline of newly contracted Independent Living families at year-end 2019 was more full than year-end 2018. This was to the longest paid waiting list since 2008, confirming a strong market position. Successful marketing programs such as financial workshops, short term stays and the annual Taste of La Posada continued through 2019.With a depend-able stream of referrals, current La Posada residents continue to be our best ambassadors.

La Posada’s total monetary investments (operating reserves and foundation) remain healthy, in excess of $40 million since 2013. Routine capital expenditures of roughly $5 million per year continue as they have since 2014, maintaining building exteriors and renovating many shared indoor spaces and living quarters.

Corporation change in net assets of $7.1 million for 2019 includes temporary unrealized market investment gains of $5.3 million and one time net adjustments for debt SWAP and Nakoma Sky, LLC architectural expense.

Monthly service fee increases campus wide for 2019 over 2018 were budgeted at 3.2%. For 2020 over 2019, they are estimated at 2.97%, depending on location mix and levels of care. Employee health insurance and state-mandated minimum wage increases, as well as revenue from occupancy, were key factors in meeting 2019 projections. In recent years, La Posada has moderated annual rate increases to ease pressure on current residents and to improve market

penetration, thus building reserves at a reduced rate.Financial projections show performance still well above the average compared to accredited peers, as well as Fitch-rated nonprofit continuing care retire-ment communities. Our investment strategy is one of diversification, and La Posada achieved an overall 4.1% real return in 2019. All debt covenants with Northern Trust Bank were met or well exceeded. Primary covenants for debt are discounted reserves used as collateral, well in excess of principle owed. These covenants are easily met and our business continues to be maintained in good standing. Management remains confident about the health and expansion of La Posada, all of which are true to the mission “To maximize the well-being of seniors.” La Posada Management and the Board of Trustees remain committed to doing everything possible to meet the expectations of its creditors, and to maintain satis-faction of residents, staff and the larger community.

Foundation Activity

Posada Life Foundation is the philanthropic arm of La Posada, and was established to provide resources for programs to enhance the quality of life for our seniors. Due to the generous and continued support from our residents and employees alike, the Founda-tion continues to grow each year – we can’t thank you enough for keeping us in your annual giving plan.

The Vensel Treasure Shoppe is La Posada’s resale shop for used furniture. Proceeds are earmarked for the Good Neighbor Fund.

Our General Campus Funds cover a variety of areas across our campus, which include the beautiful Gardens, The Shoppes and Central Park, just to name a few.

La Joya/La Via/La Hacienda/ Outpatient Therapies – Dedicated to support the high levels of care in the continuum.

Posada Life Foundation supports so many programs on campus. These range from libraries, clay studio, La Posada Singers and

many indoor and outdoor activities. We are able to support these with our Special Interests Funds.

La Posada’s Life Lease gives many residents peace of mind knowing that they could remain on campus in spite of financial hardships. Posada Life Foundation supports the Life Lease via the Good Neighbor Fund. We are able to do this through donations that come in many ways, such as bequests, cash donations and charitable gift annuities. Each year, there is an increasing need of support as individuals are living longer, and outliving their financial resources.

We are able to continue to make an impact in the greater community through Posada Life Community Services by providing a community gathering spot and associated programs at the Community Center, Adult Day Health and Los Niños pre-school. This fund supports both operational needs and scholarships for attendance, enabling community members to attend who otherwise would lack the necessary resources. These programs add value to their lives, and promote the intergenerational aspect of our campus.

Foundation uses the gains, up to an annual cap of 5%, from each of these funds to meet current needs. This is just another way Posada Life Foundation is able to touch many lives. These Endowments were established to provide long term support for key programs at La Posada, which include the Employee Scholarship program, the Good Neighbor Fund, the Pavilion (Fitness) and an Unrestricted Fund to assist where needs may not have been met.

The Foundation strives to invest the funds prudently with low risk to obtain reasonable returns. This past year investments saw highs and lows in the market resulting in swings between gains and losses. Investment gains may be restricted or unrestricted, based on donor wishes. If unrestricted, a fund’s gains may be used wherever most needed. The Foundation strives to disburse all funds donated and to meet as many needs as possible.

We are happy to report the good financial results from 2019 and the smooth transition in leadership for La Posada. But who would have

guessed that in early 2020 a coronavirus, a word unknown to most of us, would significantly impact our operations, workforce, supply chains, invest-ments, and so much of how we go about our everyday lives. As we retrofit and transform nearly every program and service at La Posada, and add new ones necessary to keep residents and staff safe and healthy, we are

reminded daily that our mission is to “maximize the well-being of seniors.” Our lives may never be quite the same as they were, but we are hopeful

and optimistic that someday, in the not too distant future, we can gather again to joyously celebrate our friendships

and just simply being together.
